I think this is the appropriate place I

wanted to, there she is.

So after, at the end of our last meeting we had a,
[0:48]
a, a little update on upcoming stuff
[0:51]
and one of which was a potential drive
[0:55]
around little tour.
[0:57]
You know, we had talked about that in the spring,
[1:00]
didn't get it going, but that came up.
[1:03]
And so we had a question from
[1:08]
the view usages and staff responded, I think,
[1:12]
in a pretty timely fashion.
[1:13]
But I just thought I'd go over a few things for the rest
[1:16]
of our public if they're interested.
[1:19]
First off, you know,
[1:23]
this spring we had talked about, you know, the,
[1:26]
the town is kind of gathering
[1:29]
or compiling all of our de restricted
[1:33]
information into a good format
[1:36]
so we can all see where it is.
[1:38]
And we had thought, you know, it's a good,
[1:40]
that would be a good time for us to all kind of take a drive
[1:43]
around, see where we've got stuff.
[1:45]
And you know, a few things around that.
[1:48]
But also what's come up in, in the meantime is the town
[1:52]
of Ale also owns a lot of properties
[1:54]
that they've been acquiring over the last kind of bunch
[1:58]
of years as an employer for their employees.
[2:03]
It is not part of the town's housing community program.
[2:07]
It is town for town employees
[2:09]
and that they're not de restricted.
[2:11]
They are, you know, employer housing for their employees,
[2:16]
but, but they're, they're kind of scattered.
[2:18]
And some of the discussion has come up, you know, should we
[2:22]
as a, as a town, as a community, look at maybe some
[2:25]
of those are less appropriate than others
[2:28]
to keep over the long term.
[2:29]
We've got some new opportunities at Timber Ridge
[2:33]
for the town to own some units
[2:35]
for housing if that's what they wanna do.
[2:37]
And so the other thing that's come up is now
[2:42]
the town has wanted to have a discussion about those types
[2:46]
of units and probably the whole bigger picture.
[2:50]
So this would be a good opportunity for housing authority
[2:53]
and staff, maybe with council, maybe not to go have a,
[2:56]
a drive around to look at those kinds of things.
[2:59]
So that's what, that's what the tour is about.
[3:02]
And it is not about any kind
[3:05]
of looking at open space lands or that, that kind of thing.
[3:09]
Those have been addressed in a couple of different plans,
[3:12]
2007, 2018.
[3:13]
So nothing to do with that.
[3:15]
It's really about getting a handle on our inventory
[3:19]
and seeing if there's opportunities to do, you know,
[3:24]
keep this, we, we own some properties in buildings that are
[3:28]
kind of ready for redevelopment
[3:30]
and kind of have a look at is it worth really being a part
[3:34]
of that or just sell it to the, the private sector
[3:37]
with the funds elsewhere.
[3:39]
Just that sort of larger discussion.
[3:45]
So another question about sort of discussing,
[3:50]
making sure that we are staying as transparent is
[3:55]
we should be, and a couple things along those lines.
[3:58]
First off, we have advice from our legal counsel
[4:01]
periodically, especially when we have new members about open
[4:05]
meetings, what we should
[4:07]
or should not discuss in public versus executive session.
[4:12]
One of the things about real estate is it's a couple things.
[4:16]
There's some private personal information involved in,
[4:20]
in some of those that we have to be very aware of.
[4:24]
Second, a lot of these are, you know, negotiations,
[4:28]
real estate negotiation.
[4:29]
Sometimes it is down to actually, you know, preparing
[4:34]
to make an offer on something.
[4:35]
Sometimes it is more, you know,
[4:40]
preliminary, but it,
[4:42]
but at any rate, they're oftentimes something
[4:45]
that is not appropriate for public meetings
[4:47]
because as soon as we start talking about a particular
[4:52]
property, either the, the landowner doesn't know about it
[4:57]
or you know, isn't ready to talk about it
[5:00]
or the public is saying, what about wait, wait, you know,
[5:04]
before we've even gone the next step.
[5:06]
So that's what some of that's about.
[5:09]
So we're I think complying with as much transparency
[5:13]
as is appropriate on these things.
[5:15]
And when it comes to a decision making, obviously
[5:19]
that is a council writing the checks open meeting decision.
[5:24]
So that's when it really comes down to that kind of thing.
[5:28]
And the last comment was about the,
[5:32]
I guess we're calling it now West Lion's head,
[5:36]
the old evervale with Vail Resorts.
[5:38]
And yes, we are very well aware of that
[5:43]
and we're keeping an eye on that.
[5:44]
But it is, in my opinion, it's still early innings.
[5:48]
We kind of, you know, it's hard for us to engage
[5:51]
until we're starting to see something to engage with.
[5:54]
So just anybody's looking we are, yes, very aware of that.
[5:59]
So that's my comments.

So on the CDOT eastvale property side of things,
[6:48]
or as we have said in our, in the RFP,
[6:51]
the Columbine Neighborhood Community Housing Project,
[6:54]
as you guys know that RFP opened on July 15th
[6:59]
and the proposal window closes this Friday
[7:03]
at 5:00 PM So really the update there is that we,
[7:08]
we know of a handful of parties who are going
[7:11]
to be putting in bids already.
[7:13]
We also know there are some who are kind of on the radar
[7:15]
who we believe we'll be putting in bids.
[7:18]
So we should get a good selection
[7:21]
and we have our selection committee put together
[7:23]
and ready to go opening the bids on Monday morning.
[7:28]
And then it's about a two week review process
[7:30]
before we will notify finalist candidates
[7:33]
and start scheduling interviews depending on what we get.
[7:35]
So that's what we have in terms of upcoming steps
[7:40]
on the RFP front for that project.
[7:43]

So it's moving along

on South face.

South face Vale, they're, they're really just in a flow
[8:11]
with their construction right now.
[8:14]
Again, a lot of the things that you will see is
[8:16]
that they're just working through regular concrete pores
[8:21]
moving east to west on on grade
[8:25]
at the elevated deck.
[8:28]
And then they're starting to work up to the third level.
[8:31]
So they're placing shoring
[8:32]
to start framing out that third level.
[8:35]
So a lot of really good progress on on
[8:38]
that front across the site.
[8:40]
There's also just continued utilities work
[8:42]
that happens right in front of those concrete pores.
[8:47]
I think the other big thing that folks will see in the next
[8:52]
few weeks is that micro pile drilling
[8:56]
for the soil nail wall on the far west side will
[9:01]
resume for its final push.
[9:03]
So that should be the last of what we're seeing there.
[9:06]
But that work has gone a little bit more slowly
[9:07]
because they're drilling right into bedrock,
[9:11]
which is good from a structural standpoint,
[9:13]
but slow for work.
[9:16]
So that will be picking up.
[9:18]
And then the only other big update from the last time we
[9:22]
spoke was, I think I'd mentioned we had a couple
[9:24]
of site visits to material storage locations.
[9:29]
One of those was from, one
[9:33]
of those was Quorum Real Estate Group going
[9:35]
to look at a site in Arkansas.
[9:37]
That went well. And then I went down with our owner's rep
[9:41]
and Quorum Real Estate group to the lumber storage yard
[9:46]
and the Panelization factory where we have our first orders
[9:50]
of lumber coming in just to watch how things are stored,
[9:54]
how things are labeled, how things are tracked,
[9:56]
and then how they transition to the panelization factory
[9:59]
to actually be put together
[10:01]
and then brought to our storage site up here
[10:06]
over at the state land board property
[10:08]
to start framing this fall.
[10:10]
So that was also really positive
[10:13]
and nicely organized, well run system.
[10:17]
So good to see that in person.
[10:19]
And interesting just to hear about the lumber dynamics.
[10:23]
- This, this is gonna be a different one to watch
[10:26]
'cause we've, so far we've had boxes come right.
[10:28]
As opposed to panels. So I think this is

gonna be fascinating to watch.

and picking from that the storage site in, in Minter area

to start framing this fall.

and got to see some of the finishes that, that they are

here as well, which is really nice.

Again, just to see, be able to see touch,
[11:25]
feel these things in person and they do an excellent job.

So it was nice to see that in action.

See residents kind of moving around one of their buildings
[11:33]
and how those things actually look once they're put together
[11:39]

So last one, timber Ridge.

You know, I think in, in general it's looking less

and less like a massive construction site.
[12:03]
As they start wrapping, wrapping things up,
[12:08]
you see a lot of changes happening in the actual site.
[12:11]
They have final asphalt across the site in
[12:15]
and over the next month they'll be finishing
[12:17]
with all the sidewalks across the site too.
[12:19]
So a lot of the on the ground site work is
[12:24]
hitting big milestones toward the end of the project.
[12:28]
Big site work that you'll see right now is
[12:30]
that they have started and should be finishing this week
[12:33]
excavation for the Western site access stairs
[12:36]
that will go up to Lions Ridge loop
[12:39]
and you'll see the piers start going in
[12:41]
and then the stairs which are fabricated offsite coming in
[12:44]
by the end of the month and being set.
[12:49]
So that,
[12:50]
and then you'll see a lot of difference on the
[12:53]
frontage road as well.
[12:54]
Since that work in the island right in front
[12:58]
of building A is finished,
[13:00]
the monument sign will be going in
[13:01]
and that whole bus transit stop that's in the overhang
[13:04]
of building A is finished out as well.
[13:08]
So big differences on, on the site front
[13:11]
and then really with, with the buildings,
[13:15]
just working through the interior punch lists,
[13:19]
interior painting, final stuff
[13:21]
and all of the exterior finishes in
[13:24]
progression from building to building.
[13:25]
And they're still on track for buildings B and E.
[13:30]
So the next two to come online by the end of September.
[13:34]
So we're, we're tracking with them closely on that to do
[13:37]
what we can to support them hitting that milestone.
[13:40]
- The, the, the original schedule was
[13:44]
for the whole thing completion in October, how, how close
[13:49]
or far think that's gonna go
[13:51]
- Their, their projection for the whole
[13:54]
and I think the schedule has shifted a little bit.

It, it bumped up

and now is bumped to back to
[14:02]
these two in September.

I think they will have the next
[14:06]
and then the next three through November
[14:09]
to early December. I think that's what I seen
[14:11]

and they had indicated they had two new contracts

with the EV team since it's started roughly a month ago.

And several in process, another five or six in process.

that would show on the MLS
