more encompassing scale focusing on
creating a pattern of development with

an integrated design requiring
pedestrian friendly development and a

sense of community through form. The FBC
is only found in areas of town that are
[1:22:00]
served by water and sewer as PCDs were
intended to be. Article 2 does not have
[1:22:04]
limitations on sensitive beyond form.
Allows multiple buildings to be sighted
[1:22:07]
on one lot if they front on a street or
courtyard and allow minimal setbacks
[1:22:12]
internally. When discussing PCDs in
relation to article 2, it seems that
[1:22:15]
they are not necessary in the zone as
the intent of them was carried forward.
[1:22:18]
If there are concerns of the zoning
requirements of the zone which they are
[1:22:21]
located in, we should discuss those when
we discuss article 2 as they would no
[1:22:24]
doubt apply to all.
If you guys would like to say more about
[1:22:29]

give you that option to have a place to
[1:22:33]
speak. It's it to me it's like we have
had no um
[1:22:41]
no real expertise in PCDs you know and

is one way to look at it between telling

them this is what something is just
because there are multiple ways to look

we get to article two and how the
requirements of article 2 would play

with them as a use because one thing
that we note is that the PCDs when they
[1:24:12]
were created they were required to
adhere to the dimensional table at
[1:24:16]
external lot lines right um and that
they just weren't updated with the table
[1:24:20]
of dimensional requirements which has
been beneficial to some people using
[1:24:25]
PCDs
to, you know, build things. Um, and that
[1:24:31]
if we want to keep them in the center
zones, we need to make sure that the
[1:24:34]
form requirements underlying would be
kept because the intent of a PCD was not
[1:24:41]
to get out of and if they have issues
with the form, we need to talk about
[1:24:44]
that as a whole. PCD shouldn't be the
way of getting out of it. So, that's
[1:24:47]
kind of the concept is I just this is
what it is. what is it actually
[1:24:50]
providing that's a benefit
that isn't just an issue that we have
[1:24:54]
with article 2 that may need to be fixed
for everyone that would fall under
[1:24:58]
article 2. So that's that's the way that
I see it and I'm hoping that's the take
[1:25:01]
they'll take what they'll have to take
away from it. But yeah,
[1:25:04]
» we should try to avoid them making a
fixed and firm decision that we will do
[1:25:12]
PCDs and instead kick the can

and how I see it is that, you know, the

that you can be more flexible with
citing things online. You can allow more
[1:26:36]
uses in near each other. Um, and it
doesn't need that use because the
[1:26:43]
entirety of article 2 is kind of
allowing those things. That's that's how
[1:26:46]
I kind of took it. I do need to meet

[1:26:50]
MPD, which is a little concerning to me
because if MPD is the sequel to PCD,
[1:26:55]
that's a much more difficult
conversation in my opinion. So, I will
[1:26:58]
