[0:05] Good evening. This is the October 14, 2025 meeting of the Council of Windsor Planning and Zoning Commission. All of our regular members of President.
[0:16] We go on with our public hearing. I just like to make a couple of comments. First of all, I think we all should think about what's happening to the people in Jamaica.
[0:26] We visited Jamaica, a non-standard way, we rented a villa, we hired a driver, and we went
[0:34] up into the hills, and we saw the kind of dwellings that some of the people were living
[0:38] in which were basically tarpolins and pieces of plywood kind of built into dwellings.
[0:49] And the electricity was strong on extension cords from one dwelling to the next.
[0:55] I don't know where they tapped in, but those dwellings are just going to disappear in
[1:01] this storm.
[1:02] It's a very, very, very certain amount of strength went, so that's just going to be
[1:10] a horrible thing.
[1:11] And then I have to, of course, comment, this is my last time, as a member of the Planning
[1:17] and its own commission, I was going back through a little history, I was appointed to
[1:23] CBA in September 2000, thanks to the large app made, democratic town committee leader.
[1:34] And you'll never guess who was the staff member present in that meeting.
[1:40] Go ahead and enjoy this meeting.
[1:44] I'm so glad to hear.
[1:45] I've been with me for 25 years.
[1:50] You know, I'm CBA for 12 years.
[1:52] was the council liaison, the planning and zoning, with an alternate 2013. I got to be a regular
[2:00] and I mean, I've enjoyed every minute of it such a fascinating part of our government.
[2:07] So I'm
[2:08] looking forward to retiring from this, but I'm also looking back on some really interesting times.
[2:14] So we're going to have a public hearing. We'll ask the secretary to read the notice.
[2:23] Stand up.
[2:24] Legs of allegiance.
[2:26] By the allegiance to the flag of the United States.
[2:30] To the republic, the republic of France, one nation.
[2:34] Not a big lie.
[2:35] Invisible with liberty and justice for all.
[2:39] It's already forgotten the pledge of allegiance.
[2:43] Okay, now we'll ask the secretary to read the notes.
[2:47] Notice this here by given that there will be a public hearing on Tuesday, October 28th,
[2:51] at 7 p.m. in the Madden Room on the downstairs level of the thousands of child hall to consider the following.
[2:58] Number one, application 25-47p, the tele-resub division and detached accessory apartment.
[3:06] This is a request for a two-lot resub division of 2.3 acres, including one lot with an existing house and detached accessory apartment.
[3:16] On property located at 89 Griffin Road, age 20 zone, copies of the applications are on
[3:23] filing the office of the town clerk and on a planning department and online at self-winsure-ct.gov-slash
[3:29] planning.
[3:30] Of this hearing, interested persons may be heard and written comments by the public will
[3:35] be received by mail or email persons who may require an accommodation and contact staff at
[3:40] It's zero, six, four, four, two, five, one, one,
[3:43] extension, two, three, two, nine.
[3:45] Steven Wagner, chair,
[3:48] mining and zoning commission.
[3:49] I just do want to make a correction.
[3:51] I said this was like cover 14.
[3:53] It's like cover 28.
[3:56] And the way we do our public carry,
[3:58] is we listen to the applicant.
[3:59] They present whatever material they have, the present.
[4:03] Then we ask the staff to comment.
[4:06] Usually, in our director planning and possibly
[4:08] system planner. Well that's something to say. At that point, we opened the hearing
[4:13] the members of the public who can speak to you in the paper or against or have
[4:18] comments and questions, something they want to see changed. Finally, we go to the
[4:24] commissioners who will be asking questions of any nature or making comments of
[4:34] nature. If you do speak as a member of the public and you have questions, we won't answer them
[4:42] at the time you speak but we will get around to that when the commissioners are picking their
[4:49] So, an applicant for an application 2547-P?
[5:04] Well, I've been fine.
[5:05] Okay, thank you.
[5:06] Okay.
[5:09] Good to know.
[5:43] I'm going to tell the owner of 389 Griffin Road.
[5:46] He's been looking for a resub division because of 3 buildings on the lot now.
[5:52] It's just to make it legal to say.
[5:55] And just to go along with living in one of these two buildings,
[5:58] and the fact that they're on off the floor.
[6:00] I hope we'll see what the future seems to be.
[6:04] So.
[6:04] Please, my name is Jack.
[6:05] You'll mark me on the day on survey.
[6:08] Finally, we're growing now on transition and moving.
[6:12] And so we're using my addresses.
[6:14] Nine megad parts.
[6:16] I'm going to address it.
[6:18] I usually put out a book for the second.
[6:21] Okay.
[6:23] What we got here is three houses on one part.
[6:26] So if the persons listed in the 389, there are also two other mailboxes on the property
[6:33] of the public.
[6:34] If they have the eight mailing address of 387 and 385.
[6:41] So you're spoken about your longevity.
[6:43] And I'm just telling Kevin.
[6:45] I'm in front of the movie of a 40-second street.
[6:47] If you remember the decision on the where Santa Claus would have to really leave a middle
[6:52] and address this for the property.
[6:57] So what we're going to try to do is basically what Kevin says is try to clean up a lot to make it basically legal.
[7:05] So it's two point two acres apart land. There's wetlands in the back. We have 150, 100 foot buffer line.
[7:15] We're not proposing to do anything to the property. We're not looking to build anything.
[7:18] At this point we have where you'll see when I turn the next page of we've explored the planning and it talked about whether we want to put a garage in at one time or not.
[7:30] Now, so the Commission may be aware whether we are regular or not, which is, we'll go through the front of the process, we'll get to that level.
[7:37] So what we're going to, what we're going to do is switch with property into two parcels and what I kind of highlighted in the yellow is where the boundary line is going to be between the two.
[7:50] Again, we're not doing anything with the wetlands or any of them.
[7:55] I'll talk to you in a few areas.
[7:56] We're not doing anything.
[7:57] We're creating everything else.
[7:59] The houses are in the septic systems.
[8:01] We're renting these two houses.
[8:04] This house is serviced with water and sewer from the room.
[8:08] And gas.
[8:09] We've recently been planning on it.
[8:13] Look, what we're looking to do.
[8:16] You see this hatch here right here.
[8:17] This is a drive that comes to sweeping around.
[8:19] was all the way through the property, because of the encroachment stuff that we were looking
[8:24] to take this part of the driveway out at one point. Again, the Nakedite Dream space, so that's
[8:33] the only thing that we're doing, we're making it more of a purvious, if you listen, in a sense.
[8:39] We do have a well back here, which is servicing all three parcels, is a water line going over to
[8:45] this house which we did so in this connective and as a waterline going over here and obviously
[8:51] servicing that property. When we met with staff who were talking about where we go with
[8:59] this and you'll see in our next drawing we're looking to we put in that we're looking to have
[9:07] you waterline is coming in. The question came up with the health department of one of us to
[9:13] continue to have one well service in two buildings, or would they prefer to have new
[9:19] water lines coming and off the street to these two different properties. And so for that
[9:24] review, they'll make that decision prepared on the site plan to keep the well, keep it.
[9:31] If they suggest we don't, we're we're also proposing to showing that we're looking to cut a new
[9:37] what align and come into the property.
[9:40] There is a double pull out here.
[9:43] There's a pull and also inside the property
[9:46] that we have direct electricity over here.
[9:49] A lot of the power comes in and goes off to the two buildings.
[9:52] So I know one of the comments we got from staff was
[9:55] any new electrical would be underground.
[9:58] We don't need to.
[9:59] It's there.
[10:00] They're service to all the buildings.
[10:04] The third thing, really good here, back to this slide.
[10:10] The other thing that came up in recent conversation, when we had a, we had a, we had a
[10:14] site visit with the, the, uh, uh, weapons representative from the town and planning, and it came
[10:21] to, uh, it was a question about whether we would be willing to give a conservation.
[10:24] These were not a property, and we basically said fine, you know, when we have no problem with it,
[10:30] the land in the back is town property, it's already, so this is kind of what it does is you've
[10:35] ever broke down below here and what it does by give us the conservation in the kind of
[10:40] protect stepbook more now that there's no no activity can be in it, so now this side from
[10:45] that ridge, and basically how we define this easement is by the ridge line, so from the ridge
[10:54] this way, the route is further protected now from the sign.
[11:00] What else we're doing?
[11:02] And that's pretty much it.
[11:04] There's two of those added.
[11:05] My way is for the two properties.
[11:07] I think we've recently got a comment from the engineering
[11:11] about to do.
[11:13] The fire trucks come in there.
[11:14] There were comments from engineering,
[11:20] which, yeah, I mean, I'm happy to read them.
[11:22] I will get to that.
[11:28] So basically Kevin says we're making a wrong right.
[11:32] You got three houses on a property.
[11:35] This there is a permit.
[11:36] There was a ticket permit.
[11:37] I think it was 1956.
[11:40] It's been for this building.
[11:42] I think the honestly not knowing the history of the property.
[11:46] I think what might have been this was the original farmhouse.
[11:48] house, we went from the lawn and clear and then cleaned out, we found out there's a foundation
[11:53] in here, that will be removed because it's over the, you know, it's an encroachment on
[11:58] the two lines.
[11:58] So we're looking to take that out, clean that out, and I think this might have been the original
[12:03] knowledge and that this was a parish house put in and, you know, nobody really cared back
[12:07] then, but it's not right.
[12:09] So we're trying to do a separate fit to lots.
[12:14] One of the stipulations in the regulation, as far as having this, is that the owner has to live in a property.
[12:21] It can't be these style or assembly, starting like that.
[12:25] So the owner, you continue this use of these two buildings.
[12:29] It has to be owner occupied, which we, again, agreed to.
[12:34] Other than that, it's good, there are acre plus lots, good size lots, beautiful looking field back there.
[12:45] It's going to be protected off.
[12:48] Anything else?
[12:50] Okay.
[12:51] In that case, Tom's about.
[12:54] Thank you.
[12:56] Thank you.
[12:56] Thank you Mr. Chairman.
[12:57] Okay, so this is a request for a two library subdivision of 2.3 acres, including one lot with an existing house
[13:05] and detached success requirement for a property located at 3-8 in anger from road each
[13:10] 20 zone. So this is a historic property, the principal dwelling number 3-9 dates back to
[13:18] 1800 and it appears that additional dwellings number 387 and number 385 were built in 1957
[13:26] in 1948, respectively. One we found that the building records for these structures are unclear,
[13:33] only one accessory dwelling unit can be documented through the building files.
[13:40] Our zoning regulations do not allow for three dwellings on the property.
[13:45] So this resubdusion would rectify the non-conforming condition.
[13:48] 5-designating number 387 as the principal dwelling on the newly created lot 385 would then become
[13:58] the accessory apartment to that.
[14:00] But this application appears to comply with our zoning regulation, except for the front yard
[14:05] sap back of number 3.89.
[14:07] However, since the structure was built in 1800, it is legally not conforming.
[14:12] A lot of areas of both proposed properties exceed 20,000 square foot minimum, a lot size,
[14:17] side and rear yard sap backs, and front-age all exceed required minimums.
[14:21] Lot coverage is our well below the maximum percentage.
[14:25] One item is that the required columns of the zoning tables shown on the plans need to be
[14:30] to be accurate to our age-20 requirements.
[14:35] So, under normal circumstances,
[14:36] accessory apartments are capped at either 30% of the usable
[14:39] floor area of the primary dwelling or a 1,000 square feet,
[14:42] whichever is smaller.
[14:44] Additionally, when the accessory department is detached,
[14:47] they can't be closer than 30 feet to the property line,
[14:51] and zones where the setback is less than 30 feet.
[14:54] Since this dwelling unit was constructed in 1948,
[14:56] under a section of the regulations that allowed
[14:58] for domestic housing.
[15:00] As it was called, it's being considered an existing non-conforming accessory apartment, considering
[15:06] this staff has suggested an approval condition stating that the successor apartment shall not be permitted to increase in size.
[15:14] As part of our zoning regulations, accessory apartments, as the applicant noted, are not permitted to be short-termensals,
[15:20] and shall not have more than two veterans, properties of the accessory department shall be on our
[15:25] occupied, either in the principal's dwelling or the accessory apartment, and the plan to
[15:30] partner requires a free affirmation of this by the property on our every four years.
[15:35] Both properties will be served by public water and septic systems as the applicant discussed,
[15:43] waiting on information from the health department as to whether the existing well will be abandoned,
[15:48] when there are water lines will be brought in.
[15:53] There is an existing loop drive on the property that's proposed to be severed,
[15:57] so each property has its own private driveway.
[16:01] Sufficient parking on lock 3A shall be provided.
[16:06] Our regulations require two spaces per dwelling unit
[16:08] and one space per bedroom in accessory departments.
[16:13] PCC may want to inquire about the maneuverability of the lock 3A driveway.
[16:17] some placeholder vehicles are shown on drawing number three.
[16:24] Additionally, there are regulated wetlands on site.
[16:26] A minimum impact application through the NLWMJC and Conservation Commission has been filed and approved.
[16:33] As discussed, the conservation easement is being agreed to by the applicant.
[16:42] This would a legal description and meet some bounds description would end up being prepared by the applicant for view by the town and upon acceptance will be filed on land records.
[16:52] I do have additional comments from Tories, Sedoti, Tannage, and here.
[17:01] Number one, please provide me in some protection of traffic measures for the Waterline
[17:06] Connection and Griffin Roan.
[17:08] Standard and maintenance protection of traffic details can be found under 097101A.
[17:17] Traffic control plans and typical materials in the link below.
[17:21] There is a link provided.
[17:24] Number two, due to a portion of the driveway being removed, emergency vehicles will have difficulty turning around.
[17:30] Please show turning movements of emergency vehicles within the new driveway limits.
[17:35] Number three, please provide updated plans and details for a view.
[17:39] If additional site plan improvements are promoted in the future.
[17:43] If you have any questions, please be sure to contact me.
[17:45] Thank you.
[17:46] I'll note that I did speak to the fire Marshall about the driveways and he did not have any great concerns because they are existing.
[18:00] So, that's just in addition to Senator Giers' comments.
[18:06] If this application is approved, Planned Department requests that the lots shall be labeled as a lot one and lot two as opposed to a lot three M3A.
[18:16] And that concludes staff now.
[18:22] Thank you.
[18:23] Members of the public, anybody wish to speak on this application.
[18:31] Seeing none, move on to members of the Commission.
[18:34] Commissioner Kevin Nero.
[18:36] Thank you.
[18:38] I just want to put a good question.
[18:39] With the two new units that are being split off into a different parcel,
[18:45] be I like the, I'm not sure if you said it during the presentation.
[18:47] should give like the bedroom counts of what you
[18:49] hypothetically thinking because you mean you are capped at
[18:52] too but i'm curious if it's going to be like one better or two better
[18:55] or even like an efficiency you know
[18:58] use a 387 with most likely to be a two bedroom
[19:01] this one in the middle and then for the assessor unit it's
[19:05] basically torn down inside so mostly just be a one better
[19:09] okay so we do
[19:10] the assessor unit is the middle unit
[19:12] okay so that's just so we're clear
[19:14] This is the middle unit and the other unit would not be limited in size, right?
[19:19] Yeah, the unit would be interested in the regular single family house and could be any size.
[19:22] It's still good to learn.
[19:24] Yep, yep.
[19:25] That's it, thank you.
[19:27] Mr. Repair.
[19:28] And you said the two, so each have their own driveway?
[19:32] Well, no, the, yeah.
[19:34] Well, yes.
[19:36] The big house will have a driveway and then the other two together,
[19:39] and the rest of the driveway.
[19:41] And then there's parking area over here and then, as I think on one of the sheets I showed, excuse me, I feel like we're at two cars with fifth.
[19:53] Bill, can I start?
[19:55] And then for the turnaround that they're requesting for emergency vehicles, there's enough room to.
[20:01] I don't, I'm 100% I think what they're looking at is if they were coming in and they got back here.
[20:06] Okay, you know, what would happen, but I believe this is a fire hydrant out over here
[20:10] These houses are close enough to street. They may not need to go within a property. Okay, it's pretty wide open and I honestly speaking
[20:20] This is just my opinion and I don't know totally what's gonna happen
[20:23] But when usually when people tear out driveways
[20:25] They take the black top out. They put top so down so the base will probably be there underneath
[20:32] So if a truck wanted to drive through
[20:34] I don't think that there'd be a father than sinking in or there'd be a version of ground.
[20:40] It's going to be the, I mean, that's my opinion.
[20:43] Okay.
[20:43] I did not his.
[20:47] Who was it?
[20:48] Mr. Murphy.
[20:50] A little clarification on some of the questions that Commissioner Kevin the arrow has.
[20:55] So, Mr. Patel, you're living in 387.
[20:58] That's your primary residence.
[21:00] Yes.
[21:02] And 385 becomes the accessory apartment.
[21:06] 385.
[21:07] 385, I'm sorry, becomes the accessory apartment.
[21:10] And that cannot be short-term.
[21:12] So that's going to be a long-term rental.
[21:17] The owner can be in either building.
[21:20] It can't be a short term.
[21:22] It cannot be a capital.
[21:25] Can it be multifamily, the rental unit, no, one family, and then the third unit is house
[21:38] 389, 39 is a house, yes, and house that being used, this will be split off as a private
[21:46] of the residents. Okay. So, for sale, are you on it for sale?
[21:52] It was like that. In the shell, did you say that the fire
[21:56] Marshall has checked off on this? I talked to, yeah, I talked to
[22:00] Walter Summers. Yeah, he did not have, he did not have great concerns
[22:05] with it. It was a turning, the turning radius issue, not an issue. And
[22:10] there would be no, I would imagine there would be no application or need
[22:15] use for a school bus to need to turn around?
[22:18] No, no, I can't imagine that.
[22:21] No, I can't.
[22:23] That's all I have thanks to Mr. Paul.
[22:25] I have nothing.
[22:27] I have nothing.
[22:28] A couple of questions.
[22:31] It's up to you, but you know, having city water, especially when you have property towards the back.
[22:38] Sure, fire marshall would agree would be a tier advantage.
[22:44] And because we do have a demolition delay, committee in town, so anything over 75 years old, cannot be demolished before going through this committee, so just FYI, since two of the three are in that vote part.
[23:00] Otherwise, that's all I have.
[23:02] There's no questions at the time.
[23:05] There's no questions.
[23:07] You can figure it out.
[23:08] Hi.
[23:10] Just a building on the left.
[23:12] You don't live in that one.
[23:13] Is that currently occupied?
[23:15] We're calling you 389.
[23:17] 399.
[23:17] It's not occupied.
[23:18] And the one of the buildings you're calling 387.
[23:21] And you're living in that one, correct?
[23:22] Yes.
[23:23] And the one on the right.
[23:24] There's nothing in it now.
[23:26] It's going to be built out for a tenant.
[23:28] It's time.
[23:30] Yeah.
[23:30] But 10.
[23:31] Yeah.
[23:31] We're just in the next episode.
[23:32] Could you speak a little louder?
[23:34] I can't understand.
[23:34] It will be built up with a one-bedroom or two-bedroom.
[23:38] No, it's the same.
[23:38] Yeah.
[23:38] But do you own the lot where all three buildings are on now, correct?
[23:42] Okay.
[23:42] And so when this is done, you plan on selling off the original building.
[23:49] Yeah.
[23:49] Can you grab yourself on the site?
[23:50] No.
[23:59] Just to clarify, you are going...
[24:03] You're the owner. You're now dwelling where
[24:08] the accessory building, the middle unit is the accessory unit.
[24:14] Okay. He's probably the only one on the site, yes.
[24:17] And the main building is going to be up for sale, original. Okay.
[24:25] So he would have the option to live in the accessory unit or the house that he reconstructs, right?
[24:30] Because he wouldn't have to be in one of the other.
[24:32] So, the driveway and the new law doesn't exist.
[24:38] Yeah, all right.
[24:39] I would, did you see how the plan exists?
[24:41] Okay.
[24:42] So, there's all the versions I have.
[24:44] Anybody else in the reason to keep the public hearing open?
[24:48] Just one last comment.
[24:49] And you're talking about the history with the town.
[24:52] I work for 31 years with the town of West African engineering department, which is
[24:55] followed by working with your town staff was phenomenally wonderful. Very small, very cooperative
[25:01] and they did a great job with guiding us through this whole process. We hold them in a hard
[25:06] regard to them. We're more complicated property. Okay, so you have another reason to keep the airing
[25:15] open. Okay, because we can close the airing at 7.25 and then move on to our regular meeting.
[25:25] So we have minutes to consider.
[25:33] Let me comment on this opportunity.
[25:40] That's like door for change.
[25:47] It's never hurting for a little bit longer.
[25:52] We approved September party by consensus, so there are a lot of things we didn't come
[25:57] as yet.
[25:58] And I co-operate team with a very complicated meeting.
[26:02] We took all of seven minutes,
[26:06] haven't got you to be congratulated.
[26:08] Now you're going to need to stand and deliver, if we approve that by consensus, yes, we're
[26:14] free.
[26:15] We now have public participation, anybody would like to comment on something that
[27:06] I think that's a copy, these are different.
[27:08] What are you giving me?
[27:10] Oh, it's okay.
[27:12] So let me give you one of these.
[27:19] So I go to say one other person that was around for almost the entire time.
[27:23] I was hurrying on planning commissions was Peter and Malik.
[27:27] It was a fairly regular or a 10th year of the ZBA.
[27:32] I've been hanging around these parts since December of 79.
[27:36] Six and a half years is during your planning.
[27:39] You should have a little exact delay.
[27:41] And then, you know, we've 40 years in the past,
[27:44] we can start our business design proposal.
[27:46] And we can hang around the world.
[27:48] So, free record future Malay,
[27:51] President, and CEO of Design Professional,
[27:53] is easy in person, in helping practice here,
[27:55] and self-conservant to be easy to connect with.
[27:57] And we're here.
[27:59] So, there are three of us here.
[28:00] Daniel probably won't be doing much of the presentation.
[28:02] and we're going to invite you to please,
[28:05] he cousins come up and do that.
[28:06] She's a precious engineer with us.
[28:08] You might not.
[28:08] You've seen her around how we've meetings on the side.
[28:12] She has never done to light out recollection
[28:14] and has been a global presentation to you,
[28:16] so she's going to be doing it for the first time tonight
[28:17] before the play is on the kitchen.
[28:20] She's just to let, you know, she's been with us about a year.
[28:23] She's a project engineer.
[28:25] She graduated from Jackson University
[28:26] in Philadelphia, a battery, a light civil engineering degree,
[28:29] and we know that.
[28:30] Right, cool.
[28:33] And also, she's also pastor fundamentals of engineering exam, which means she's passed half the test become licensed professional engineering, she needs a couple more years of experience.
[28:44] And then she'll be able to take the second half of the exam and become licensed professional engineering, but she's well at her way. She does all kinds of things behind the scenes at her office and she's been a wonderful addition to her staff.
[28:55] So our clients here tonight in the second row and the left,
[29:01] our room, Ruketovic, and his wife, Marnetta,
[29:05] and let me spell that for you that best right now.
[29:10] We can do it.
[29:11] We can get it from your speaker.
[29:12] Oh, you can get it from me.
[29:14] So, we're a human.
[29:17] Marnetta, they have a business Iraqi Hill,
[29:20] It's all strictly trucking, and they have acquired a property at 370
[29:26] Pernam Street in the ISO, it's in North Side of Burm Street, the South
[29:31] Plants of Side of Burm Street, and of course in East Side Street.
[29:33] So I'm going to just roll it through up there, and they acquired that, it's just
[29:38] shy of an acre, it's 0.95 acres, the parcel, about 120 feet wide, and about 140 feet deep.
[29:45] It has an existing house on it.
[29:48] It's just about 4,400 square feet as I understand it.
[29:53] It is in process being renovated by the prior owner.
[29:56] So it was essentially half way done.
[29:59] The exterior.
[30:00] Mr. Litz-New, windows ring, roof, doors, all stuff, but it's incomplete at this time. The intention is to finish that over time, and then also to reside there. They also want to move their business over, once it gets established, and once it gets approved, they like to move their business over. They have a not only this large house on that property, they also have a large garage, residential garage.
[30:27] We want to take the very back projection of the building, the garage in the first floor.
[30:32] It is a small second floor as well.
[30:34] I love that area.
[30:35] They want to have about a 600 square foot office for their use.
[30:40] The use consists of, they are interstate transport company.
[30:48] They serve a southern New England and transport product.
[30:52] any kinds of commodity, out to other states and I'll tell you some of the states they transport to.
[31:00] So they transport to Georgia, Kansas, Kentucky, Indiana, Oklahoma, North Carolina, South Carolina, Illinois.
[31:07] And they do not go down south all the way down to Florida or anything.
[31:11] They do not go to West Coast.
[31:12] So they serve a large year in the middle part of the country with a pickup product from clients in
[31:19] Can I get Master at Island through Southern New England states and then they transport it once they pick it up?
[31:24] They immediately drive. It's about two days trip typically to get out to those mid-Mid U.S. A states and then it's another two or four days left
[31:35] depending on what other stops they may have to make. So there are two vehicles. There are W-B-6-7 trucks,
[31:43] and they are on the road all week long.
[31:47] They leave first thing Monday morning.
[31:49] It's a Rahim and one other employee as a driver as well.
[31:52] They leave Monday morning and they return Friday or Saturday.
[31:57] They go to and from their site as an extended by a
[31:59] go west on Burnham Street for the five and again on the
[32:02] Houston Highway System and go to their destinations.
[32:05] So they're gone all week.
[32:07] The purpose of office is to be lightly used.
[32:10] It'll have a bathroom in it, but for the most part through the will remain empty during the week, and even on weekends.
[32:20] So again, over time they're going to finish the house week's night on the outside.
[32:25] Finish that that'll be their home, as that gets finished.
[32:28] Are we looking for something I really want first to relocate their business to the site?
[32:33] Just try one acre site.
[32:36] The building is, I mean, part of the use that they're proposing is general contracting
[32:42] establishment, which is allowed in the industrial zone, and they conferred with Michelle
[32:48] in Justin with respect to that particular use.
[32:53] And they will not use a garage for other than just residential.
[32:56] That's where they're part of cars.
[32:58] The car garage, and they have extra room in there also for the residential purpose.
[33:01] So, the property has been used historically as a non-performing residential use, so they're going
[33:09] now make it into conforming industrial use.
[33:16] So they're going to take, there is the driveway's paved of a tomb in Scott Creek and they're
[33:22] going to add, they have two spaces on the north side of the building, four side of the
[33:26] building, four vehicles, and so they're going to add one additional space, they're going
[33:33] and we're gravel for circulation on the site, and then they will add and then includes adding
[33:41] another parking space, so they'll have three parking spaces for the business, and then they'll
[33:46] utilize the two garage spaces for their residents, for their home. They can also, I think,
[33:51] can park one vehicles and everything, but it's not for commercial purposes. And they'll
[34:03] the van size, TANFICAP to SESSPAL space, plus it was the two other spaces.
[34:09] There are going to be, do a slight winding up the driveway,
[34:15] the selfless corner of it, for circulation going to in from room five for the trucks.
[34:21] They will also,
[34:25] they will be doing, they will be,
[34:29] in a quacy, we will review, they might create a detention piece in the southeast corner,
[34:34] we'll review that in a moment and also doing in some water quality treatments associated with that.
[34:44] And she'll address utilities, other engineering components, and she'll even take a shot at worksmiths.
[34:50] So it leads to a partial plan to spread that associated with that in fencing and lighting as well.
[34:59] The property is fenced on two sides.
[35:01] Their fences, the property to the west, has also a circumferential fence.
[35:06] It's not their fence on the west side.
[35:09] And the house, if you've been by it's green vinyl
[35:12] siding and also a stone-fent-faced foundation,
[35:15] which is quite nice.
[35:20] But I guess it could be most of that.
[35:21] Fire apparatus, you've checked into that.
[35:23] And the turning of the winter fine,
[35:25] even on-site for fire apparatus to turn around.
[35:28] If they choose not to, if they choose to go into the site,
[35:31] there are no wetlands on the site or floodplain
[35:33] and Ian Cole, wetland scientist, who's gone before the wetlands.
[35:37] In the ones agency regularly has certified that in a report, and we don't have to go to wetland
[35:44] Commission first.
[35:45] This is one of the few I've done in a long time, which is a conservation application,
[35:50] just for the minor improvements to the property.
[35:53] There's no involvement whatsoever with wetlands or floodplain.
[35:58] So, I'd like to turn it over to Quasi right now, and she will discuss what her engineering
[36:05] design is, which she and Daniel have done. So, question?
[36:10] Any languages of the commission for the record, my name is Quasie Cessence. I am
[36:15] a project engineer with design professionals in to reiterate the site does not
[36:21] intersect any identified wetland or wetland-upland areas to drainage points for determine
[36:26] based on our assessment of the existing stormwater flow design point one, where stormwater
[36:32] is this the site from the Northwestern Property Boundary and Design Point 2, which
[36:37] thermal water exits the site to Burnham Street. Review of existence upon a
[36:42] fear of view, the contributing stormwater runoff crossing the site from the
[36:47] Eastern Property Boundary, where the site is interesting. This is a plan drainage area
[36:56] steep slopes, gradually transitioning to the Jensus slopes, direction the stormwater runoff
[37:01] towards design point one, to the north and elongated bridge was also identified which direct stormwater
[37:07] around south towards the site with some drainage across the west and property boundary.
[37:14] The site is relatively flat with no more than two feet and the front and the highest and lowest
[37:19] point elevations between 61 and 63 feet across the site. The drainage divide was identified passing through
[37:26] the 7th portion of the property, where it's done right now.
[37:30] On from the garage and parts of the student's statement with the law and law and are intercepted by a
[37:37] genesis law, which promotes runoff to the back of the site, so it's the standpoint. Wow, the
[37:44] house and remaining the human and strong, the next arm would run off towards foreign and street. So,
[37:50] for the ceremony management we evaluated a different side conditions to preserve the natural hydrology,
[37:57] limiting the sermons of the flow path of the upland area while providing water quality control
[38:03] for the increase in impervious area.
[38:05] For post-conditions, there will be an approximate 16.7% increase in the impervious areas
[38:11] with the addition of the gravel drive, the parking spaces, the two units drive, and the extended
[38:17] driveway apron to the street.
[38:21] In terms of water quality, the stormwater quality and sanctioned basin is proposed with additional
[38:26] whole pan from this area is, you can see outlined here at the back of the site, the
[38:33] property is part of the area also concerned in the dying parts of the, for the part
[38:41] of the existing between the two man's drive and proposed driving drive, or during the
[38:45] storage of the pond, it will also insist that flow from the neighboring property on the site,
[38:51] which would have meant its way to the non-point line in the back.
[38:54] That's what's conducted on-site identified at high-ground water table with this.
[39:00] It was unfeasible to take design, to take, it was unfeasible to design a base and to take credit for infiltration, as required through feet and vertical separation between the bottom of the basement and the groundwater table would not be achieved in this area.
[39:15] The bottom elevation of the pond is 59.5 feet with a maximum surge capacity of 3,790
[39:25] and 19 cubic feet, approximately, outflow will be controlled by an outlet pipe with an
[39:31] emergency outflow pipe also proposed right here. So for the main outlet pipe it flows through
[39:39] hydrogen dynamic separator, which will provide treatment with flour flowing down to your
[39:44] catch basin on burning stream.
[39:51] Outflows are controlled by this outlet control structure here, which comprises of a series
[39:57] of offices, or five, which are elevated different elevations to control the flow.
[40:04] We're going to advise for validating the stormwater management where more nuance for the proposed
[40:08] conditions to regulate stormwater flow.
[40:11] The gravel drive to the east of the garage and the additional parking space will drain
[40:15] the old drain to the areas at the rear of the property designed as called fine-purpose areas.
[40:27] Over erosion and sedimentation control at some perry sediment trap is proposed in the same location
[40:35] as the basin with the pipe elevations being the same for ease of construction.
[40:42] additional measures included silk fences around summer and summer of the fight with additional
[40:50] haybills and temporary stockpile areas.
[40:59] And for landscape aim, this is from Arden or landscape
[41:01] on site who could not be with us this evening.
[41:06] The intention basin will be seated with appropriate erosion
[41:09] control or the attention basin seedments with native and naturalized grasses for any of the
[41:15] that and in front of the sentient nation at the entrance to the property will be a plant
[41:20] by disengaining a colorful variety of natives, every green and disengaged shows and perennials
[41:25] that will provide a benefit to wildlife and be an attractive feature for the site.
[41:31] My lighting, courtesy of illuminate three different types of pictures are the things
[41:37] the front and side doors.
[41:41] The extra front will be mounted at 25 feet.
[41:45] The other fixtures will be mounted at 20 feet,
[41:48] with the vibrating arm zero,
[41:51] and, like, it has to be found in public.
[41:54] You see, it is
[41:58] the office.
[42:00] Guys, we made it in the garage.
[42:02] The service connections from the existing building
[42:05] for June, June, and Electrical will be a standard to service the office.
[42:12] And we did receive comments from the conference,
[42:15] just in provide us with comments, which is a address,
[42:19] and resettlement, they should have been in red remission levels.
[42:25] Any other type plan?
[42:30] Thank you.
[42:31] Thank you.
[42:32] Thank you.
[42:33] Just a couple other party comments here, concluding comments.
[42:38] As far as traffic goes, there isn't a later use ever proposed probably in this town
[42:43] I suppose other than when there's no activity going on whatsoever at it.
[42:48] When Raheem and Maneta move in, they're both going to be on the site, they don't want
[42:54] to even try to have a trip to get to the office per se, and their driver, their driver, will
[43:00] come to the driver I suppose, and then park there.
[43:04] So probably one sparking space for employees, and then each gets in the truck and takes off for the week.
[43:12] And then returns at the end of the week, picks up his current takes off.
[43:15] So the total trips is really lighter than light.
[43:21] In previous coverage, it is going to be, we allow, of course, an industrial zone 65%,
[43:25] we're going to be under 40%.
[43:27] Even with improvements, because gravel is even treated as in previous coverage.
[43:31] and cell phones are in most other accounts.
[43:35] And let's see what's going on.
[43:37] Let's see what else we want to say.
[43:40] I think that's it.
[43:43] Yeah.
[43:44] Think that's it.
[43:44] So we're a Daniel and Quacey and I are available.
[43:49] Oh, one other thing.
[43:50] We did check with Rehean.
[43:53] He even demonstrated how on-site we don't have to remove all those.
[43:57] And he's talked with us to look into that.
[43:59] Whether or not there's circulation in the street
[44:01] is necessary to move the trucks in and out.
[44:04] No, they can do it all in sight and even demonstrate that we've filled it.
[44:07] Daniel was there.
[44:09] And so, yeah, it works to get both trucks in there.
[44:13] Now, the problem.
[44:13] Just a minor improvement, or they have to put the gravel in, of course,
[44:16] in minor improvements to the paved driveway at the beginning.
[44:20] So the radius on the southwest corner of the driveway can accommodate both trucks.
[44:27] That's it.
[44:28] Pretty simple.
[44:29] And it will become more, more conforming use, and it was higher-cent residential in
[44:37] a industrial area, and now it will be, there will be an industrial use there along with the
[44:42] residents of the owners.
[44:45] So, pretty simple, they look forward to moving back, I was talking ahead of before the meeting
[44:48] and we're here even in the very much look forward to relocating their business and their
[44:53] to self-winter and they can't wait and it's going to take just a little while for them to do that.
[45:00] But before the residents is done to the other Zoom, they hope to move to the business of it, not shortly.
[45:06] And it's a normal point for the record being the James Interactive Engineering and Design Professionals.
[45:10] We do have those videos of the truck maneuver available for viewing, if anyone wants to see that.
[45:15] But we deserve those truck maneuvers.
[45:18] Autumn desk has a turning template that has this constraints.
[45:22] But we've always stated that truck drivers can do much better than what the autumn turn would allow them.
[45:27] So we went out there, right, we made the maneuver readily a couple of times for us, so we were able to record that as a testimony to the fact that you can make the maneuver on site.
[45:38] Did all three of you sign in?
[45:41] Quasi did.
[45:42] And I did.
[45:43] And Daniel did as well.
[45:45] Okay.
[45:47] All right.
[45:47] Is that it?
[45:48] That's it.
[45:49] Okay.
[45:50] I now will listen to comments from just for the first time.
[45:53] What's the night?
[45:55] Thank you.
[45:56] You're just getting off light.
[45:58] I'm injured.
[46:01] OK.
[46:04] So a lot of this was already covered.
[46:05] I'll just touch on some of the important things.
[46:07] So this is a request for a site plan to establish an office and outside
[46:11] trailer parking.
[46:13] I'm property located at 370 Burnham Street in the industrial zone.
[46:19] Our regulations, a free-standing single-family residents in the industrial zone, may be used by the owner of the facility in conjunction with a permitted commercial use.
[46:28] As discussed, the applicant is looking to occupy the home and operate a small trucking business from his address within office in the existing garage.
[46:36] Now, the proposed condition of the site appears to comply with their zoning regulations.
[46:42] A lot coverage is demonstrated as 13.3% or 50% is allowed.
[46:47] Improvious coverage is 39.2% or 65% is allowed.
[46:51] A lot area, frontage, yard setbacks, and building height appear to comply,
[46:56] except for a non-conforming side yard setback of one and a half feet, where 10 is required.
[47:02] So, to speak on the maneuverability of the tractor trailers, I saw the videos and also
[47:12] sound engineer review the videos, I'll go into his comments later, but to me, it seems
[47:19] okay.
[47:20] I had my concerns initially before seeing the video because the turning maneuvers weren't
[47:24] provided, but yeah, after watching that, it's pretty clear that.
[47:29] We some I think, and they can make that maneuver successfully.
[47:36] Design professionals did provide via comb-nevering plans showing a shorter
[47:41] signal unit fire pump truck, and that also maneuver's due to site
[47:45] a very easily fire marshal head had no concerns, no comments.
[47:51] A photometric plan has been provided as part of this application.
[47:55] The proposed light fixtures appear to comply with our regulations,
[47:58] However, there's no mention of fixtures being controlled by dimmers, timers, or sensors to limit unnecessary lighting.
[48:07] This property is served by water sewer and gas service lines, water and sewer is provided by MDC and gas is provided by CNJ.
[48:16] And finally, for planning, there are no regulated weapons on the site, but as was discussed,
[48:22] the application proposed to the servants exceeding half an acre and is therefore subject to approval of the
[48:28] and the mutton's agency in conservation commission for an erosion sediment control plan,
[48:33] which is currently pending and on the November 5th agenda for a nearing from Tori's
[48:41] decidori town engineer. The following are the engineering department comments.
[48:48] Number one, provide maintenance and protection of traffic measures for the stormwater drainage
[48:53] work in Burnham Street, standard maintenance and protection of traffic details can be found
[48:57] under 0 970101A, traffic control plants and typical materials in the link below.
[49:06] I don't think it's provided.
[49:08] Number two, ideally, the proposed 185-linear foot, 12-inch HDPE, pipe running along Burnham
[49:15] Street would have a minimum slope of half a percent.
[49:18] This is a suggestion for the town of Southland's or H&M Department.
[49:23] Number three, please review it.
[49:24] Nine foot dimension of proposed standard car parking space, nine foot by 18 feet,
[49:30] and then in parentheses one SP.
[49:33] Just north of the van accessible parking space location.
[49:35] The dimension is conflicting with the proposed gravel drive,
[49:39] which identify three standard car parking spaces.
[49:42] Please verify.
[49:43] Number four, please provide details for the bituminous concrete sidewalk.
[49:47] If a heavy vehicle is consistently driving on with the two minutes concrete sidewalk, for turning maneuvers on site, please provide a pavement section that is suitable for heavy vehicle loads.
[49:58] At number five, after reviewing the video of the WV67 truck performing the movements required on site, the engineering department has no further comments.
[50:07] If you have any questions, please feel free to contact me, Tory City.
[50:13] So with that there are no additional comments from the staff.
[50:19] Thank you.
[50:21] I will listen to the commissioners who have any questions or comments and I hope that
[50:26] you can speak at this point, but you won't be allowed to vote.
[50:29] I'm just starting with Commissioner Kilbore.
[50:34] Another excellent presentation by design professionals.
[50:38] I'm looking at the drawings and I'm seeing those trucks.
[50:42] I think you're not getting in there.
[50:43] You're not getting in there, but I guess you're getting in there.
[50:46] scale, count. I thought thank you.
[50:50] I'm trying to capture those. Yeah you're good drivers and you can do that blind side back
[50:55] and on that so. Good job. And every trucker can do that.
[51:03] I'd only you all see how not that this but how close to the property and sign is the parking
[51:09] for the width of those trucks to the house next door.
[51:14] It's going to be this one.
[51:15] It's five feet to the property line.
[51:17] Is it ground?
[51:20] It's five.
[51:20] It's five.
[51:21] And I still don't know what to do.
[51:24] What are the homeowners that live right there with the child?
[51:27] Like has there been any feedback from the neighbors?
[51:31] There's going to be extra space for the neighbors.
[51:33] Let me go.
[51:33] Let me go.
[51:34] Let me go.
[51:34] Let me go.
[51:34] Let me go.
[51:35] Let me go.
[51:39] I asked him to say, we're going to speak, they need to sign in.
[51:44] He doesn't have any issue.
[51:46] We ask him to say, we have to be in the spine.
[51:50] He's speaking.
[51:51] I guess we're going to have to.
[51:54] She's a co-owner of the property.
[51:56] So can you go sign in?
[51:58] She's never done this before.
[52:00] So that's okay.
[52:01] That's fine.
[52:02] It helps us so I get the minutes right up here.
[52:05] It's a sign in.
[52:06] Yeah.
[52:09] So, I guess you didn't have an objection?
[52:16] If you wouldn't repeat what you just said.
[52:19] I talked with my neighbor for the right side.
[52:24] I asked him if he had any issue with my shots. He said,
[52:27] No, I'm a truck driver. I don't have any issue.
[52:30] Thank you so much for your support here, but if you need some letter source and I'm going to ask him, maybe it's okay.
[52:37] Okay.
[52:38] Excuse me.
[52:39] He's a truck driver.
[52:41] He's a truck driver.
[52:42] He's a truck driver.
[52:44] He's a truck driver.
[52:45] That's my question.
[52:47] Thank you.
[52:48] The rest are next there.
[52:49] I really just have kind of a curiosity.
[52:51] So the truck lanes, I see on the drawing of a two tractor trailers, right?
[52:56] So is there any wish five ten years from now to expand?
[53:02] Yes, but we have we have what expand one, but it is our owner the company we have our two trucks for the the owners
[53:11] Two trucks, but if somebody came to work with us, but the fact that he cannot be like in Kentucky doesn't matter where's the driver
[53:19] Just working with us. I'm looking load for him now leaving a nice specify living in Connecticut
[53:25] He's going to be in Ohio, why he's going to come over here to partying the trucks in the term.
[53:31] Can you add again if you just go even in Ohio?
[53:33] I understand.
[53:34] Just to come and stuff it out.
[53:35] The cycling you're reviewing is only four or two trucks.
[53:38] So it won't be limiting it to two.
[53:40] So there will never be some further proof.
[53:42] I'm going to come back.
[53:44] So there will never be some further proof.
[53:47] That's all I have.
[53:49] Commissioner Foley.
[53:51] So I don't need to see the video but I'm looking here at this drawing.
[53:55] And this was truck and trailer.
[53:59] W-B-6-7-4 size.
[54:00] All right.
[54:01] You done bless you.
[54:02] Now the area, this quite a bit of area where you have the, you know,
[54:09] you know, maximum location of qualifying pervious area.
[54:13] Are we looking for, even though we're,
[54:18] we're permitting two truck to track the trailers.
[54:20] Is that area to be for like empty trailers to be helped down to or no no this is what we do that
[54:31] You considerations for the
[54:37] It is looked to drain towards the back of the site, so this would be a
[54:42] to be available on a weekly, and it's for infiltration purposes, and basically cleaning and
[54:50] something from the setting.
[54:51] Okay.
[54:52] So what are calling Mr. Premier?
[54:53] Yes.
[54:54] And then I mean, it's a beautiful garage that now did you build that garage?
[54:58] Okay.
[54:59] Try to honor it.
[55:00] I just think garage, like, didn't, absolutely.
[55:03] You'll just, you'll do maintenance on your truck in that garage, but just your trucks only.
[55:08] Yes.
[55:08] But we're not doing anything in garage, if something happens like, oh, I'm sure, we're going to do it and we can go inside.
[55:18] No, no.
[55:18] No, no.
[55:19] I just want to make sure it's not like a general commercial repair shop.
[55:23] No, no, no.
[55:24] They really do plan on using that for residential other than the office in the back.
[55:29] No?
[55:31] How much for emergency?
[55:33] So Commissioner Foley raises an interesting question.
[55:36] You're not doing repairs and the garage, the vehicles are going outside for any repair, maintenance, or whatever, you're going to sow it.
[55:47] And is there, I don't know if you said this is there a trash dumpster or anything like that.
[55:53] I don't want to say.
[55:53] There is one proposed to the corner of the garage.
[55:58] And that's new, that's something that isn't there now.
[56:01] Yes.
[56:01] Yeah, just a standard trash bin, or something like that.
[56:05] Every day, run a mill.
[56:06] Yeah, just that.
[56:07] So I have Mr. Mithir.
[56:10] Mr. Mithir, there's actually a little bit of a question.
[56:12] Mr. Mithir, coming now.
[56:14] I have no comment.
[56:15] OK, so would you explain to me, I guess, this quasi,
[56:20] what's this CPA,
[56:24] hervisa, what are you doing anything there?
[56:28] Or is that just a designated place
[56:31] you're not going there.
[56:40] Okay, so we're not doing anything there.
[56:44] Is that this area that we're proposing for the gravel drive?
[56:47] Because you're going to use the water quality.
[56:49] It would be controlled by those hydrodynamics.
[56:51] Is this area at the back?
[56:54] Is there a structure?
[56:55] There is a section in this groundwater component that allows you to consider
[57:01] area of vegetated landscape.
[57:03] Well, space, as it means to control water quality from simple and pervious area.
[57:13] So it basically serves that you should measure the length and width of the area and have a similar sized area.
[57:20] In fact, that can control infiltration and any, you know, basically cleaning of that area.
[57:29] So that's what we're proposing.
[57:30] It will be graded to the continued to drain across the north-western property
[57:34] boundary.
[57:35] Thank you.
[57:38] Just to final comments, just thanks to Commissioner Cabinera Wagner and the
[57:45] Terry for your service.
[57:47] I know your term is expired.
[57:49] You have continuing on.
[57:51] You're going to run for reelection, whatever.
[57:53] I know Commissioner Baganski is running.
[57:56] So her term is up, but she's running and we wish her well.
[58:00] So, but thank you very much for, I know it's a lot to ask a people to volunteer for these positions.
[58:05] It can be very late nights, a lot of nights, and a lot of homework and even joined by sites and reviewing documentation and stuff.
[58:13] So, it's a lot to ask a people and it's wonderful that some people do step up and serve the community and without that, the community doesn't function.
[58:19] So, thank you very much for that.
[58:21] And also, we have been also thinking about in our office today about people in Jamaica,
[58:26] we even have people in our office who have family in Jamaica.
[58:28] So, and it is a category five.
[58:34] Thank you.
[58:36] So,
[58:38] thank you.
[58:39] Any other comments from commissioners?
[58:40] The motion will be in order.
[58:44] You do approve application 25-45-E, a-a-k-trapping.
[58:49] Points 1 through 10, ooh.
[58:53] We have additional notes there.
[58:54] I'll read this one.
[58:56] Points 1 through 10 are all written in, so I'll read it at 11 and 12.

[59:19] Yeah, a landscape on the amount of 3,000 is required. It must be submitted prior to the issuance of certificate of occupancy for if it is not completed
[59:26] Okay, okay.
[59:30] Any other discussion?
[59:32] All the favor?
[59:33] All right.
[59:33] Any opposed?
[59:34] Any abstaining?

[59:36] You're not listening.
[59:37] You're not listening?
[59:40] You're not listening?
[59:42] You're not.
[59:42] You're not.
[59:42] We move on to a vacation.
[59:45] 1-5-47-P.
[59:50] I've got that one.
[59:53] I've got that one.

[1:02:16] don't have any bombs.
[1:02:18] No bombs.
[1:02:19] Thank you.
[1:02:19] We have any old business.
[1:02:21] No old business.
[1:02:23] We have training.
[1:02:25] I don't think they have their other business, but okay.
[1:02:27] What's that?
[1:02:29] No applications officially received.
[1:02:31] We've never received anything.
[1:02:32] We've never received anything.
[1:02:33] Other business.
[1:02:34] So all the businesses we do have in your upcoming schedule,
[1:02:37] you know, number 17.
[1:02:40] This is a correct date, right?
[1:02:41] No.
[1:02:41] That's a number 18.
[1:02:44] I talked to kind of trace today.
[1:02:45] actually, and we'll do our normal 7pm meeting, we'll have a business meeting to do that
[1:02:51] to the care assuming we have all the seven members that are available.
[1:02:57] And the only thing on the agenda that night will be a training session, we did talk about
[1:03:01] potentially having some other cohorts that wetlands in ZDA may become for a portion of the
[1:03:07] level I kind of training and when that we're still working on some of those we just did.
[1:03:10] But we definitely will be having planning on a commission training, and then the only other meeting
[1:03:14] for November would be the next week.
[1:03:16] We have a public hearing on a text amendment, depending on who it's being chair, I'll just
[1:03:22] throw out there.
[1:03:23] If either of those meetings we want to have this eternal discussion, planning discussion
[1:03:26] on some goals over the next year, topics that you want to work on, just tonight are always looking
[1:03:33] for new things to be looking forward, and to that end it's just as we people look at your
[1:03:42] and we want to work on in that regard, so.
[1:03:45] And then lastly, I just want to say three or his many years
[1:03:49] of service to the sound.
[1:03:51] So we'll say it when people that are really good people
[1:03:56] decide to move on, but I'm wishing you the best
[1:03:59] and moving on to things that you really are.
[1:04:01] What I'm doing and Bob and Alan,
[1:04:04] who both contribute to tremendous in the last four years.
[1:04:07] We had a busy four years, we had a lot of topics
[1:04:10] that we dealt with over the last four years.
[1:04:12] So, I think they're chickenly and out a little bit myself.
[1:04:17] Having said that, I'm sure they'll appear.
[1:04:20] Back in front of us in some form.
[1:04:22] We should both.
[1:04:23] Well, as well.
[1:04:25] Thank you, Michelle.
