[27:56] was what my thought was initially on this property. But after reviewing the
[28:01] property and talking to some different real estate people in the area that
[28:05] really knows the market, we're we're we're going to shift and potentially
[28:09] build some houses first and then on the the open ground that's up there, not
[28:14] what the concrete is. And then if if we find that we get a lot of people as
[28:18] we're building these houses that want the senior houses, then we might bust up
[28:22] that concrete and put senior houses on the back side. That way they're more
[28:27] private. They're more cuz I think seniors would prefer to be more safer
[28:33] cuz whenever I built my subdivision down in Tretown, I put a road in and they
[28:37] were kind of a controlled entry point on that property up there with the road
[28:41] kind of around it. There's really not a whole lot of safety that maybe the
[28:45] seniors desire. So, but but if I say that in if I can't figure out what to do
[28:51] with the concrete, then I was going to have Bobby come in with his crushing
[28:54] machine and just bust it up. We'll use the rock for foundations, but we're
[29:00] going to kind of put that on hold for maybe while we're building these houses.
[29:03] So, the the type of houses that we're looking for East Missouri Action for the
[29:09] last uh uh since 2022, they got a grant to build houses and train and we've been
[29:16] [clears throat] building these kind of houses. This this is a little three
[29:19] bedroomedroom uh two bath house that we've been building and we're selling
[29:23] for like 170 over in the >> Okay. This is one of the type of houses
[29:31] that's got a cuz the property is going to really do well with a combination of
[29:37] of I like to kind of show you my the layout of the property that we're

[29:55] use that for senior housing. That way it's more private. And so we're going to
[29:59] build some houses down in this area that's got uh onecar garages that you
[30:04] can drive in from the street and come right into the house. And that'll be
[30:08] this type of a house. So it it'll be a cute little onecar garage with a front
[30:14] porch and other style of the house that we have. It it looks it's pretty much
[30:19] the same. It's just got a little bit of a different facade on it the front end,
[30:23] but they're still about the same house. are about 1,400 to,500.

[30:31] two bath. And then and then these will have the garages. So, we're going to put
[30:35] those along the road down here. And then what in this other area, we're going to

[30:51] here that'll be a oneway alley. And we're going to build little uh three
[30:56] bedroomedroom, two bath houses. And we're going to offer a base model for a
[31:00] bath and a half. And they're going to have rear entry garages. So we're going
[31:04] to have detached rear entry garages. So they can come in the alley and come into

[32:56] to be two lots are going to be narrow because of the spacing. And then I got a
[33:00] three I got a twotory model that I I built. Also,
[33:06] this is the twotory model that's only 24 ft wide and it's got three bedrooms
[33:11] upstairs and it's got a flex room on the first floor. It could be a bedroom, too.

[33:28] market for three bedrooms are pretty weak. But if people come in and they

[37:49] teaming up with him on this project cuz I built this will be my fifth
[37:53] subdivision I've built. This will be his first. So,

[38:02] a really neat guy to kind of hook up with. I'm excited about teaming up with
[38:06] him and uh and then like I say, if this works well and we get a lot of lot of of
[38:13] desire, then I'm going to do something with that concrete. I haven't quite

[43:04] something, bring more people into town, it's a great idea. I think the market is
[43:10] really strong because you got a strategic location. I mean, we can even
[43:14] draw from potentially Chester. People want to get out of
[43:19] » Yeah, we can even draw. We're going to market over in Chester, too. So, yeah,
[43:24] we're going to I think the opportunity cuz, you know, cuz that's what McBride
[43:28] is doing an open house thing next week. [snorts] Next Wednesday. Yeah, next
[43:33] Wednesday they're going to do a meet the community thing at the YMCA in St. Jen.
[43:38] So, I was going to just go there and just kind of see see them and cuz then I
[43:43] think they're looking for contractors on Thursday. So, they said they're going to
[43:47] try to hire a lot of local contractors. So, I hope they don't. But Lu has got

[45:07] never had anything before. So, we kind of worked with Perryville to kind of
[45:11] model some of their ordinances and stuff like that. So, so yeah, this so that's
[45:16] why I thought we're going to build the houses first and then we're going to see

[1:14:33] manager. uh the manager uh listened to what we had to say as far as the skills
[1:14:39] to utilize you for the position. And then we had made number one being
[1:14:44] QuickBooks. Although we know a lot of different offices run different ways, we
[1:14:47] want somebody with experience in the QuickBook area. But we went over
[1:14:50] accounts payable and receivable and positions required uh to familiarize
[1:14:54] them with sunshine laws and regulations and budgeting and banking. I we really
[1:14:59] went through the details with them over the phone before sending them the uh our
[1:15:04] our approved list of qualifications and they ran those numbers and uh got back
[1:15:10] with us and they have two candidates that they feel that they're ready to
[1:15:14] send here uh for us to interview. Uh the difference between uh express employment
[1:15:20] uh and our previous employer is the search person search company is that um
[1:15:27] they don't place anybody full-time more than 90 days. That person's placed
[1:15:32] receive us a fit. They're temporary. That 90 after the 90 days is over with.
[1:15:36] If we feel like we want to offer them a position after the 90 days, we're able
[1:15:39] to do that. Otherwise, they will take that person out and put someone else in.
[1:15:43] But still we have the interview process ahead of that. So we can choose that
[1:15:48] person and uh so uh and also what's different with this agency is there's no
[1:15:55] upfront deposit like we had before which was quite extensive amount of big amount
[1:16:00] of money and regardless if we hired them or not um if they failed in their duties
[1:16:06] or we had to replace them we had to pay another fee you know to get uh other
[1:16:10] employees. this you kind of pay as you go, but in the end the fee can be as
[1:16:14] high as our last employment agency. I sent out to everybody on uh their emails
[1:16:22] um and if you haven't received I'll send it again cuz I understand some people
[1:16:25] didn't get it. Um what they had to what they had to say about it. Um but
[1:16:34] the child care is 90 days temporary positions but the people are qualified
[1:16:39] uh office managers uh you know clerical managers and they have uh you know clerk
[1:16:46] experiences or qualifications but this is the last um I told them that I would
[1:16:50] be meeting with the board tonight and that I would uh bring this back to
[1:16:54] everyone's attention and they sent me this message real quick see if I here Uh
[1:17:00] I asked them to put in a nutshell what it is exactly that they do and they said
[1:17:04] uh they want to follow up with us with condensed uh information provided that
[1:17:09] express employment professionals provides temporary evaluation
[1:17:17] hire and direct hire staffing solutions for professional administrative and
[1:17:22] commercial positions. We uh connect businesses with qualified candidates,
[1:17:26] helping reduce hiring times, over uh turnover, and staffing cost while
[1:17:31] meeting their work force needs. So, what they're saying is that they're handling
[1:17:36] all the pre-in handling all the pre-qualifications like before, but
[1:17:39] we've set it up through the mirror for the like we did last time interview
[1:17:42] process. The board of course would do the interviewing like we did last time,
[1:17:46] which was pretty successful, and uh we would pick that candidate. Whatever we
[1:17:50] pay the candidate uh is up to us. Uh but they will add a fee on top of that
[1:17:57] hourly wage. So this is just an example. You know, if we paid somebody $10 an
[1:18:01] hour, they may charge us $15 an hour to have that employee for the 90 days.
[1:18:06] After the 90 days, we can offer that same amount of money we're paying them
[1:18:10] or set them into a a salary that suits our budget. And uh but it does give us
[1:18:16] an opportunity to see the fit. >> Yeah, it does.

[1:19:42] their fee is to put $10 more dollars on that, that's $30 an hour and next thing

[1:21:37] site location is selected it's on the wall at port uh roughly and the uh city
[1:21:46] plats are underneath there from St. John that uh give the specific location with
[1:21:52] the [clears throat] property locations. Uh and to summarize
[1:22:00] uh there's three issues. One of them, well kind of there's probably more, but
[1:22:06] one of them is uh I took down with uh Eric and
[1:22:14] uh Charlie and Frankie. The um uh former playground and it's now located
[1:22:24] uh the roof section was in the driveway in front of city hall that needs a
[1:22:28] little work done on it. the metal components, the smaller ones are in the
[1:22:33] the uh water former water treatment plant next to city hall. And then
[1:22:38] there's some uh items parked on Third Street. Uh so we're all down. Everything
[1:22:46] got disassembled nicely without hard with hardly any damage. The next steps
[1:22:52] on that is to clean it and paint it uh so that it's ready to install. Then uh
[1:22:59] while that's going on, then the site prep needs to be done down in that field
[1:23:05] to stake it uh with the transit, you know, to locate some stuff to locate
[1:23:11] things. Well, we're going to have a playground with one swing set is what we
[1:23:16] got. Had two toddler seats on it. We're going to need to purchase another their
[1:23:21] swing set and one of those coil spring things that wiggles back and forth with
[1:23:25] my kids cuz they like that so much. And we're going to have a smalls size soccer
[1:23:30] field because that requires minimal outlays other than goalposts
[1:23:36] uh so that uh kids can practice there. It won't be full size for adults, but
[1:23:42] for kids it'll be just fine. And other municipalities maybe come out and
[1:23:47] utilize it because people are always looking for fields. We know in Pigville
[1:23:52] they have a monster soccer field there and it's heavily utilized. We're not
[1:23:56] going to have that in our fair city, but we'll have something to use that'll uh
[1:24:02] mesh with some of the other things. >> Then, uh the park district in Arnold
[1:24:07] also gave us a couple park benches. So, uh, the intention is to we'll have a
[1:24:14] small parking space next to the gravel road off of Highway 61 and we'll put
[1:24:20] some benches there and do some tree plantings
[1:24:24] coming up in the fall next month, two months. We have some
[1:24:30] larger cypus trees now that Adam has that heavier equipment that can be dug
[1:24:35] out and transplanted in a couple spots just to give quick shade. And then on
[1:24:40] the other area off of Fourth Street, there'll be another entry that'll be a
[1:24:44] walk-in off of Fourth Street. It's slightly sloped to ready. And I've
[1:24:49] spoken with Adam about uh building that up a little bit more. So, it's a gradual
[1:24:54] slope and it can be accessed easily for equipment to come in and mow. And I have
[1:24:59] some uh Lombardi poppplers,
[1:25:04] which are tall, skinny, very fast growing trees. that uh we'll bracket
[1:25:11] that entry, you know, like two archways so that uh that you'll know where it is
[1:25:18] and you know, it'll just be like three small trees on each side uh to frame it
[1:25:24] a little bit. And uh and then the uh Arnold's people gave us a book with uh
[1:25:32] another vendor who they've worked with. prices are probably going to be in the
[1:25:37] same ballpark, but we can we need to get with them as well because
[1:25:43] I think they're more local or in Chesterfield. Uh and uh and then kind of
[1:25:48] button things up to have some things installed. Our as we mentioned at prior
[1:25:53] meetings, the bids and estimates that we got uh from the concern in Firmington
[1:26:00] was way over budget and uh a lot of it was you know uh rubber mulch and labor
[1:26:08] and stuff like that which drove up the price to be uh more than twice what we
[1:26:15] have allotted for the project. We're going to need to use some of the money
[1:26:19] for that project for excavation for concrete. We're doing some drilling with
[1:26:25] a post hole auger or something to put to make post. There's probably about 12
[1:26:30] holes that get uh excuse me, probably about 16 holes that get dug in the
[1:26:35] ground that uh a little, you know, once the metal components are placed on
[1:26:41] gravel and leveled, then we'll fill it in with some concrete so that it's
[1:26:46] stable. There's uh one piece under the central pillar of concrete that's
[1:26:52] probably going to take 3/4 of a yard of concrete. And I don't know what concert
[1:26:57] is these days, but it's probably about $200 a yard. I would imagine it
[1:27:01] » is 169. Yeah. >> But
[1:27:05] » it it's right now 160. I checked on it yesterday.
[1:27:10] » Yeah. Okay. So, uh and then my and then they, you know, if it's less than a
[1:27:17] certain amount, then they charge delivery fees. So, it probably ends up
[1:27:21] being about $200 a yard. And I would estimate that we need probably two
[1:27:27] yards, two and a half at the most to uh to seat everything, including the park
[1:27:34] bench seats. Those are just little little things. And we're going to need
[1:27:38] the manpower there. to do that. We might have to hire we've got some other people
[1:27:44] that are concreers or something that uh do things quickly uh instead of uh
[1:27:50] utilizing our staff that is not professionally trained in concrete
[1:27:56] placement or whatever. So, I know it's not that complicated, but it has to be
[1:28:00] super level and there has to be on a center pillar. There's probably about 8
[1:28:06] to 10 uh anchor bolts that need to be placed in the concrete and it needs to
[1:28:10] be super level uh when it's done and then it can be just dropped in and
[1:28:16] bolted in and assembled and uh the assembly should be pretty
[1:28:21] straightforward. We did it. You know, it's going to be easier to
[1:28:26] reassemble it than it was to disassemble it because when you're disassembling,
[1:28:30] there's areas that are seized from corrosion or whatever it requires
[1:28:35] [snorts] spraying and wrenching and torque, you
[1:28:39] know, all this additional hardware to bust things loose. In the assembly
[1:28:45] process, we'll order some new nuts and bolts to make things go quickly and then
[1:28:50] use anti-sea
[1:28:59] or whatever. We'll have that uh the pots playground with two swing sets, a soccer
[1:29:08] field, and a few park benches. Then over on Third Street on the other end on the
[1:29:14] bend where that big walnut tree or pecan tree is, I would like to purchase
[1:29:20] another set of swings over there. There's kids that live on that end. And
[1:29:26] uh swinging is great. And uh and maybe parallel bars that can be fabricated
[1:29:33] with some uh galvanized metal. And uh that's
[1:29:41] I think we'll probably have uh between 10 and 17,000 to spend with
[1:29:50] installation of new equipment ballpark and uh the rest is going to be labor. We
[1:29:58] got to re uh cover our expenses for fuel cost going up there and late.
[1:30:06] giver, you know, for a week of employees, maybe I'll try to take the
[1:30:10] thing down. And I haven't looked at Leslie will probably look at what the
[1:30:14] labor costs on that was for the disassembly and uh and uh and then I'd
[1:30:23] like to move forward pretty quickly with it, you know, so that by uh
[1:30:29] midepptember, by third week of September, we have what we have
[1:30:32] installed. And uh and uh the new stuff that we
[1:30:38] contract out should be installed by in October, which will put us in under
[1:30:44] deadline. I don't think we're going to have to buy
[1:30:47] a lot brand new. We should have enough. It's just a few little things to uh
