This site, the proposed site is at the

is a retrofit or a remodel of the

existing

Chevron Cars gas station located
[6:30]
in the northeast corner of Summer Ridge
[6:33]
Parkway and South Ridge Farms Road.
[6:37]
They've Maverick is looking at it
[6:40]
modifying the site and expanding it as a
[6:44]
part of this site plan application.

And this is a site plan application
[6:48]
similar to the last one.

DRC is the final approval body for this
[6:52]

again, some of the options are are a

table with comments, approve with

little bit of storm drainage that's up

might have to even go down to um South

Ridge Farms Road and go up and enter in

the other way, but I don't know. I'm

uh posing the idea because as we looked

at the turning radius of of your site
[19:16]
and people with long trailers going in
[19:18]
there, we were just trying to to
[19:20]
envision how that was going to work with people trying to turn their
[19:23]
trailers around so they can get their vehicle situated on the right side
[19:28]

Um this application it was tabled a few
[45:30]
months ago. Um
[45:32]
a deferral agreement was approved by the
[45:35]
city council
[45:36]
to defer the subdivision improvements
[45:39]
along 100 North and 100 East um related
[45:44]
to to the site. So, the app the plans
[45:47]
are not including installing those
[45:49]
sidewalks and the roadway improvements
[45:51]
along those two frontages.
[45:54]
The improvements inside and for the
[45:57]
cul-de-sac interior are going are to be
[46:00]
installed
[46:01]
um as a part of that deferral agreement.
[46:04]
And so
[46:05]

with that we'll go around well

I'll address a couple items real quick

the site. Um cuz right now as it's

showed, it is it's an easement
[49:07]
on on that existing property owner. So,
[49:10]
the future owner of property owner of
[49:12]
lot four
[49:13]
um
[49:15]
would be limited on what they could do
[49:17]
for that site. Also comes down to
[49:19]
overall maintenance of of that
[49:23]
on um on our guys if they need to get in
[49:25]
there to take care of that if there's an issue and so
[49:29]
um do recognize that they're well
[49:33]
currently there's not a specific
[49:35]
easement
[49:37]
for um
[49:39]
for the storm drain pipe that's shown
[49:41]
through there. Um also for the sanitary
[49:44]
sewers that makes its way to the to the
[49:47]
from the cul-de-sac to the northeast.

there are those are not
[49:55]
the city's facilities for storm drain
[49:57]
and sewer
[49:58]
don't qualify for a public utility
[50:00]
easement. They are public utility
[50:03]
easements are strictly for uh
[50:05]
private utilities. I don't know why they

call it public utility when it's
[50:10]
private utilities that that use it such
[50:12]
as Dominion Energy Sorry, Enbridge.
[50:15]
Um Rockingham Power, communications,
[50:18]
those type of
[50:19]
facilities are only allowed to use
[50:21]
those. So, separate easements for those
[50:24]
two facilities would need to be provided
[50:26]
on there.

do to put infiltration galleries in that

you know, closer to the right-of-way

like like a lot of infiltration

galleries will be done. Uh just again
[50:58]
throwing out ideas of of ways to to
[50:59]
maybe avoid having a pond
[51:02]

you know, in someone's lot that's that's
[51:04]
a pretty decent size.
