Welcome to the December 2025 regular
[0:03]
meeting of the Clemson Board of
[0:05]
Architectural Review. My name is Todd
[0:07]
Howard and I serve as the chairperson of
[0:08]
this meeting. The other members in
[0:10]
attendance today will now introduce
[0:11]
themselves.
[0:12]
>> Nathan Shop, Hunter Hanahan,
[0:14]
>> Andrew Neptune,
[0:16]
>> Christine Tedesco.
[0:17]
>> The Clemson Planning and Codes office
[0:18]
staff member in attendance is Jacob
[0:20]
Peabody. The recording secretary of this
[0:22]
meeting is Rebecca Wilbanks. BAR members
[0:25]
are appointed by the Clemson City
[0:27]
Council. The BAR's responsibilities
[0:29]
focus on the design aspects of projects
[0:31]
located within one of the five
[0:33]
architectural overlay districts in the
[0:35]
city of Clemson. A copy of the agenda
[0:37]
for this meeting can be found in the
[0:39]
outside lobby. If you are a member of
[0:41]
the public and would like to speak
[0:42]
regarding a matter on the agenda, you
[0:44]
will need to read and sign the speaker
[0:46]
form. On the back of the speaker signin
[0:48]
form is a list of things that fall
[0:50]
within the purview of the B and a list
[0:52]
of things that don't. You will be asked
[0:54]
for the signed form should you choose to
[0:56]
speak. Anyone speaking will be required
[0:58]
to stand at the lectern and there will
[1:00]
be no speaking from the audience. The
[1:02]
meeting will be conducted in the
[1:04]
following manner. For each agenda item,
[1:07]
the BA will hear a report from the
[1:09]
planning staff. After the staff report,
[1:11]
the applicant will be given an
[1:13]
opportunity to present their application
[1:14]
and demonstrate that it complies with
[1:16]
the relevant criteria. Any resident or
[1:19]
owner of a business or property in
[1:20]
Clemson is allowed to comment on the
[1:22]
application and provide feedback to the
[1:24]
BAR at each review stage. Speakers will
[1:27]
be given three minutes to provide
[1:29]
comments and feedback. Please consider
[1:31]
appointing a spokesperson if there are
[1:33]
multiple people wishing to speak. Please
[1:35]
do not repeat information already
[1:36]
presented by someone else. Questions
[1:38]
asked by the board during a presentation
[1:40]
will not count toward the time limit. At
[1:42]
its discretion, the board may allow the
[1:45]
applicant three minutes for rebuttal.
[1:47]
All comments and questions must be
[1:48]
directed to the chairperson who will
[1:50]
respond or direct the question to the
[1:52]
appropriate party for response. Any
[1:54]
written comments received by the
[1:56]
planning office have been submitted to
[1:58]
the BAR and will be considered in its
[2:00]
decision. After all comments are
[2:02]
offered, the chairperson will close the
[2:03]
hearing portion of the meeting and the
[2:05]
BAR will discuss and evaluate the
[2:07]
information presented in the context of
[2:09]
the requirements of the city code. We
[2:12]
ask that you please turn off all cell
[2:13]
phones or place them in silent mode. As
[2:16]
a reminder to board members, please
[2:17]
avoid side conversations and crawls
[2:19]
talk. Again, welcome to the meeting. And
[2:22]
then we'll have our board member
[2:24]
introduce himself.
[2:26]
>> Okay. So, um the first thing we need to
[2:28]
do is consider adopting the minutes from
[2:31]
last month's meeting. I'm at they were
[2:34]
solid as presented and so no changes
[2:37]
really needed to be made. Do I have
[2:38]
anybody that's willing to make a motion
[2:40]
to accept last month's meeting?
[2:42]
>> Some move.
[2:43]
>> Okay. Second.
[2:44]
>> Second.
[2:44]
All those in favor, please raise
[2:46]
your right hand. Okay, minutes have been
[2:48]
adopted. Okay, action items. The first
[2:51]
action item is off the slate for the
[2:52]
night because that's no longer um up
[2:55]
before us. So, we'll start with action
[2:57]
item number two, 2025 A04. Applicant
[3:00]
Robert Kite Harris Teter is requesting
[3:02]
approval of dumpster location for 501
[3:05]
Old Greenville Highway. So, we'll hear
[3:07]
from Jacob to start.
[3:09]
>> Yes. So, the this was in front of the
[3:12]
board last month. They've come back with
[3:14]
more clear rendering showing what
[3:16]
they're doing. They went to investigate
[3:18]
whether or not the underground dumpsters
[3:20]
were viable for them and they've come
[3:23]
back with a standard dumpster and a
[3:25]
clarification as to grade and everything
[3:27]
showing where they'll be located. Um,
[3:29]
honestly, with that, I'm just going to
[3:30]
turn it over to the applicant to give
[3:32]
them presentation to where we're at.
[3:34]
>> Can you make sure you introduce
[3:36]
yourself?
[3:37]
>> Just me with committ. Um, yes, good to
[3:40]
see you guys as well again from from
[3:41]
last month. Uh so as we talked about
[3:43]
last month, I think there was a few
[3:44]
comments from you guys about the site
[3:46]
plans of moving the ice machine which we
[3:49]
moved to the other side. So you will not
[3:50]
see that in the renderings there. Um
[3:52]
additionally with the landscape plan, we
[3:53]
should have the renderings here. We
[3:55]
added in a few two rows of shrubs kind
[3:57]
of near the dumpster. Um there's a row
[3:59]
of the distilliums and then a row of
[4:01]
holl which will helpful greatly kind of
[4:05]
enhance the screening of that dumpster
[4:07]
from the road. Um Nathan asked
[4:09]
previously to this meeting of what the
[4:10]
grade differential is. So if you're
[4:12]
sitting on 93 right here where that car
[4:13]
is, the elevation there is around 8:14.
[4:16]
The dumpster pad sits at the bottom
[4:18]
around 807. So there is a 7 foot grade
[4:21]
difference from the top of the road to
[4:23]
where that bottom of pavement is.
[4:24]
>> And how tall is the
[4:25]
>> the dumpster screening wall is 6 feet
[4:27]
tall.
[4:28]
>> And then the shrubs specified are 4 feet
[4:32]
>> at planting. So,
[4:40]
» anything else you'd like to add?
[4:42]
>> No, that's I think those are pretty much
[4:43]
the main comments you guys had last week
[4:44]
and just here to answer any questions
[4:46]
you guys have.
[4:47]
>> Okay. Do we have any public comment on
[4:49]
this item?
[4:52]
>> Okay. So, any follow-up questions,
[4:55]
comments, concerns?
[5:03]
a good solution.
[5:06]
As far as planting wise, I don't see any
[5:08]
issue with that. The massing should be
[5:10]
fine. Height should be fine.
[5:13]
Um,
[5:15]
I mean, they're going in at 4T. So,
[5:17]
you're already going to be a foot above,
[5:20]
you know, the fence. Down the edges, as
[5:22]
it slopes down the hill, you're going to
[5:24]
be a little bit um lower than the fence,
[5:28]
but within probably two growing seasons,
[5:31]
I don't see that being an issue based on
[5:32]
the plant they selected.
[5:34]
>> And remind me again, what color is the
[5:36]
enclosure going to be?
[5:38]
>> Dark brown.
[5:39]
>> Yeah, it's a dark brown. It's like a TX
[5:40]
board. Yeah, it goes around it.
[5:42]
[clears throat] There was the plantings
[5:44]
that Nathan requested around the the
[5:46]
underground storage tanks as well that
[5:47]
separated there. So those plantings were
[5:49]
in there as well.
[5:50]
>> And they did continue the air machine.
[5:52]
They continued that landscaping right
[5:54]
between instead of having a gap between
[5:56]
the dumpster and the air machine, the
[5:58]
landscaping just travels right through.
[6:01]
>> And where the tanks are, they put plant
[6:03]
material around the gas tanks. Um Oh,
[6:07]
>> yeah. Buried.
[6:09]
Yeah. Would
[6:16]
» anybody like to make a motion that we
[6:19]
approve as presented?
[6:22]
>> Motion.
[6:23]
>> Anybody second?
[6:24]
>> Second.
[6:25]
>> All those in favor, please raise your
[6:26]
right hand.
[6:27]
>> Okay. Thank you very much. Thank you.
[6:32]
Anyone here for the first application
[6:34]
199 Old Reville Highway that has been
[6:36]
pulled off the agenda?
[6:40]
Okay. So, we're going to move to our
[6:42]
next item. 2025 A09. Applicant uh
[6:45]
Mauricio Vizball LV Collective is
[6:48]
requesting approval of materials,
[6:50]
landscape, and lighting for 398 College
[6:52]
Avenue. So, we'll hear from Jacob first.
[6:56]
>> Um so, there has been some significant
[6:58]
changes to the building. You can see how
[7:01]
previously basically the uh on building
[7:04]
400 the brick has been bringing up a
[7:06]
whole another level and I think has you
[7:08]
know really improved its look quite a
[7:11]
bit. They did on the uh building 398
[7:14]
they brought the detail work of the
[7:16]
brick around the back of the building.
[7:18]
So the soldier courses and the uh just
[7:20]
nicer detail that they went forward with
[7:22]
the um darker bottom. Um let's see.
[7:28]
Well, honestly, it's probably just best
[7:29]
I turn over to the applicant and just
[7:30]
let them move forward.
[7:32]
>> Okay.
[7:33]
>> Would you guys like to Yeah,
[7:35]
>> if you'll just introduce yourself before
[7:36]
you start.
[7:39]
>> Good evening. My name is Muhammad Wilson
[7:41]
Bolton representing the architectural
[7:43]
team that will be invisible with LD
[7:46]
Collective, the developer. Uh, and I
[7:48]
know Chris Lazar with Rwood Design Group
[7:50]
is just around the corner, so they'll be
[7:52]
joining us here in just a minute. Um, I
[7:56]
[clears throat] could drop these uh just
[7:59]
on the two ends. We brought some
[8:01]
additional samples based on the
[8:02]
discussions we had uh I think last
[8:06]
month.
[8:08]
Uh but yeah, we on the architectural
[8:10]
side of things, we really kind of
[8:12]
narrowed it down in our last meeting to
[8:14]
list a few items that we wanted to study
[8:16]
a little bit further. We had some good
[8:18]
discussions about the samples and the
[8:20]
colors and so I brought some samples to show with you today. The first item
[8:24]
was uh what Jacob was just mentioning. I
[8:26]
want to talk about the um College Avenue
[8:29]
facade for 400 College Avenue building.
[8:33]
Um the initial design, the first slide,
[8:35]
the initial design had it had the the
[8:38]
elevation kind of banded in almost like
[8:40]
three similar height material
[8:43]
transitions and I think there's some
[8:45]
comments about it looking more like a
[8:46]
having that wedding cake kind of effect
[8:49]
on the building. And so what we've done
[8:50]
is we went back, we've studied it and
[8:53]
we've raised the brick one extra level.
[8:55]
And so on the next slide there, you show
[8:57]
I I do agree it improved the proportions
[9:00]
considerably. You can now see it as that
[9:02]
darker base with the storefront at the
[9:04]
commercial at the ground level. Three
[9:06]
levels of the red masonry, the sample
[9:08]
I've got down here at the bottom. Uh and
[9:11]
then a true cap for the building that's
[9:13]
only one story tall. So I think that was
[9:15]
a big improvement.
[9:17]
The next thing that we've looked at the
[9:19]
colors in general, we had a lot of
[9:20]
discussions about the fiber cement
[9:22]
colors. We had three different colors
[9:24]
proposed for the project. I think the
[9:26]
renderings have kind of shown them a
[9:27]
little bit different from some of the
[9:29]
color chips. And so we spent some time
[9:30]
on these few renderings that we brought
[9:32]
with us really trying to dial it to
[9:34]
match the samples. I've got with me here
[9:36]
the three colors. Uh I'll pass those
[9:39]
around that we have proposed. You can
[9:41]
see all three of them on on this uh on
[9:43]
this perspective [snorts] view here
[9:44]
which is looking down Strod Avenue. The
[9:47]
light color, the white at the cap of the
[9:49]
building is the is this sample right
[9:52]
here, the Arctic white. Uh, and the
[9:55]
midtone gray is that sample on the very
[9:58]
right uh of this sample right here.
[10:01]
That's what you see surrounding the
[10:03]
surrounding, um, language where we have
[10:06]
the wood accents on building on 398.
[10:09]
Exactly there. Thank you. And then the
[10:11]
cap for building 400 as well. That's
[10:13]
that kind of midtone color. Uh and then
[10:15]
we've got this darker this darker color
[10:17]
here, fiber cement. That's uh where we
[10:20]
have some accents like the inset that
[10:21]
you're seeing there. So throughout the
[10:23]
facades, you'll see we're alternating
[10:25]
between these three colors. Uh we had a
[10:28]
lot of discussions, good discussions
[10:29]
last week about or last month about the accent wood panel that we're using
[10:34]
and uh how it relates to the fiber
[10:39]
cement panel that surrounds it. And so
[10:40]
we went back and actually made some
[10:42]
changes to this color selection to find
[10:44]
something that worked a little bit
[10:45]
better with this uh with this wood
[10:48]
accent color. Uh so you're seeing what
[10:50]
we passed around here. They're they're
[10:51]
the same they're same uh samples come
[10:53]
from both directions. We talked about,
[10:56]
you know, looking at different options.
[10:58]
We did get a few additional samples, did
[11:01]
looked at some options, but we ended up
[11:02]
backing, you know, right where we
[11:04]
started with this one being the what we
[11:06]
feel is the better color for the
[11:08]
project. It works better with the better
[11:09]
with the overall palette. It blends well
[11:12]
with uh some of the accent colors that
[11:15]
we're using with the with the heartscape
[11:17]
and the decking that we're using at the
[11:18]
amenities. And so we've kind of, you
[11:21]
know, we wanted to bring a few samples
[11:22]
just to show you, but we're we're
[11:25]
proposing that we stick to the original
[11:27]
selection here, especially with the way
[11:28]
it works now with the axom fiber cement
[11:31]
that we have surrounding it.
[11:32]
>> Is that the hickory color?
[11:34]
>> That is correct. Yeah, it's it's a
[11:36]
little bit more muted. The other ones
[11:38]
are a little bit more on the orange
[11:40]
tones and we dialed that down on the
[11:42]
renderings a little bit because it
[11:43]
showed very orange last month when we
[11:45]
met and so now we've kind of we did a
[11:48]
better match to that uh color that we're
[11:50]
selecting. Uh on the next slide I think
[11:53]
we have a couple of zoomin views.
[11:57]
Uh this is building 400 showing that
[12:00]
added level of of masonry and kind of
[12:02]
how it helped the overall proportions of
[12:04]
the building. I'll pass these colors if
[12:07]
you would like. These are the three
[12:08]
fiber cement accents. Uh and then the
[12:11]
next slide,
[12:13]
it goes back and looks at the facade for
[12:16]
uh 398 College. This is the entry to the
[12:19]
leasing office. And really what what's
[12:21]
different about this this rendering here
[12:23]
compared to what we've seen is we've got
[12:25]
the colors to match a lot better the
[12:27]
samples that we're passing around now.
[12:29]
So it got a little bit more neutral. I
[12:32]
think I think in the some of the
[12:33]
renderings we showed you last month, the
[12:35]
colors had gotten a little bit too warm,
[12:37]
almost brown, and that was not the
[12:39]
intention. We were going for this
[12:41]
neutral grays, and that's what you see
[12:44]
passing around. Uh the base of that uh
[12:48]
of what we're calling the the treehouse
[12:49]
on the on the left side of the screen
[12:51]
there. The base, as Jacob mentioned, we
[12:54]
went with the darker accents. We took
[12:56]
the wood out of it. We had some wood
[12:58]
accents and I think there was strong
[13:00]
recommendation from from the board last
[13:02]
month to stick to the gray and let the
[13:04]
wood accent be where we have it around
[13:06]
the windows and that's what we've done.
[13:08]
Uh, next slide shows a perspective view
[13:10]
of it. Again, just kind of puts it all
[13:12]
in context. You're seeing the College
[13:14]
Avenue facade there and the storefront
[13:16]
where we have the leasing and the entry
[13:18]
and the commercial space. So, that kind
[13:20]
of all puts it together uh with a better
[13:23]
color match to the samples that you uh
[13:25]
that you've got in your hands.
[13:28]
Next slide. Um,
[13:32]
oh yeah. So this uh this is the back of
[13:34]
the building now 398. Uh we have talked
[13:37]
about uh there was positive feedback
[13:39]
related to the brick detailing and the
[13:41]
articulation that we provided along
[13:43]
College Avenue. We we were advised to go
[13:46]
back and take another look at the back
[13:48]
of the building and see if we can add a
[13:50]
little bit of that details uh that
[13:52]
masonry detailing. And so you can see
[13:55]
here on that this is a zoom in
[13:56]
perspective that we didn't have last
[13:59]
time. We just wanted to zoom in so we
[14:00]
can show some of the details and that
[14:02]
little sliver of the elevation there.
[14:04]
You can see that we introduced uh um at
[14:06]
the very top we introduced a rollock
[14:09]
course uh and a soldier course under it.
[14:11]
So kind of gives it a little bit of a
[14:12]
termination at the top of the masonry.
[14:15]
We've got the soldier course and the and the roll locks around the windows.
[14:19]
And we also introduced a continuous band
[14:22]
at the masonry below the lowest level uh
[14:24]
lowest residential level uh windows. And
[14:27]
so it really it kind of it does some of
[14:30]
what we were trying to achieve at the
[14:31]
front of the building. It just gives it
[14:33]
a little bit more detail. It dresses it
[14:34]
up a little bit and in a sense it kind
[14:36]
of helps break the scale some with all
[14:38]
the banding that's being proposed. So
[14:40]
that was that was this slide here.
[14:43]
Uh and then this again kind of puts it
[14:45]
all kind of zoomed out. This is the
[14:47]
[clears throat] the full College Avenue
[14:49]
frontage there. You can see how it all
[14:50]
comes together. I think with the added
[14:53]
brick on on building 400 there, it kind
[14:56]
of started to put the overall massing
[14:58]
and the composition a little bit more
[14:59]
consistent between the two buildings, we
[15:01]
knew we didn't want to have a, you know,
[15:04]
a repeat of the same architecture that
[15:07]
we're using, but more or less we wanted
[15:09]
the same language and same materiality.
[15:11]
And I think that helped kind of get the
[15:13]
scales to be a little bit more uh uh
[15:16]
consistent and matching between the two buildings even though the scale is
[15:20]
slightly different.
[15:22]
Um and I think that's really it for the
[15:25]
architectural slides. I know past this
[15:28]
point we've got a few more slides that
[15:30]
we had from last month that we needed to
[15:31]
reference. Uh, we've got the 2D
[15:33]
elevations as well if you all have any
[15:35]
questions, but it was really kind of
[15:37]
more of just trying to really zero in on
[15:40]
the actual materials and put it all
[15:42]
together to make sure that it it it
[15:44]
blends and it works well. Um, so happy
[15:47]
to answer any questions. [clears throat]
[15:49]
Uh, I know Chris is is here. We can we
[15:51]
can jump into right landscape. And
[15:53]
>> I I just have one quick question. Accent
[15:56]
to the left of these windows here. Is
[15:58]
that the same as over here?
[16:00]
>> That's correct.
[16:00]
>> Okay. because some of these pictures
[16:01]
aren't exactly the same. I just want to
[16:03]
make sure those are supposed to be the
[16:04]
same.
[16:04]
>> Yeah, they're same. And I think maybe
[16:06]
what we had done was we we kind of
[16:09]
doctorred some of it on the large
[16:10]
building to match this and maybe we
[16:13]
missed doing that on the 400,
[16:15]
>> but it's intended to be the same.
[16:17]
>> Just a procedural question. Should we
[16:19]
ask for public input just on the
[16:21]
materials and architectural expression?
[16:23]
>> That is I mean it's one really
[16:25]
application. You can split up if you
[16:27]
want, but it's probably best to ask for
[16:29]
it in total. I think
[16:31]
>> is really one application.
[16:34]
>> Does anybody want to bring up anything
[16:35]
while it's fresh in their heads tied to
[16:37]
the color choice and the detailing?
[16:41]
>> I think it looks a lot better raising
[16:42]
that bridge.
[16:47]
» What is the crowning element at that final story on building 400? that
[16:52]
it will be. So the top level of the cap
[16:54]
is a fiber cement panel and so what
[16:56]
we're going to have at the very top is
[16:58]
going to be a coping. So it'll be a
[16:59]
metal coping that would extend down and
[17:02]
just kind of have a little bit of a
[17:03]
termination edge at the very top. Is
[17:05]
that what we're talking about? Yeah.
[17:06]
>> Yeah. I mean it honestly looks I see
[17:08]
some sort of like verticality within
[17:10]
that hatch pattern.
[17:11]
>> Oh, there's a weird printing or
[17:13]
something.
[17:14]
>> Yeah. So this is really more of the
[17:15]
reveal patterning that we're doing on
[17:17]
this. So like in typical field condition
[17:19]
where we have the fiber cement panel, we
[17:21]
really have uh we have two main
[17:23]
conditions. We have the board and batton
[17:24]
and that's what we're using where we
[17:26]
have some of the white uh the lightest
[17:29]
white color. We have the board and
[17:30]
battons and that helps kind of break the
[17:32]
scale, makes it give it more of a
[17:34]
residential feel. Uh and then with the
[17:36]
rest of the fiber cement panel, normally
[17:38]
those come in sheets of 4x8 and so you
[17:40]
would have kind of reveals at the at the
[17:42]
transition from panel to panel. on the
[17:45]
front on College Avenue here, we just
[17:46]
kind of introduced a slightly more
[17:48]
elevated pattern related to that re to the reveals. So, instead of it just
[17:52]
being the regular reveals, you know,
[17:54]
every four feet, we've done something
[17:56]
that breaks it, gives it a little bit
[17:58]
more detail where it fronts uh College
[18:01]
Avenue. And that's kind of what you're
[18:02]
seeing below the metal coping further
[18:05]
down you're seeing some of those reveals
[18:06]
start and stop. We're trying to come up
[18:08]
with an interesting compositions with a
[18:10]
prominent facade.
[18:11]
>> Sure. Yeah, I get that. The coping
[18:14]
itself is is solid metal. Yes.
[18:17]
>> Coping. Okay.
[18:18]
>> Yes. It would be a metal metal coping.
[18:20]
And that would only be that would only
[18:21]
be at the top of the parapit. And
[18:24]
usually you would have a leg that kind
[18:25]
of extends down 46 in or so.
[18:28]
>> Okay. It just looks like something more
[18:30]
unique.
[18:30]
>> Almost like a soldier or
[18:33]
>> Yeah. Or some sort of wood.
[18:35]
>> I think it's just one
[18:36]
>> like the rendering
[18:39]
of it.
[18:40]
>> And I agree the brick work is nice. I I
[18:43]
think that's a nice a nice improvement.
[18:45]
>> And we went like Jacob said with the
[18:47]
dark face to the tower.
[18:48]
>> That's correct. Yes. Yeah. Uh and one thing to point out, you know, where
[18:52]
the plan is and Chris will talk about
[18:54]
this a little bit more where we have to
[18:56]
amenities on 398. We're kind of going
[18:58]
with like that that decking that's got
[19:00]
the same texture and color. So, we're
[19:02]
going to be doing a match to that to
[19:04]
help blend it. So, really what we've
[19:06]
done is we've taken the wood accent away
[19:08]
from the base. And I think to a certain
[19:11]
degree that helped kind of float that,
[19:13]
you know, element that we're
[19:14]
celebrating. But then we'll tie these
[19:17]
color palettes again when we have the
[19:18]
decking at the at the very at the very
[19:21]
bottom. Yeah. There like here it still
[19:23]
shows this kind of lighter orange colors
[19:25]
that we had from last time because I
[19:26]
know when we were putting this together,
[19:28]
we were still coordinating on the
[19:29]
landscape side. Uh but we we do actually
[19:32]
have the material here that you'll see
[19:34]
in a little bit. Uh and it's a it's it's
[19:36]
more of a match to this. So it kind of
[19:38]
ties it all together. It's not going to
[19:40]
be that light light orange color that is
[19:43]
shown here right at that amenity level.
[19:48]
» Thank you.
[19:54]
Jump into landscape before we
[19:57]
go.
[20:03]
» Um do you want to report out at all
[20:05]
before they present? Do you want to
[20:07]
report out at all before they report on
[20:09]
landscape?
[20:09]
>> No, I'm just happy to go right into it.
[20:12]
Go through all the changes been made.
[20:27]
So that set has it.
[20:32]
[clears throat]
[20:32]
>> Forgot my magnifying glass.
[20:36]
I think you have it on glasses.
[20:57]
» Just when you get ready, just introduce
[20:59]
yourself before you start presenting.
[21:01]
Thank you.
[21:09]
Good evening. Uh I'm Chris Lazich with
[21:11]
Ironwood Design Group. Um we're the
[21:13]
landscape architects for both projects.
[21:16]
Um we kind of did a quick run through
[21:18]
because there wasn't enough time for the
[21:20]
landscape review prior to last month's
[21:23]
meeting. So we understood that the
[21:26]
smaller plans that were requested are
[21:28]
harder to see. So, we sent full-size
[21:30]
prints in and took the time after our
[21:32]
last run through to meet with Nathan in
[21:35]
person to review the plans and have
[21:37]
picked up those comments, the the
[21:39]
feedback and tried our best to address
[21:41]
those. Um, which you'll see reflected in
[21:44]
the digital and the prints that you have
[21:46]
in front of you. Uh, starting with the I
[21:50]
guess we can start with the south
[21:51]
building in the hardscape. Um, as you
[21:55]
might recall, there's a couple main
[21:57]
materials that we have along the
[21:58]
streetscape. Um, the sidewalk, if we're
[22:01]
on page 1.1s,
[22:07]
the main sidewalk you see is the city
[22:09]
standard with the new U tree grates and
[22:13]
the stamped concrete bands that you see
[22:16]
coming off that are designated as P2
[22:19]
for the bands. and HO2 is the the new
[22:22]
city updated standard for the tree
[22:24]
grates and just a regular broom swept
[22:27]
concrete. As you transition from that
[22:30]
10-ft sidewalk, um what's designated as
[22:34]
H I'm sorry, uh PO4 is an etched
[22:39]
finished concrete. This is a higherend
[22:41]
finish of concrete that has some specs
[22:43]
and some different aggregates. So
[22:45]
there's a contrast that is the main
[22:47]
field you'll see and it's represented by
[22:50]
um this material here is
[22:53]
you want to pass that around at the main
[22:56]
entrances for both buildings. We'll
[22:58]
touch on this one first is PO7 which is
[23:01]
our pre-cast concrete PA. Um we had
[23:05]
presented this briefly with the warm
[23:07]
tones uh at our last meeting uh that go
[23:10]
and uh accommodate what is shown on the
[23:14]
building. We also brought some other
[23:16]
alternate color selections that we can
[23:18]
pass out if you know the tones um if
[23:21]
there's comments or you want to see what
[23:23]
the other options are available.
[23:26]
Um the main uh planter walls that you
[23:28]
see is the terracing which is designated
[23:31]
as HO3 and runs uh along the street is a
[23:35]
board form concrete uh planter with
[23:39]
joints. It's a gray tone and it's
[23:41]
represented by this. So that will be all
[23:44]
of the the planter walls that are um
[23:46]
that vary in height. They wrap the
[23:48]
corner as you can kind of see um
[23:52]
the HO3 on the corner and then it turns
[23:55]
up the street and we the leasing and
[23:58]
retail entrance is about uh 2 and 1/2 ft
[24:02]
taller than the street and the street is
[24:04]
sloping up from left to right. So those
[24:06]
planters come down in height as the
[24:08]
grade of the street um comes down. But
[24:10]
you'll see a couple courses. Uh it's a 6
[24:13]
in uh pattern for the board.
[24:16]
This is the wall.
[24:17]
>> This is the vertical wall. Yeah. And the
[24:19]
top will just be a clean uh concrete.
[24:22]
>> Same color.
[24:24]
>> It's formed.
[24:27]
>> Uh we do have uh railings uh on as we go
[24:31]
down to L1.2. We have a cable railing
[24:35]
system. It's just a black. I did bring
[24:37]
metal samples um that show it, but it's
[24:40]
a wire cable um railing guard rail where
[24:43]
it's needed. Uh it's designated as uh
[24:47]
H31
[24:53]
and that's the cable railing. It'll have
[24:55]
black posts which are
[25:16]
pass. This is the closest match I had
[25:18]
missing. Um, it's on the next page.
[25:25]
Yes.
[25:28]
» Yes. Thank you for pointing that. L6.1
[25:31]
shows the character image for the style
[25:33]
of ring.
[25:37]
And then we have uh just the the viper
[25:40]
racks that we're showing uh along there
[25:43]
are designated as H04. It will also be
[25:46]
black to match and it's shown on I
[25:48]
believe 6 uh one detail 19.0
[25:58]
» 6.0 [clears throat]
[26:00]
I'm sorry.
[26:18]
And just to point out a couple things as
[26:21]
we come along to 1.3.
[26:24]
Um the only thing we're showing is we
[26:27]
wanted to point out is that the sidewalk
[26:28]
at the city's request has been flipped
[26:30]
to the alternate side of rigs. So the
[26:33]
only thing you're seeing is as far as a
[26:35]
hardcape is just a regular concrete uh
[26:38]
sidewalk that gets you out to rigs for
[26:40]
life safety egress uh reasons.
[26:44]
And on 1.4 Four,
[26:49]
there was a request during the meeting
[26:51]
to reconfigure the fire lane to allow
[26:54]
for more buffer that we'll talk about in
[26:56]
the landscape uh as you come down the
[26:58]
hill from the neighborhood. So, we've
[27:01]
addressed that and that's designated as
[27:03]
shown in the hex uh the hexagonal uh
[27:06]
pattern. As before, it kind of ran along
[27:08]
the property line to the north. This
[27:10]
allowed us to create more landscape
[27:12]
space and to screen that because as
[27:15]
you're coming down the hill that's a
[27:16]
prominent view. Uh so getting the
[27:18]
mixture of evergreens and we'll talk
[27:20]
about that in the landscape but it helps
[27:22]
us to buffer that back side of the
[27:23]
building.
[27:24]
>> So also just little input there are
[27:28]
transform I think transformers there
[27:30]
>> and so we had to have so much clearance
[27:32]
for the transformers which prevented us
[27:34]
from having screening right against that
[27:37]
area anyway. So that that was the basis
[27:40]
for that recommendation. Uh as well
[27:44]
>> and that's going to be a grass pave.
[27:45]
There's a concrete apron. So it'll just
[27:47]
appear as a lawn space. It's not going
[27:49]
to be an exposed concrete or asphalt.
[27:52]
[clears throat]
[27:56]
U moving to is there any questions so
[27:59]
far?
[28:02]
So on the front walkway, front steps, I
[28:06]
see you have this material here on the
[28:09]
top.
[28:10]
>> That's right.
[28:10]
>> What is the is it coming to the first
[28:14]
riser?
[28:15]
>> Yes.
[28:15]
>> And if so, how is that turn down being
[28:18]
dealt with? Are you just seeing the edge
[28:20]
of this material or what does that riser
[28:23]
profile actually look like? will have a
[28:26]
tread on grade like a top riser that the
[28:28]
PA will butt into. So there will be a
[28:32]
flush tread at the top to signify the
[28:35]
beginning of the stair.
[28:36]
>> Okay.
[28:37]
>> Out of this concrete.
[28:39]
>> That's right.
[28:46]
» And then kind of moving to the lighting
[28:49]
plans which are designated by the five
[28:51]
series drawings.
[28:54]
Um,
[29:00]
[clears throat]
[29:01]
we had in the the print, and I
[29:03]
apologize, we have a full sight
[29:05]
photometric that was distributed to the
[29:07]
team. It doesn't look like it's in this
[29:09]
electronic uh submission, but it shows
[29:12]
the all of the light levels at the
[29:16]
property lines around. Um, we showed
[29:21]
light fixtures and the character image
[29:24]
and the specs for those um, in the
[29:26]
schedule on the top right and what those
[29:29]
look like. We did get some comments
[29:31]
about directing the uplights on 5.1
[29:35]
in the treehouse area away from the
[29:38]
right of way. You'll see that we have
[29:41]
the city standard Duke power fixture
[29:44]
spaced evenly between the trees along
[29:46]
the street on College.
[29:48]
And as you go up uh strode circle on
[29:51]
both projects
[29:53]
and then we have up lights which are
[29:56]
designated by um the circular in the
[30:00]
planters for uplighting the trees. Those
[30:02]
are in grade
[30:06]
[snorts]
[30:07]
>> you can see in this document the uh
[30:09]
sidewalk has been added on this coming
[30:12]
up stro to bring a better pedestrian
[30:15]
route from rigs to stroke. Thank you,
[30:17]
Jacob. Yeah, I forgot to touch on that.
[30:19]
[clears throat]
[30:20]
>> Could I just add real
[30:23]
the way that terminates where Rick
[30:25]
starts, it seems a little sha seems a
[30:28]
little shallow. Should we have a little
[30:29]
more of a landing?
[30:32]
>> Yeah, because you're going to stop there
[30:33]
to wait for traffic.
[30:36]
You know what I mean? Like, does that is
[30:38]
that comfortable?
[30:40]
That little slice right there.
[30:43]
[clears throat] Should it kind of curve
[30:44]
a little bit? Um, well, we don't want to
[30:47]
direct people down rigs. They're going,
[30:49]
this is a sidewalk right here across.
[30:52]
>> I think the main problem I have with
[30:53]
that intersection is you have those
[30:55]
slanted spots. Even if those are
[30:56]
pulling, you know, temporary parking for
[30:59]
ride share or or food delivery. When
[31:01]
they pull out, they're going either up
[31:03]
Rift or upstroke. How are they going to
[31:04]
get out of there? They're either turning
[31:06]
around somebody's driveway or going all
[31:08]
the way around circle.
[31:10]
>> Yeah.
[31:10]
>> Is that big enough to put a rotary in
[31:12]
there? Like a onelane rotary. You think
[31:14]
that would keep traffic from going up
[31:16]
Rigs or Strode? Because college kids are
[31:18]
just going to go up Riggs and turn
[31:20]
around in somebody's driveway. They're
[31:21]
not going to go all the way around.
[31:24]
I was thinking about that. I drove by
[31:25]
there the other day for a one-way lane
[31:27]
rotary. It might fit.
[31:28]
>> That's a good idea. And that the parking
[31:30]
topic you're bringing up was brought up
[31:31]
during the planning commission's review.
[31:33]
And it might have I forget who it was.
[31:35]
It might have been the commissioner, but
[31:37]
the lead, but he they had talked about
[31:39]
making those perpendicular spots so
[31:41]
there wasn't the kind of encouragement
[31:42]
to pull back out and head up bridge.
[31:44]
>> Well, I'm hoping even if you just pull
[31:45]
off the side, it's still facing that
[31:46]
way. You're not going to turn around in
[31:48]
the middle of the road. You're just
[31:49]
going to turn around somebody's driveway
[31:50]
and there's enough traffic.
[31:52]
>> I mean, this is going to cause enough
[31:53]
people going up that way anyway. I'd
[31:55]
like to see some way where they could
[31:56]
turn around [clears throat] before
[31:57]
trying to make that option.
[32:00]
>> Have that option.
[32:00]
>> We did talk about dedicating some
[32:02]
parking spaces within the parking deck.
[32:05]
for for deliveries and Uber and and
[32:07]
pickup.
[32:07]
>> Yeah, I mean we
[32:08]
>> that doesn't
[32:09]
>> we could ultimately [clears throat] just
[32:11]
get rid of these.
[32:12]
>> Uh one thing with the ride share um I'm
[32:13]
up Earl Street. I have a business up
[32:15]
Earl Street and the you the Uber or the
[32:18]
food delivery and ride share, they know
[32:20]
where to pull off. Nine times out of 10,
[32:22]
the person blocking the road is a family
[32:24]
member or friend dropping off people to
[32:26]
get in and out and they it's pretty much
[32:28]
every day you'll see a car just park
[32:29]
there like 10 20 seconds, but they park
[32:31]
in the middle of the street, let people
[32:32]
in and out. So, you do see a lot of
[32:35]
friends and family that are going to
[32:36]
utilize that. And I I'm pretty sure
[32:39]
they're going to come up here and try to
[32:40]
utilize it there. And that's the one I'm
[32:41]
worried about turning around people's
[32:43]
driveways.
[32:44]
>> Yeah. I would like to discourage
[32:47]
>> any unnecessary traffic into a
[32:48]
residential neighborhood.
[32:49]
>> If you could fit a one lane rotary
[32:51]
there, I mean, it's it would be tight.
[32:56]
>> I'm I'm not sure about the rotary. We
[32:58]
can we look at it up. I would be
[33:02]
inclined to do away with the parking as
[33:04]
well. I don't I mean it's it's
[33:07]
every little bit counts. I get it. But
[33:09]
it's a it's really awkward. Think about
[33:11]
a pedestrian walking down there. You're
[33:13]
just going to skip over the the parking
[33:15]
or the sidewalk cuz it's just cuz it's
[33:17]
funky jog to it. Just be a lot cleaner
[33:20]
without it
[33:22]
like getting the need for drop offs and
[33:24]
well which that is not but you know a
[33:26]
drop off space for Uber
[33:29]
>> and what have you. But So you're saying
[33:31]
instead of
[33:33]
>> just [snorts] take a walk straight down
[33:35]
instead of using the sidewalk.
[33:36]
>> Yeah.
[33:37]
>> Goes around
[33:38]
>> or maybe two parallel spots it' be only
[33:41]
10 ft and the sidewalk could come into,
[33:44]
you know, wouldn't be so far out there
[33:45]
as
[33:47]
>> Yeah.
[33:47]
>> I think in real world what's going to
[33:49]
happen is they're going to pull down the
[33:50]
street anyways and just stop in the road
[33:52]
and let people on and off and then drive
[33:53]
up and turn around someone's driveway
[33:55]
where go around stroke. people are going
[33:57]
to go up there to pull off. And
[33:59]
>> so is it better just to do two parallel
[34:01]
then
[34:02]
>> do parallel and three parallel we can
[34:03]
fit but I'm more worried about them
[34:05]
still facing that direction and heading
[34:08]
[clears throat] up towards the road or
[34:11]
>> I don't think we have the room to do a
[34:13]
perpendicular
[34:15]
>> without taking out the trees that are
[34:18]
over there. Well, if you look at the
[34:21]
grading lines, that 32 inch pine is
[34:24]
technically already gone because they're
[34:27]
showing the grading lines
[34:30]
being stacked up and and manipulated and
[34:34]
printed very very lightly.
[34:37]
But in reality, that 32 inch pine's
[34:40]
gone.
[34:43]
>> Uh that's
[34:44]
>> I think they're leaving that that grain
[34:46]
as is. That would be it's been updated.
[34:50]
I think what you're seeing from that
[34:53]
>> save those ones
[34:57]
right here
[34:58]
>> that 32 inch pine. Yes.
[35:00]
>> I mean there's a lot of great change. I
[35:02]
don't know how they're doing that.
[35:04]
I I think existing what the the intent
[35:07]
from the civil engineer was that they
[35:10]
could get this sidewalk in as it was and
[35:14]
maintain that grade that's existing just
[35:16]
dropping off.
[35:20]
» That was the width of Stro currently
[35:22]
wider.
[35:23]
>> Yeah, they're going to take you out of
[35:31]
wing in that creek, right?
[35:34]
Um
[35:35]
yes to an extent.
[35:43]
» Um we can flip to the landscape on 8.1
[35:47]
uh to kind of talk about this area.
[35:51]
Um so we have the the creek area that's
[35:55]
being uh maintained and uh protected. Um
[35:59]
we are rerouting obviously some of the
[36:01]
streams that are on the project and one
[36:03]
is coming under the building that you'll
[36:05]
see um on the branch on the right. We
[36:09]
had presented our plans in November and
[36:12]
as I said we had a chance to meet with
[36:14]
uh with Nathan and Jacob up at the
[36:17]
office and the [clears throat]
[36:20]
suggestion was to create more tree add
[36:22]
more trees create a a denser uh planting
[36:26]
a mix of overstory and understory which
[36:29]
we think we've done a a good job of uh
[36:33]
strengthening that. We've also been able
[36:36]
to save the 28 in oak which was the
[36:38]
comment. So we've got that in. There's
[36:40]
an existing wall there that's going to
[36:42]
remain. That's kind of how it is today.
[36:45]
So that tree will stay on on the corner.
[36:47]
So you're seeing a total of four of the
[36:49]
existing large trees that are staying.
[36:51]
And then we're supplementing uh with
[36:54]
selected species both at the north end
[36:57]
of this plan and along college. So
[37:00]
you'll be higher on the street looking
[37:02]
down toward the treehouse, the deck, and
[37:05]
the the creek area. So mostly native and
[37:08]
adaptive plant um pellets. We took some
[37:12]
of the suggestions that we went over
[37:15]
in person and picked those up.
[37:20]
Uh we have uh American elms as the
[37:22]
street tree. I don't think we got a
[37:24]
comment on that. They're currently
[37:26]
spaced at
[37:28]
basically 40 ft. There's some where
[37:30]
they're a little bit closer to align
[37:32]
with the building and the entrances.
[37:38]
And then moving to 8.2,
[37:43]
the continuation of the streetscape
[37:46]
uh on the plan uh plan east side. We
[37:50]
have uh existing wall that is graded
[37:53]
between the adjacent property that is
[37:55]
going to be um rebuilt and we're
[37:59]
reveating that area. I think one of the
[38:01]
comments we got from November was what's
[38:03]
going on in this area. So we have now
[38:05]
shown there is a sidewalk. It only goes
[38:08]
down to the stair. It doesn't continue
[38:11]
to strobe to create a I think comment
[38:13]
was a walkth through. Um, so it just
[38:16]
very it just goes down to the plan to
[38:18]
collect a stair tower and get people
[38:19]
safely out to college. Uh, and then we
[38:22]
are supplementing and screening that
[38:24]
wall. We have some turf areas and some
[38:27]
foundation uh, evergreen plantings.
[38:32]
» I got one question. This is more for
[38:34]
Nathan. Um, Nathan, these American elms
[38:36]
are going to be the ones on College A.
[38:38]
>> Yes.
[38:38]
>> Um, are you guys using those? What is
[38:40]
it? The Corona street grates for tree
[38:42]
grates for that?
[38:43]
>> Yes. Um, are those the same trees we
[38:45]
have going up in front of the churches?
[38:47]
Because all those grates are this high
[38:49]
up. You know, after a couple years, even
[38:51]
in front of back streets when we did the
[38:52]
streetscape, that tree we had to take
[38:54]
down pushed the grade up about that
[38:56]
much. You you've seen the problems we
[38:58]
had.
[38:58]
>> Yeah, these are going to have that
[38:59]
problem
[39:00]
>> in silver cells.
[39:01]
>> Excuse me.
[39:01]
>> These ones are going to be planted in
[39:03]
silver cells.
[39:04]
>> Okay. So, we're not going to have that
[39:05]
problem 10 years down the road.
[39:06]
>> Should not. And there should be with the
[39:08]
sila cells. I'm guessing there's also a
[39:10]
chemical root barrier
[39:12]
>> as well.
[39:13]
between the sidewalk.
[39:15]
>> Um,
[39:17]
>> yeah, we go believe we've engineered
[39:18]
around that.
[39:21]
>> Um, the only the only comment I have on
[39:23]
this page is the size that those
[39:28]
[laughter] the tulip poppplers are going
[39:29]
to go in on the right. Um, I would just
[39:32]
put a straight sodine because and just
[39:36]
let that natural succession of shade out the grass. Okay. But having
[39:42]
this wavy sodline for five years down
[39:46]
the road just doesn't make sense.
[39:49]
>> Sure, we can do that.
[39:50]
>> I would just straighten that. Okay.
[39:54]
>> And thank you for your suggestion.
[39:57]
>> Uh going to 8.3.
[40:00]
Uh you'll see the continuation of where
[40:02]
we added the additional trees. A comment
[40:05]
that we received this morning that we
[40:07]
addressed is the density of the planting
[40:10]
screening along the evergreen planting
[40:12]
along rigs. Um we have supplemented that
[40:16]
uh and suggested uh using a mixture of
[40:19]
evergreen giant arborite with the shade
[40:22]
trees behind and then broke it up with
[40:24]
the crypto area. Um and we continue that
[40:28]
on to 8.4 to create an evergreen buffer
[40:32]
and then have a backdrop of of a canopy
[40:35]
tree behind it. And as you see on 8.4,
[40:40]
we've got the evergreen screen with some
[40:42]
shade trees in that triangle that we
[40:44]
talked about when we reconfigured the
[40:46]
fire lane.
[40:54]
» Any questions?
[41:00]
We can look at the north building.
[41:05]
So the only question I have is based on
[41:07]
the renderings
[41:09]
like if you look at the architectural
[41:12]
rendering page one there is a like I
[41:16]
know we can't comment on the interior
[41:20]
courtyard that's inside amenity but
[41:23]
there is green plantings on the top of
[41:26]
that building that I don't see anywhere
[41:28]
on any of the plans. Yeah, I I I don't
[41:31]
have those plans in front of me. It is
[41:34]
um I think we took the suggestion that
[41:36]
you had for the planner. It's uh the
[41:38]
green um
[41:41]
uh
[41:43]
what did we put there? I can pull it up
[41:45]
and get you that information. I don't
[41:48]
have that plan. It's a It's a evergreen
[41:50]
hedge [clears throat] that softens that
[41:52]
guard rail behind it. and they're in a
[41:54]
two foot by two foot planter system like
[41:57]
a
[41:59]
>> because I don't I don't remember ever I
[42:02]
don't think I ever commented on it
[42:03]
because I don't
[42:04]
>> no there was a a plant selection comment
[42:06]
and I apologize don't remember
[42:10]
you had made
[42:14]
» so I would just want to know what that
[42:16]
is so
[42:20]
is there something that you would like
[42:22]
to see from
[42:24]
I would just like to make sure it's
[42:25]
maintained.
[42:26]
>> Yeah.
[42:27]
>> I just don't
[42:32]
» I mean that could be fine. I just don't
[42:34]
know what's up there. So I don't want to
[42:36]
recommend something
[42:38]
that's
[42:40]
I don't know what I'm recommending
[42:42]
against.
[42:43]
>> Sure. The the intent is a trimmed narrow
[42:47]
hedge like that will be maintained
[42:50]
evergreen.
[42:54]
So it be like it will be manicured like
[42:56]
trimmed down and
[42:56]
>> That's right. Yeah. It's a vertical
[42:59]
compact. Um
[43:01]
>> I mean as long as you have drainage up
[43:02]
there and irrigation.
[43:04]
>> Yeah, we have irrigation and drainage.
[43:06]
It sits in uh a planter system with a
[43:09]
drain to the uh slab system
[43:12]
>> and it's blocking a railing.
[43:15]
>> There's a railing that's set back 2 ft
[43:17]
from the parapit edge.
[43:18]
>> Okay.
[43:18]
>> So that's creating a green buffer. So,
[43:20]
it's a wellness deck,
[43:22]
>> okay,
[43:22]
>> that's going up there. It's just
[43:24]
pedestal pavers uh with some planter
[43:26]
pots that are back. You don't see them.
[43:28]
And then it's got a perimeter uh
[43:31]
fabricated GFRC or um fiberglass planter
[43:34]
system that sits back behind. And then
[43:37]
the evergreen hedge sits up above the
[43:39]
parapit and you have the guard rail uh
[43:42]
behind that.
[43:44]
>> I mean, it would be easy to put, you
[43:46]
know, a U up there.
[43:48]
That's along I was trying to get the
[43:50]
exact spec.
[43:50]
>> I mean like a Duke gardens you or
[43:52]
something like that. Super easy to
[43:54]
maintain
[43:55]
>> and that's along the lines. I just
[43:56]
didn't want to speak and tell you one
[43:58]
thing and be another. But that's the
[44:01]
design intent is exactly what you're
[44:03]
describing.
[44:07]
» So just so the board knows all of the
[44:10]
comments that I had made were taken into
[44:12]
consideration.
[44:14]
Um, one of the big things was removing
[44:17]
like the wildflower
[44:19]
proposed like wildflower meadow mixture
[44:22]
in the floodway. Um, that is not going
[44:25]
to be a successful long-term element
[44:28]
just due to maintenance. Um,
[44:31]
and so that was a big element. Um we,
[44:38]
you know, they have just sort of a
[44:40]
monoulture in there that I think even if
[44:42]
it does flood, even if it does wash,
[44:45]
it's going to bounce back. Not going to
[44:47]
be an issue. Ornamental grasses will
[44:50]
provide a high high density fibrous root
[44:53]
system. So once established
[44:56]
um I do have a question Jacob whether
[44:59]
the success rate of the seating the
[45:04]
hydro seating is there an expected
[45:08]
outcome or success rate of the hydro
[45:11]
seating if a certain percentage is not
[45:13]
>> yes so of every square [snorts]
[45:14]
foot 70% has to germinate for us to sign
[45:18]
basically sign off on it
[45:19]
>> so before they get co you actually have
[45:22]
to have germination if not then they
[45:23]
have opposed to bond.
[45:24]
>> Okay. Thank you.
[45:27]
>> Going back to the rooftop, the plant
[45:31]
plants on top. Is there is it right next
[45:34]
to the edge? How much room is there
[45:37]
between that plant on the rooftop and
[45:40]
the edge of the building?
[45:41]
>> So, I think we're set back 2 feet.
[45:43]
>> Yeah.
[45:44]
>> Two feet. Okay.
[45:45]
>> Yeah.
[45:45]
>> Just for safety purposes.
[45:48]
>> And yes, there's a guard rail for safety
[45:50]
behind it. It's not the planter we're
[45:52]
counting on for the
[45:54]
>> Yeah. So, your guardrail will be
[45:56]
standard height 42 in for a fall
[45:58]
protection. Then you'll have a twoft
[46:00]
where there's a planter and then you
[46:03]
have a raised slightly raised parapit
[46:05]
that you see in the renderings.
[46:06]
>> So, the all you're going to see is the
[46:08]
hedge above the parapit and maybe the
[46:11]
top rail and some glass.
[46:13]
>> Okay. I've not seen a rail like this.
[46:16]
>> Yeah. So, just for clarification on
[46:18]
L-6.1,
[46:21]
the uh item number seven, the
[46:23]
rectangular planter. Is that the
[46:27]
fiberglass planter that's going up
[46:29]
there?
[46:29]
>> That's Yes.
[46:30]
>> Okay. So, it's just a series of those.
[46:33]
>> Yes. Modular. Yes. They're all standard
[46:36]
size.
[46:36]
>> What's all drained, all irrigated?
[46:40]
And the spec I just pulled it up is
[46:50]
we have a prostrate rosemary right now,
[46:54]
but we can uh switch it to the Hicks uh
[46:58]
view.
[46:59]
>> No, the Duke Gardens.
[47:00]
>> Duke Gardens.
[47:01]
>> Yep. Hicks is too tall.
[47:03]
>> Okay.
[47:10]
Duke Gardens U
[47:14]
and the plural is on gardens not on
[47:16]
Dukes
[47:18]
>> and that can be trimmed and stay healthy
[47:20]
like that
[47:21]
>> 100%.
[47:22]
>> Okay.
[47:29]
» I have a question. And I'm just curious
[47:31]
on L61 number eight cabana scenic. Is
[47:37]
that on the rooftop?
[47:38]
>> Yes, it's set back. You don't see it
[47:40]
from the street.
[47:42]
>> Is that reference
[47:44]
>> to L54S?
[47:46]
>> It is on 5.5.
[47:50]
>> So that's not included. It's the amenity
[47:53]
deck.
[47:53]
>> Okay.
[47:55]
>> Yeah. You don't see it in the renderings
[47:57]
or anything. It set back a good 40.
[48:00]
>> Wondering where it was. Okay.
[48:02]
[clears throat]
[48:07]
» From way back there, you might see.
[48:08]
>> I do have a question. The the string
[48:10]
lights that are up there that are shown
[48:13]
on this plan,
[48:14]
>> they're in the courtyard only.
[48:17]
>> But it's still a rooftop courtyard.
[48:19]
>> No, the courtyard is on the back side
[48:21]
and it's on grade. It's wrapped.
[48:25]
What you see on on 8.4 4
[48:28]
>> or 5.4.
[48:30]
>> Yeah. Or 5.4.
[48:32]
That is behind the amenity deck is on
[48:35]
the top of the structure.
[48:39]
» So there's two there's an amenity deck
[48:41]
on level eight and there's a ground
[48:43]
level courtyard on B1 that's wrapped by
[48:46]
the building.
[48:47]
>> This one here.
[48:48]
>> Okay.
[48:49]
>> So where's the plan for the amenity
[48:51]
deck? because that is visible
[48:55]
from adjacent.
[48:58]
I mean, not if you're on the sidewalk
[49:00]
below the building.
[49:02]
>> Well, the amenity deck is set back a
[49:04]
good ways. Like there's uh I forget the
[49:07]
dimension.
[49:07]
>> It's going to be like Yeah. over 30 ft
[49:10]
from the face of the building.
[49:11]
>> Yeah. You're not really going to see
[49:13]
that from anywhere.
[49:14]
>> Okay. Yeah, that's that's 30 ft from the
[49:17]
high barit. And then you've got the
[49:19]
detail projections at the ground level.
[49:21]
So from the
[49:23]
>> the detail is sitting even more than
[49:25]
that. [clears throat]
[49:27]
>> This is not from a realistic
[49:29]
perspective. It's as if you're flying.
[49:32]
>> So yeah, so the amenity deck is
[49:34]
essentially on top of the pre-cast deck.
[49:36]
So it's
[49:37]
>> okay
[49:37]
>> behind the units altogether. The roof of
[49:39]
the units, the wood construction doesn't
[49:41]
have any amenities on top.
[49:48]
We do have three trees up there. They're
[49:51]
sweet base.
[49:57]
[clears throat] Those will bake, but
[49:59]
they might work.
[50:02]
That's going to be hot.
[50:04]
>> Yeah, they might.
[50:05]
>> That's a good plan to show
[50:06]
>> right here.
[50:07]
>> Yeah,
[50:08]
it's kind of in the center of the
[50:10]
building,
[50:13]
right above the pre-cast construction.
[50:15]
Yeah, it's just that lower bay of the
[50:17]
parking there like Yeah. from the
[50:20]
midpoint and then it's set back away
[50:22]
from the face of the building, right? 30
[50:25]
ft.
[50:25]
>> So, can you tell us what dimensions
[50:29]
those are and what square footage that
[50:31]
deck is roughly? I'm just curious.
[50:34]
>> Yeah. So, it's sitting it's sitting on
[50:36]
top of a of a pre-cast uh of one of the
[50:40]
two bays of the pre-cast. So, the depth
[50:42]
of it is going to be right around 60 ft.
[50:44]
Okay.
[50:45]
>> And then the it runs the entire length
[50:48]
of the parking deck, but you know, maybe
[50:50]
a little over a third of that area is
[50:53]
actually like an amenity clubhouse. Um,
[50:56]
so I I can probably do actually uh the
[50:59]
matrix if you have the matrix open. Um,
[51:05]
so we can we can tell you like so like
[51:07]
it's essentially it's the if you look at
[51:09]
the pre-cast deck, it's the bottom half
[51:12]
of it that runs all the way through.
[51:14]
So 60.
[51:16]
>> Yeah, it's about 100. I was going to
[51:18]
>> 6,000 square feet is the is the amenity
[51:20]
deck.
[51:21]
>> Okay. Well, he said 60 or
[51:24]
>> six 6,000.
[51:27]
>> Yeah, it's a 60 60 ft by about 100 ft.
[51:31]
>> Okay. All right. Thank you.
[51:33]
>> And that's that will be closed. We that
[51:36]
was talked about earlier, right? Closed
[51:38]
at a certain time at night.
[51:41]
And there's a sound wall and everything
[51:43]
to prevent the noise from going to the
[51:44]
neighborhood and everything. And it's so
[51:46]
high up
[51:56]
» and then touching on the the north
[51:58]
building quickly. It's less scope. Um so
[52:00]
we should be able to to get through it.
[52:03]
Um starting with uh 1.1 N
[52:15]
combine all one document.
[52:16]
>> Oh okay. It might be first then.
[52:27]
So picking up the same uh language as we
[52:30]
have along college with the city
[52:31]
standard streetscape, the 10-ft
[52:33]
sidewalk, the tree grates with the
[52:35]
stamped concrete bands. We also pick up
[52:38]
with the etched concrete at the the
[52:41]
private the retail area which you're
[52:43]
seeing again is PO4. There is an ongrade
[52:47]
planter cutout which is what you're
[52:49]
seeing in the void there. that will
[52:50]
house two uh understory trees uh that
[52:54]
frame that that the shape the street
[52:57]
tree there. Uh we have bike racks at the
[53:00]
corner for for the retail.
[53:03]
As we wrap around Strode, we go to a
[53:05]
5-ft sidewalk. Um and then we have a an
[53:10]
etched concrete connection to the to the
[53:13]
building. And at the leasing main
[53:16]
entrance designated as PO7 is the PA
[53:19]
that we um that we passed along.
[53:26]
And on the north side, the next page is
[53:30]
the same thing with the PA going to the
[53:32]
building connection and bike racks in
[53:36]
front and some in the back.
[53:46]
Uh for the lighting on 5.1,
[53:50]
we've got up lights the same uh that
[53:52]
we're using um for the south building.
[53:56]
And then we've got tree up lights on the
[54:00]
private side for the uh trees along
[54:02]
Strode Circle.
[54:05]
And that continues to the second page.
[54:08]
So all the trees are on private property
[54:11]
will still will be uplit um and service
[54:14]
the
[54:15]
trees along stroke.
[54:27]
And then flipping to uh the north
[54:30]
landscape 8.1
[54:32]
north,
[54:36]
we've got um basically the sidewalk at
[54:39]
the the back of code
[54:42]
on strode uh mixed with some some
[54:45]
layered landscape and the the trees we
[54:47]
discussed in the lawn that are up with.
[54:53]
and you feel comfortable about the
[54:55]
maintenance of the tulip poppplers along
[54:57]
that road and the
[55:00]
and them against the building.
[55:04]
>> Um, as far as uh the maintenance of
[55:07]
them, I I think that that they're a good
[55:11]
selection given [clears throat] the
[55:12]
space that we have. Um,
[55:14]
>> I mean, based on they're a 40 foot wide
[55:18]
tree and they're 10 ft from the
[55:20]
building.
[55:22]
I thought we had the the Arnold
[55:25]
specified there doing that.
[55:28]
>> It's not specified on on 7.1.
[55:34]
And you also have the form folded
[55:36]
ground. So that could have been a
[55:40]
so you may want to
[55:42]
>> Yeah, I think um we would probably
[55:44]
select that to the upright upright
[55:46]
version of that unless the the board has
[55:49]
a a preference something they'd like to
[55:51]
see. we can consider.
[55:55]
» No. So, what I'm talking about is along
[55:57]
the rigs, those tulip poppplers,
[56:00]
>> they're, you know, I just don't see them
[56:02]
being maintained unless they wanted to
[56:04]
do like a pleach tree, which would be,
[56:07]
you know, you know, very nice, you know,
[56:09]
kept sort of European style, but I don't
[56:13]
see I just see it getting butchered and
[56:15]
then finally removed over time. So, uh,
[56:19]
the only one that I think could possibly
[56:24]
stay as the,
[56:26]
uh, standard tulip popppler would be the
[56:29]
fourth one back cuz it's further away.
[56:34]
>> Yeah. And also on the north corner. And
[56:36]
on the north corner, that one could
[56:38]
probably be nudged slightly
[56:41]
[clears throat]
[56:42]
uh
[56:44]
to, you know, a little
[56:47]
uh east
[56:49]
southeast
[56:50]
uhish. And so
[56:53]
that one could also stay as a standard tulip popppler. But I
[57:00]
would just check those symbols
[57:03]
is even 8.0 zero has a different symbol
[57:06]
shown on the plan.
[57:10]
>> Yeah, I saw that comment that looks like
[57:13]
that sheet it's addressed in the plans
[57:15]
that reference plan.
[57:18]
We love we align that [clears throat]
[57:27]
and then just scroll up to the uh
[57:32]
the drivethru.
[57:36]
So that is a sidewalk turning
[57:38]
norththeast
[57:40]
into
[57:42]
that sidewalk goes and turns right
[57:44]
there. Is that correct? that there is a
[57:47]
path there,
[57:48]
>> okay,
[57:51]
» that takes you to the backside. And then
[57:53]
we've got a ramp because we've got the
[57:55]
wall along right at the property line
[57:57]
where we can't landscape for the
[57:59]
pharmacy.
[58:06]
area. One other thought is back by the
[58:10]
parking, you have pretty large beds of
[58:13]
the mounding
[58:15]
variety.
[58:17]
Uh it might be
[58:19]
more aesthetic and better to use this
[58:22]
picata, the spreading variety, just to
[58:25]
fill that in.
[58:26]
>> Sure.
[58:44]
So along along the strode side of the
[58:47]
north building,
[58:49]
the idea is keeping the tulip popppler
[58:53]
at the turn end and then at the further
[58:56]
end corner.
[58:57]
>> You could say four and six.
[59:00]
from the intersection with uh with
[59:04]
college
[59:05]
>> and what would you recommend elsewhere?
[59:08]
>> They're going to still use a tulip
[59:09]
popppler, but it's going to be the uh
[59:11]
variety Arnold, which is an upright,
[59:14]
which they have specified in other
[59:16]
locations on the project.
[59:23]
» Yeah, we have it on the the south
[59:26]
building. I think that is a clerical
[59:29]
error on the plant selection symbol. Um,
[59:32]
apologize for that, but yes, that should
[59:34]
be an upright. We can consider having
[59:35]
the the larger ones where you had
[59:37]
indicated.
[59:54]
There any other questions that answered?
[1:00:01]
[snorts]
[1:00:10]
» As far as I'm concerned, he's taken a
[1:00:13]
lot of the feedback
[1:00:15]
in place.
[1:00:17]
>> Um,
[1:00:19]
I know we had public comment submitted.
[1:00:23]
Do we have any other pop public comment
[1:00:25]
in addition to that? Okay. How do we
[1:00:26]
want to handle the public comment that
[1:00:28]
was
[1:00:29]
>> open up to the public comment at this
[1:00:30]
time and see?
[1:00:33]
>> But the one that was emailed to us.
[1:00:35]
>> Everyone get a copy of it.
[1:00:36]
>> Yeah.
[1:00:36]
>> You have a chance to review.
[1:00:38]
>> Okay.
[1:00:43]
» I mean, as long as we're addressing the
[1:00:45]
drainage and by the creek up to take the
[1:00:48]
handle, I don't think we have a problem.
[1:00:50]
>> Yeah. The drain is not the The per the
[1:00:54]
city storm war manager have reviewed and
[1:00:59]
tenatively approve it pending army corp
[1:01:04]
» and then evergreen in the back side of
[1:01:07]
the north building. So that was spoken
[1:01:09]
to.
[1:01:10]
>> Yep. That got dealt with
[1:01:11]
>> sidewalk was spoken to. So from me from
[1:01:14]
what I can gather and correct me if I'm
[1:01:15]
wrong as I was taking notes. I think we
[1:01:18]
need to return to just clear up the
[1:01:20]
green along the treehouse tower part. Um
[1:01:23]
and then the parking situation along
[1:01:26]
Strode
[1:01:27]
and those are the two big things that
[1:01:31]
stood out to me.
[1:01:32]
>> I I still think I still think if there's
[1:01:34]
feasible since you guys do own the
[1:01:36]
property on the side where the north
[1:01:37]
building is, if it's feasible to put
[1:01:39]
some kind of a turnaround in there um
[1:01:41]
and not lose the pull off on the side
[1:01:43]
here for uh for dropping off and picking
[1:01:46]
people up. But I just don't really I'm
[1:01:48]
not comfortable with pushing that much
[1:01:50]
traffic up to the side streets or even
[1:01:52]
around Strode
[1:01:53]
>> those turn around in the driveway right
[1:01:56]
there.
[1:01:56]
>> Um that's still pulling in pulling out.
[1:01:58]
I mean you could or you can just put if
[1:02:00]
you do a rotary if it could fit there.
[1:02:01]
You lose some of that north building
[1:02:03]
though. I mean it depends on how much
[1:02:05]
room you have there. You you'd have to
[1:02:07]
go and take a look at what we actually
[1:02:08]
have there. Um
[1:02:12]
but I think that would help out a lot if
[1:02:13]
we could fit it. It's that's That
[1:02:19]
looks like pretty good. You have this
[1:02:21]
side here which is coming up and then go
[1:02:24]
around like that. So you lose these two
[1:02:26]
corners but you lose the other
[1:02:29]
[clears throat] road here. You get the
[1:02:30]
center here. Just put traffic around
[1:02:32]
this one lane. So you go here.
[1:02:38]
That's if you can fit it. I've seen I've
[1:02:40]
seen down on the coast. I've seen some
[1:02:41]
small ones in in uh developments down
[1:02:44]
there, retirement homes that actually do
[1:02:46]
fit in here, but they're, you know, not
[1:02:48]
really made for high traffic.
[1:02:50]
>> If it's frustratingly small, it might be
[1:02:52]
something to disincentivize people to
[1:02:54]
cut through.
[1:02:56]
[laughter]
[1:02:56]
>> Just drive right over the middle.
[1:02:58]
>> Well, I mean that that's we would
[1:03:00]
probably have to have it as like a roll,
[1:03:01]
you know, roll curve.
[1:03:02]
>> Yeah, we could drive over it if we need.
[1:03:04]
>> Well, they have those down on the coast
[1:03:06]
and retirement communities that are
[1:03:08]
pretty small. We can recommend the Take
[1:03:11]
a look at
[1:03:11]
>> take a look at a fire truck.
[1:03:14]
>> It does a fire truck get through there.
[1:03:16]
But like I said, you can do things with
[1:03:18]
like a basically a bump drive over. But
[1:03:22]
>> I'm not positive there's enough room.
[1:03:23]
>> Yeah, that does not look
[1:03:26]
like
[1:03:28]
>> take if you take that off the table,
[1:03:30]
what do we say? What do we see going on
[1:03:33]
here in terms of parking?
[1:03:36]
I mean you need a place to pull off or
[1:03:38]
drop off picked up and they said they
[1:03:40]
had something in the parking deck for
[1:03:41]
that but I would still be pulling the
[1:03:43]
park deck turning around here coming out
[1:03:45]
college
[1:03:46]
>> there is nothing
[1:03:49]
on parking and there are going to be
[1:03:52]
recommendations and not
[1:03:55]
>> so there is nothing on college app to
[1:03:57]
pull off there's just a sidewalk right
[1:03:59]
>> there is a front area basically they've
[1:04:02]
designed like a pull medium you know,
[1:04:04]
area for like loading and unloading.
[1:04:08]
>> Um, kind of show you that on the other
[1:04:10]
>> that'd be on 1.2.
[1:04:12]
>> Yeah.
[1:04:24]
» Nice page. There we go. So, it's that
[1:04:27]
area.
[1:04:27]
>> This area right here.
[1:04:28]
>> Okay.
[1:04:32]
» That's all.
[1:04:34]
Yep.
[1:04:36]
>> It's not the most beautiful thing ever,
[1:04:38]
but
[1:04:40]
>> add a landscape island to screen this.
[1:04:42]
>> Appreciate that.
[1:04:45]
» But that's not like a like an Uber. It's
[1:04:48]
more like UPS.
[1:04:50]
>> Yeah. Yeah. Look for that. But we could
[1:04:53]
use it that way.
[1:04:54]
>> I mean, the other, you know, to be
[1:04:56]
devil's advocate, the other I mean, it
[1:04:57]
does take people from just parking in
[1:05:00]
the street.
[1:05:00]
>> Yeah. Yeah. I mean, it's only six spots
[1:05:02]
and like you said, it's already been
[1:05:04]
approved by city council.
[1:05:06]
>> Yeah, I would like I would I would not
[1:05:08]
like to move those spots. I' I don't
[1:05:09]
want to lose any spots anywhere in town.
[1:05:13]
It's just it's just directing.
[1:05:14]
>> We can look at I mean, I'm not going to
[1:05:17]
lie to you. There has been talk about
[1:05:18]
turning rigs into a one-way street.
[1:05:20]
>> Yeah. But then every I mean, you see,
[1:05:21]
they'd have to go all the way out to
[1:05:22]
Stro. That's a long way for somebody
[1:05:24]
coming in and out of their house. That's
[1:05:26]
a rotary would would solve that if it's
[1:05:28]
feasible.
[1:05:29]
>> Yeah, it would be
[1:05:32]
Oh, just a note, you do have there's a
[1:05:35]
shadow of some things on here. There are
[1:05:38]
some alignment issues. So, whoever was
[1:05:42]
in in their drawing, there's
[1:05:44]
[clears throat] some double
[1:05:46]
where your raised planters are. It looks
[1:05:48]
like they're overlapping in weird
[1:05:50]
locations with the concrete right in
[1:05:53]
there.
[1:05:54]
>> I do see that. Yeah, we'll address that.
[1:05:56]
Yeah, it's obviously not supposed to be.
[1:05:58]
Sorry. That's what
[1:06:00]
>> I don't know as a designer like you get
[1:06:02]
the plans that
[1:06:03]
>> I do.
[1:06:03]
>> Um, so
[1:06:08]
I think he has you have a list of all of
[1:06:11]
the plant things that we discussed.
[1:06:13]
>> Yes, I do.
[1:06:14]
>> Okay.
[1:06:15]
>> And the Duke's Garden. That's the Yeah,
[1:06:17]
I mean so
[1:06:19]
>> we're considering the materials,
[1:06:22]
landscape, lighting.
[1:06:23]
>> I don't have any issue with these
[1:06:24]
materials. I think they're a great
[1:06:28]
right direction. The only thing
[1:06:32]
I can see the gray in it, but the only
[1:06:34]
thing is everything is very gray based.
[1:06:36]
And then there is
[1:06:38]
>> that's yellowower
[1:06:38]
>> like this is a little more yellow.
[1:06:41]
>> Um it's
[1:06:45]
but then, you know, I think about it in
[1:06:46]
context. there's, you know, some warm
[1:06:48]
wood and it's still a neutral tone that
[1:06:52]
I I don't have enough objection to it to
[1:06:56]
say I don't like it.
[1:06:59]
>> Sorry.
[1:07:08]
of this project before we move into
[1:07:11]
trying to make a motion.
[1:07:15]
Okay. So, based on specific feedback
[1:07:18]
type to planting and vegetation
[1:07:21]
specifically along that um garden top on
[1:07:24]
the tower, um
[1:07:27]
would anybody like to make a motion that
[1:07:29]
we approve?
[1:07:32]
>> Uh we'll make the motion.
[1:07:35]
>> Anybody like to second?
[1:07:36]
>> Second. All those in favor, please raise
[1:07:38]
your right hand.
[1:07:41]
>> Okay.
[1:07:41]
>> Thank you for your time. Thank you very
[1:07:43]
much. Appreciate it. Thank you for
[1:07:45]
looking for
[1:07:49]
your time.
[1:07:50]
>> Thank you all very much.
[1:07:58]
» Appreciate the recommendation. Last one.
[1:08:00]
Thank you.
[1:08:04]
» Thanks.
[1:08:09]
So that's going to move us into um
[1:08:11]
action item number 42025 AR11. Applicant
[1:08:15]
Ross Kler project plus is requesting
[1:08:19]
sorry
[1:08:23]
» um requesting approval of building
[1:08:25]
materials um siding colors and other
[1:08:28]
exterior features for the 106
[1:08:31]
street development. So,
[1:08:34]
>> so this is another PD,
[1:08:36]
>> a very different PD from 398 though. So,
[1:08:40]
this is a multiple B multiple building
[1:08:44]
um primarily residential. So, there are
[1:08:47]
mixture of uses as a park separately.
[1:08:50]
This PD um and basically as the agenda
[1:08:53]
described it is what your your perview
[1:08:56]
is in it um as you just stated. So, it
[1:09:01]
will be going over the buildings
[1:09:02]
themselves.
[1:09:04]
Um,
[1:09:05]
for materials, that type of thing, roof
[1:09:07]
lines, all that kind of stuff. Um,
[1:09:10]
general size has been determined by the
[1:09:12]
DD though.
[1:09:14]
And I guess with that, probably best
[1:09:16]
just to hand it over to Ros, let him uh
[1:09:18]
start walking us through this one. It's
[1:09:20]
a big one. Thank you. You'll just
[1:09:22]
introduce yourself before you present.
[1:09:38]
» [laughter]
[1:09:43]
» Just dig through there all the good
[1:09:46]
stuff.
[1:09:47]
Appreciate y'all's time. I'm Ross
[1:09:49]
project
[1:09:51]
out of Greenville. Um, yeah. So, as
[1:09:54]
Jacob mentioned, we've got a multiple
[1:09:56]
building site here. if you want to stop
[1:09:57]
there for a second. Uh just for today's
[1:09:59]
kind of purposes, let's we'll call the
[1:10:01]
left side the south and the north or the
[1:10:04]
right side the north side there. We've
[1:10:06]
got a series of different types of
[1:10:08]
buildings here, but you can see it's
[1:10:09]
kind of sprawling site. We're bicted by
[1:10:12]
Horn Street. This went through the PE
[1:10:15]
process resigning kind of got approved
[1:10:17]
last September and uh you know part of
[1:10:21]
that was to get reviewed here at V
[1:10:24]
tonight. So just trying to look for
[1:10:25]
those materials and kind of any feedback
[1:10:27]
y'all have so that we can make this
[1:10:28]
better. But um with that the the strong
[1:10:32]
site I mean our goal is to kind of kind
[1:10:35]
of focus on the the different areas that
[1:10:37]
are surrounding this and kind of the
[1:10:39]
residential buildings that are touching
[1:10:41]
there. So if you scroll down just a
[1:10:44]
little bit on the south side of the site
[1:10:45]
you can see go to back up there. So
[1:10:48]
coming in from that the further south
[1:10:51]
there coming in we've got the the
[1:10:53]
clubhouse there. So trying to keep that
[1:10:55]
as more one to one and a half story
[1:10:57]
building there to kind of match the the
[1:11:00]
neighborhood zone. And then kind of as
[1:11:02]
we transition into the site, we've got a
[1:11:04]
lot of grave we're contining with. So we
[1:11:05]
do have a garden style building there.
[1:11:07]
Three stories on the back. So closest to
[1:11:09]
the
[1:11:11]
>> the neighboring properties and four
[1:11:13]
stories more internal. As we kind of
[1:11:16]
transition through, we have more of town
[1:11:17]
home product. Those are two stories off
[1:11:19]
the the back, three stories off the uh
[1:11:23]
kind of that the the drive aisle there
[1:11:26]
on the bottom there. Uh as you progress
[1:11:28]
to the north side, we're using the same
[1:11:30]
building typology, same building sizes,
[1:11:34]
um but really focusing more efforts,
[1:11:36]
more units towards the back, which is
[1:11:38]
more buried into the site. The furthest
[1:11:40]
north we're hitting railroad tracks as
[1:11:43]
well as a large power line. you kind of
[1:11:45]
see kind of on the the right side of
[1:11:47]
this and across there we've got the the
[1:11:50]
collected which is another apartment
[1:11:53]
deal. So kind of focusing more of the density towards the back. So making
[1:11:57]
sure our scales are kind of in alignment
[1:11:59]
with the neighboring properties from
[1:12:01]
there because the site is so strong
[1:12:02]
we're looking at the materiality kind of
[1:12:04]
being very similar throughout. So that's
[1:12:06]
not like you know it appears as two
[1:12:08]
separate
[1:12:10]
projects. It's more trying to keep that
[1:12:13]
cohesive through. You'll see on Sunny
[1:12:16]
Street, which is further south.
[1:12:18]
Actually, Jake, if you go all the way to
[1:12:21]
the last three pages,
[1:12:24]
sorry for bearing all of the sizzle in
[1:12:26]
there,
[1:12:29]
unless you just want to talk plans, but
[1:12:32]
I'm assuming you for not. What page did
[1:12:35]
you want me on?
[1:12:36]
>> It's 31, I believe.
[1:12:47]
Y start there. No, go down.
[1:12:52]
» So, this is kind of a progression
[1:12:55]
through the site. The top left rendering
[1:12:57]
is kind of is the the entry into right
[1:13:00]
off Sun Street. That is the diminity
[1:13:03]
building, the clubhouse leasing. There
[1:13:05]
is a small uh there's some small study
[1:13:09]
spaces as well as more kind of flex
[1:13:11]
space for students, maybe podcast rooms,
[1:13:13]
things that we're kind of continuing to
[1:13:15]
learn about student housing kind of as
[1:13:17]
it is constantly kind of changing in the
[1:13:20]
amenity package. That back is that
[1:13:24]
second picture on the right is the back
[1:13:25]
side of that amenity space. You kind of
[1:13:28]
see it's that one and a half kind of
[1:13:29]
story approach kind of keeping with the
[1:13:32]
neighbors. Um Jake, if you scroll down
[1:13:34]
just a touch, you'll be able to see kind
[1:13:36]
of the key plan or if you can zoom out
[1:13:37]
even. So that larger building in orange
[1:13:40]
down there is what we call right up in
[1:13:43]
the middle
[1:13:44]
>> right there. Yep. So that's the the only apartment building in kind of
[1:13:50]
the southern phase. And so that four
[1:13:52]
stories is only in one section of that.
[1:13:55]
It is kind of our main terminus as
[1:13:57]
you're driving into the property. But
[1:13:59]
then kind of keeping the
[1:14:01]
if you If you scroll back up, you can
[1:14:03]
kind of see the top right. Sorry again.
[1:14:06]
So, yep, that's the view as you're kind
[1:14:08]
of driving in. It's tucked back a couple
[1:14:10]
hundred yards off of S Street. It does.
[1:14:13]
We're playing with the materialities of
[1:14:15]
Betray Hardy and some different color
[1:14:17]
vinyl windows.
[1:14:21]
so we're using some different color
[1:14:22]
stain sets as well as some it's a it's a
[1:14:26]
hardy accent panel but we we are using
[1:14:28]
kind of this more wood tone in c certain
[1:14:30]
areas to kind of contrast those
[1:14:32]
materials. Um, and you'll start you'll
[1:14:35]
pick up on that throughout. And as we
[1:14:37]
scroll down a little bit, the backside
[1:14:40]
is three stories. And so that's what's
[1:14:41]
facing our neighbors, the most direct
[1:14:43]
neighbors to us. And so it's trying to
[1:14:45]
drop that scale, but use the same
[1:14:46]
materiality. As you kind of pull
[1:14:48]
through, you'll start to see our town
[1:14:50]
homes are the kind of the same color
[1:14:53]
scheme, making sure that everything's
[1:14:54]
cohesive because it is so strong. And
[1:14:57]
but it's kind of a breakdown, but
[1:14:59]
similar kind of colors and language.
[1:15:02]
And then if you scroll down, you'll
[1:15:04]
start to see kind of the the repeat but
[1:15:06]
on the more dense area. So as we pull
[1:15:10]
through across Sun Street, you go
[1:15:12]
through a little bit of a parking lot
[1:15:13]
and again a couple hundred yards back,
[1:15:15]
we have these two apartment buildings
[1:15:17]
that are faced kind of skinny ways as
[1:15:19]
you're coming in. So they're not too
[1:15:20]
opposing um imposing. And then they we
[1:15:24]
actually we're sinking them down to the
[1:15:26]
four stories only impacting us
[1:15:27]
internally. There is a this is a little
[1:15:29]
bit of a stepped kind of terrace area.
[1:15:32]
where we have a music pavilion and that
[1:15:34]
kind of steps down helping to kind of
[1:15:37]
hide that. I mean, this almost looks
[1:15:38]
like it's probably bigger than it is.
[1:15:40]
Uh, but once you kind of back off the
[1:15:42]
street a little bit, it's going to feel
[1:15:44]
like a three-story building. The the
[1:15:46]
next picture is kind of that pool
[1:15:48]
pavilion and the with internal to that
[1:15:51]
four fourstory courtyard there. And then
[1:15:54]
the top right is the actual the back
[1:15:57]
side of that pool pavilion which is also
[1:16:00]
our gym area and additional mini space
[1:16:01]
for the more dense side of the of the um
[1:16:07]
the development. And then so then you'll
[1:16:08]
see some other ancillary buildings, some
[1:16:11]
maintenance shed as well as a little
[1:16:12]
bike
[1:16:14]
storage, indoor bike storage and kind of
[1:16:16]
covered area for working on those bikes.
[1:16:20]
So that's kind of the U.
[1:16:23]
>> Good job being the last one.
[1:16:28]
» Scared them all away.
[1:16:28]
>> Scared them all the way. Sorry.
[1:16:30]
[laughter]
[1:16:31]
>> Yeah. So we we've got materials here.
[1:16:33]
Y'all, I'm sure y'all are over
[1:16:34]
interested in seeing all the samples.
[1:16:36]
But um we've got s I've got samples of
[1:16:40]
the windows as well as the railing in
[1:16:41]
the car if y'all want to see those.
[1:16:43]
>> The question I have, you have two
[1:16:44]
different roof style. I mean it's not
[1:16:45]
just shingles. You have metal roofing.
[1:16:47]
Where's the metal roofing going to go?
[1:16:48]
You have metal roofing right over the
[1:16:51]
that bottom right there or here you go
[1:16:54]
right here. So over top
[1:16:56]
>> really entry point. So where you're
[1:16:57]
experiencing the most is where you we're
[1:16:59]
going to slash it with some some metal.
[1:17:01]
>> So like over on picture number left,
[1:17:06]
[laughter] sorry. Uh right there above
[1:17:10]
the decks would be a metal roof.
[1:17:12]
>> Is that
[1:17:12]
>> above the decks?
[1:17:15]
>> That part right there. No, that
[1:17:17]
shouldn't be a metal roof. That's just
[1:17:18]
asphalt shingle. Anything above
[1:17:20]
>> the the top plate, we're going to call
[1:17:22]
this just asphalt shingle.
[1:17:23]
>> Middle and front.
[1:17:24]
>> If if you can't see it, just assume it's
[1:17:27]
asphalt shingle.
[1:17:28]
>> Okay.
[1:17:29]
>> And is the um shingle color going to be
[1:17:31]
consistent throughout the development?
[1:17:33]
Okay. And which color is it on the
[1:17:35]
>> Oxford? What do we call it? Oxford gray.
[1:17:38]
>> Oxford gray. Okay.
[1:17:39]
>> It's got a little bit more depth to it
[1:17:40]
than just like a solid black.
[1:17:42]
>> A little bit of greenish gray. And we we
[1:17:45]
can tweak that a touch if y'all if you
[1:17:48]
want to, but
[1:17:52]
» yeah.
[1:17:53]
>> And the brick is that kind of grayer
[1:17:57]
mixed right consistently brick.
[1:18:00]
>> We've used that on many kind of town
[1:18:02]
home multif family projects. We can get
[1:18:04]
you more examples of kind of what that
[1:18:06]
looks like. You all know this, but the u
[1:18:09]
you know the mortar makes a big
[1:18:10]
difference too. So
[1:18:12]
>> yes. So you're using a dark gray mortar.
[1:18:14]
It says,
[1:18:15]
>> "Yeah, we What was it? Smith
[1:18:19]
dark gray."
[1:18:20]
>> Yeah, I believe it's a a Smith gray is
[1:18:23]
the type of what we've used in the past.
[1:18:25]
>> Okay.
[1:18:26]
>> It's a forget what it's called. The type
[1:18:28]
of mortar.
[1:18:29]
>> Well, thank you for not using white.
[1:18:31]
>> No, we like a little like spice up some darker colors. And you'll see in
[1:18:36]
there where we go dark, we're using dark
[1:18:39]
windows. Where we where we're white, we
[1:18:41]
go white windows. So instead of having
[1:18:43]
that that
[1:18:44]
>> that contrast
[1:18:49]
make it too busy.
[1:18:49]
>> Sometimes it looks like a black eye or
[1:18:51]
>> sorry we're trying to figure out where
[1:18:53]
some of this goes.
[1:18:54]
>> That's more of a just the stain color.
[1:18:55]
That's an example of the stain for some
[1:18:57]
of these sophets as well as we some of
[1:19:00]
these may end up being.
[1:19:01]
>> So number two on that picture on the
[1:19:04]
left drawing.
[1:19:05]
>> Yep.
[1:19:06]
>> Is that this?
[1:19:07]
>> No, it's actually a hardy panel. It will
[1:19:10]
be
[1:19:10]
>> it's a hardy addition. So it's actually
[1:19:13]
it's a no that's the TX but we actually
[1:19:16]
have
[1:19:17]
>> it will be similar to that
[1:19:19]
>> similar color but it's actually so the
[1:19:21]
Carolina Color Tones is based out of
[1:19:23]
Arden and they'll take Hardy and print
[1:19:26]
their product on top of it. It's just a
[1:19:28]
film and so it's a backing but it'll be
[1:19:31]
that white and they have different
[1:19:33]
colors and we get you I thought I had
[1:19:36]
that sample. I have all the other ones
[1:19:38]
but uh we can get you those so that you
[1:19:41]
samples.
[1:19:42]
>> Yeah, we'll send it to each of y'all's
[1:19:44]
houses. So yeah,
[1:19:47]
>> so the grain will be like applied like
[1:19:50]
>> No, it's not. So it's the hardy the wood
[1:19:52]
grain texture
[1:19:53]
>> the texture and then
[1:19:54]
>> they just print their film over top of
[1:19:56]
it. So I don't know. I'm sure we have
[1:19:58]
some that in clumps in some other like
[1:20:00]
another big name is Wood Tone which is
[1:20:02]
based out of Canada but Ardan is a local
[1:20:05]
>> manufacturer. Do they just pick a
[1:20:06]
general tone out of this?
[1:20:10]
>> No, it it it has some variation.
[1:20:12]
>> Okay.
[1:20:12]
>> And I can we've used it on multiple
[1:20:14]
projects. I can send it to you.
[1:20:16]
>> So that's that's what it looks. That's
[1:20:18]
the finished look.
[1:20:20]
>> That's Yes. That is that chestnut color.
[1:20:22]
>> It's going to have some texture and some
[1:20:23]
variation in color in it.
[1:20:25]
>> Okay.
[1:20:27]
Um,
[1:20:28]
>> and it's just an easy product to
[1:20:31]
>> There are three different tracks.
[1:20:34]
>> Yeah,
[1:20:35]
>> we
[1:20:37]
So, the honey groove is what we chose.
[1:20:40]
That's what we printed and then we got
[1:20:41]
the sample
[1:20:42]
>> here.
[1:20:42]
>> And we were a little hesitant. So, but
[1:20:45]
we'll uh
[1:20:55]
And then the board and batten is going
[1:20:57]
to be we have two different colors. So
[1:21:00]
back be that could be the black box with
[1:21:02]
the white.
[1:21:03]
>> Okay.
[1:21:05]
>> And the final materials where it would
[1:21:07]
be helpful to have them like numbers on
[1:21:09]
the pieces to like co I got pins. Yeah.
[1:21:14]
>> Great. Start right. There you go.
[1:21:17]
Uh let's take a look here.
[1:21:19]
>> [snorts]
[1:21:21]
» Yeah, it is a odd color.
[1:21:24]
>> Yeah, that was better before we got the
[1:21:27]
sample.
[1:21:27]
>> Yeah,
[1:21:28]
>> but we'll uh we'll trade that out.
[1:21:30]
>> Drinking is going to peculiar.
[1:21:32]
>> We can see where it was going with the
[1:21:33]
brick and the
[1:21:34]
>> Yeah,
[1:21:35]
>> the roof shingle color.
[1:21:37]
>> It's one of those.
[1:21:38]
>> Yeah, it almost has like brick to it.
[1:21:40]
And that's
[1:21:41]
>> So that's the No, that's the decking.
[1:21:43]
>> That's the deck decking.
[1:21:44]
>> That's the decking. Okay.
[1:21:50]
Honestly, think something darker would
[1:21:52]
end up being nice in that. I like the
[1:21:55]
brick color. I like that as a
[1:21:57]
>> Yeah, the brick color is great.
[1:21:59]
>> Uh I even like the siding.
[1:22:03]
>> Which sample is the underneath of the
[1:22:05]
roofs for like the deck, the little
[1:22:07]
porches?
[1:22:08]
>> That's the same that your wood tone.
[1:22:10]
>> Okay.
[1:22:10]
>> We can put that as a horizontal or
[1:22:14]
that the ceiling application. Iron Gray.
[1:22:21]
The black box versus iron gray. Is that
[1:22:24]
what that one is?
[1:22:25]
>> I don't know. It says iron gray.
[1:22:27]
>> Yeah, it should be black box. So, it's
[1:22:30]
similar.
[1:22:34]
I'll flip that one out for you.
[1:22:41]
So, those are similar tones. That's
[1:22:44]
hard. So those are hard to see finished
[1:22:45]
materials right there.
[1:22:46]
>> Okay.
[1:22:47]
>> And so those are a color match if you
[1:22:49]
will, but it's a
[1:22:52]
it is what do you call that? The dream
[1:22:54]
collection. That's how they refer to it.
[1:22:58]
So they just come prefish old paint on
[1:23:00]
site.
[1:23:02]
So we would need we need the actual
[1:23:06]
colors.
[1:23:09]
» Switch to those colors. See life fun.
[1:23:15]
You said you'd switch to these colors.
[1:23:18]
>> If y'all if we approve tonight, we will
[1:23:20]
switch to those colors. [laughter]
[1:23:26]
» Or is it
[1:23:29]
I I hate to even say this out loud, the
[1:23:31]
owners here, but would you we would do
[1:23:33]
we could potentially do a mockup panel,
[1:23:35]
too, so that you'd see all these and
[1:23:37]
approve them on site versus having to
[1:23:41]
>> waste more of y'all's time.
[1:23:46]
Can I see the wider one really quickly?
[1:23:49]
>> That's what makes it a bridge.
[1:23:58]
» Seven. Seven is black.
[1:24:02]
>> So seven would be a board and batten
[1:24:04]
style or
[1:24:05]
>> So we So we have board and bat and we
[1:24:08]
have some horizontal. So, but but yes,
[1:24:12]
in that zone there is bat and that's
[1:24:14]
painted black box
[1:24:15]
>> which would be the darker color whatever
[1:24:18]
that is. Okay.
[1:24:19]
>> Exactly.
[1:24:20]
>> And then that's the lighter color on the
[1:24:22]
little pop out wing.
[1:24:24]
>> Yeah.
[1:24:24]
>> Six.
[1:24:27]
» And what's the actual color of the one?
[1:24:29]
The darker one that we have here.
[1:24:32]
>> This is That's the black.
[1:24:33]
>> This is called iron gray.
[1:24:36]
>> That's what you want. Black fox. That's
[1:24:37]
going to be seven. Correct.
[1:24:40]
>> It's very similar tone there. The the
[1:24:42]
goal is for it not to be straight gray.
[1:24:44]
We want it to pull some warmth to it.
[1:24:49]
>> I like how this pulls out the darker
[1:24:51]
tones in the brick though with the black
[1:24:54]
box is going to be darker. [snorts]
[1:24:57]
>> The black box this prints a little bit
[1:24:59]
darker than probably what it is. It has
[1:25:01]
a little bit of that brown undertone
[1:25:03]
that underneath this light right now.
[1:25:04]
>> Looks a little grayer.
[1:25:06]
>> It almost has blue. We've used that same
[1:25:09]
thing on three other projects and I can
[1:25:11]
tell you that now we can take you to
[1:25:13]
those if you want to see them or you
[1:25:14]
send pictures
[1:25:18]
>> where the the difference is painting on
[1:25:20]
site versus prefinish.
[1:25:25]
» You want to look it up?
[1:25:27]
>> Where you want me to pull it up?
[1:25:29]
>> If you type in the hub green SC and
[1:25:32]
that'll have it's the same color palette
[1:25:34]
actually.
[1:25:36]
Uh the hub town homes.
[1:25:40]
>> This was probably or
[1:25:45]
» look at the architecture of the uh
[1:25:48]
clubhouse entry building.
[1:25:50]
>> Oh, there we go.
[1:25:52]
>> Yeah. So that's that's the same color
[1:25:54]
palette that we're talking about here
[1:25:56]
>> that has the wood in there.
[1:25:57]
>> And that's the black fox or
[1:26:00]
>> Yeah, that is that is iron gray. Okay.
[1:26:02]
there.
[1:26:03]
>> That is so that's the exact same dog
[1:26:06]
palette.
[1:26:09]
>> And then we got another similar
[1:26:13]
picture though. It's just finishing now,
[1:26:15]
but Kiten
[1:26:18]
Town Homes. How do I spell that? The
[1:26:20]
kit. K I T S O N.
[1:26:35]
It's going to be tough to find finished
[1:26:37]
picture though. You might be able to
[1:26:38]
find some room.
[1:26:41]
>> Yeah, that's not
[1:26:45]
>> okay.
[1:26:45]
>> Yeah, the same same. It is the same
[1:26:48]
color scheme.
[1:26:56]
I mean, I could see using that darker
[1:26:58]
color, but I could see going with the
[1:26:59]
black fox and being a little bit warmer.
[1:27:01]
I think either one.
[1:27:04]
>> I'm not sure how that works with the
[1:27:06]
deck decking color though. That seems a
[1:27:10]
little bit off.
[1:27:14]
» With that decking color
[1:27:16]
>> against that?
[1:27:18]
>> Is this that same product you're talking
[1:27:20]
about?
[1:27:21]
>> This or with this?
[1:27:22]
>> Yeah, those two. Those look good
[1:27:24]
together.
[1:27:24]
>> Yeah. I mean, I think those look fun.
[1:27:27]
>> I mean, again, it's not daylight. It's
[1:27:31]
>> That's the exact same product.
[1:27:32]
>> Oh, that's great.
[1:27:34]
>> Okay. So, and almost the same
[1:27:35]
application, right?
[1:27:36]
>> Yeah. So, it it is a Hardy material and
[1:27:39]
that's what we like about it because
[1:27:40]
people know how to install Hardy. They
[1:27:42]
don't necessarily want to do a rain
[1:27:43]
screen and kind of hold it off and
[1:27:45]
you're just asking for potential future
[1:27:47]
issues
[1:27:48]
>> and durability the bonding between the
[1:27:51]
>> It's kind of what's that
[1:27:52]
>> like between the material and the
[1:27:54]
application. It's
[1:27:55]
>> Yeah, they they have a 20 year warranty.
[1:27:58]
I don't We haven't I don't know if it's
[1:28:00]
been around for 20 years, but
[1:28:11]
» do you have any architectural renderings
[1:28:13]
of the entry building?
[1:28:17]
Like if you go back to that page,
[1:28:22]
» it's just a
[1:28:24]
>> Yeah, that number one.
[1:28:26]
>> Yeah,
[1:28:27]
>> it's just a very weird angle to the
[1:28:29]
building. And I'm trying to figure out
[1:28:33]
that is a lot of steep pitched roof
[1:28:36]
right there. That that is just
[1:28:40]
I actually kind of like it
[1:28:43]
because it's just different. It's I mean
[1:28:45]
it doesn't look it almost looks churchy
[1:28:46]
in a way.
[1:28:47]
>> Yeah.
[1:28:48]
>> You know, but I like I mean or European.
[1:28:50]
It look to me it looks very more
[1:28:52]
contemporary European like with that
[1:28:54]
>> higher slope. I actually is that a
[1:28:57]
vaulted space within there.
[1:28:59]
>> Y that's a little hangout space right
[1:29:02]
there and then it transitions over to
[1:29:03]
the study rooms.
[1:29:05]
>> Do you have is this drawing X1 X1? Yeah.
[1:29:11]
Okay.
[1:29:16]
you know, so the you know, every you
[1:29:18]
start looking at these apartment deals,
[1:29:20]
especially guard style, and every
[1:29:23]
it's just rinse, repeat. They stamp the
[1:29:25]
same clubhouse over and over. So,
[1:29:27]
>> trying to spice that up, but not be too
[1:29:30]
foreign.
[1:29:33]
>> It does.
[1:29:33]
>> So, that's your gym.
[1:29:35]
>> There we go.
[1:29:35]
>> It's a little refreshing. I mean, I
[1:29:37]
think it's
[1:29:39]
>> especially with the prominent chimney. I
[1:29:42]
just
[1:29:44]
doesn't read up the vernacular around
[1:29:46]
here, but it it's pleasant to me.
[1:29:50]
>> It's a pleasant I think it's pleasant.
[1:29:52]
>> What are the chimney caps? Metal or uh
[1:29:55]
like
[1:29:56]
>> ceramic?
[1:30:07]
Was there an inspiration for that or
[1:30:09]
just kind of a break more of a break
[1:30:11]
from the break from the typical was the
[1:30:14]
inspiration?
[1:30:14]
>> I mean the the materiality is the same
[1:30:17]
as the rest. So trying to tie that all
[1:30:19]
together. Um the the gable roof forms
[1:30:22]
are just from the neighboring
[1:30:24]
properties. you have the larger kind of
[1:30:26]
hardy panel massing that's kind of
[1:30:29]
trying to bring it a little bit more
[1:30:30]
commercial but and kind of tie back into
[1:30:33]
the rest of the project but it's there I
[1:30:38]
don't I can't say I have a true pre is
[1:30:41]
there an actual fireplace
[1:30:42]
>> there's fireplace it' be gas so that's
[1:30:45]
you know we don't fully need that
[1:30:46]
chimney that's more that's aesthetics
[1:30:48]
>> I like it because it looks substantial
[1:30:50]
versus flimsy and so much of what's
[1:30:52]
built around here looks flimsy
[1:30:54]
>> you
[1:30:56]
I just like the weight of it.
[1:31:03]
» This is the one that we can't comment on
[1:31:04]
the landscaping, right?
[1:31:06]
>> I mean, you can comment [laughter]
[1:31:12]
in there.
[1:31:13]
>> I saw something somewhere.
[1:31:17]
>> I mean, if you want to give us any
[1:31:19]
comments that that most developers
[1:31:22]
appreciate your comments, but
[1:31:28]
I mean, we're here to make it better.
[1:31:32]
>> Any comments at all?
[1:31:51]
So, you're rendering plantings on page
[1:31:54]
on this don't really match what's on the
[1:31:58]
landscape plan.
[1:32:02]
And I think the cont like there's not a
[1:32:06]
lot of room. It's like building and
[1:32:09]
sidewalk.
[1:32:11]
I don't know if there's any way to give
[1:32:13]
yourself a little more
[1:32:15]
>> driveway. We shut it off.
[1:32:17]
>> I would just give yourself a little more
[1:32:19]
room cuz I mean you could stand on the
[1:32:22]
sidewalk and you know basically you're
[1:32:26]
standing next to like within 5t of that
[1:32:30]
whole the whole whole thing. I would say
[1:32:32]
that if you could give yourself enough
[1:32:34]
room to give the silhouette of some
[1:32:37]
trees against that room because it it
[1:32:40]
has that it does have that sort of
[1:32:46]
sort that end has that sort of European
[1:32:49]
rustic. I mean you could almost feel it
[1:32:52]
especially when you see it in the
[1:32:54]
context with like the conifers and
[1:32:56]
stuff. We don't have a lot of good one a
[1:32:59]
lot of good conifers here.
[1:33:02]
um
[1:33:04]
per se, but I would just say in the in
[1:33:07]
the field, I think just making sure you
[1:33:10]
have enough plant material to have it
[1:33:13]
not just feel shoved up on the sidewalk.
[1:33:16]
Um
[1:33:17]
and and and [clears throat]
[1:33:19]
you'll still see the roof, but having
[1:33:22]
the silhouettes of the trees there, I
[1:33:24]
think would
[1:33:26]
help that.
[1:33:29]
>> Do you have any tree species you would
[1:33:33]
recommend?
[1:33:33]
>> I was looking to see what y'all had
[1:33:35]
specified because I if you had something
[1:33:38]
good specified, I wasn't going to,
[1:33:41]
you know, say anything bad about it
[1:33:45]
for first,
[1:33:47]
but it's not
[1:33:50]
Oh, let's see.
[1:33:52]
You don't have any you It says like
[1:33:54]
parking canopy tree. Uh like you just
[1:33:59]
call out I mean, you're going to want
[1:34:01]
something there um that can handle like
[1:34:05]
an urban type environment
[1:34:07]
>> just because you're so close to the
[1:34:09]
sidewalk and the building. So, the heat
[1:34:12]
radiating
[1:34:14]
off of it. Um,
[1:34:21]
[sighs]
[1:34:25]
you could do a like if you wanted some
[1:34:28]
color, you could do a like a narrower
[1:34:32]
oak or like a narrower maple tree, like
[1:34:36]
a trident type maple. Um,
[1:34:40]
>> what are those shaggy um evergreens that
[1:34:43]
we put by Dixie? Those actually turned
[1:34:46]
out pretty well.
[1:34:46]
>> Was it the
[1:34:49]
>> You talking about
[1:34:50]
>> They're either the cryptoaria or are
[1:34:52]
they diodor cedars?
[1:34:54]
>> Cedars of some sort of cedars.
[1:34:55]
>> Yeah. Yeah. Like the diodor cedars.
[1:34:58]
>> There's some narrow varieties there.
[1:35:00]
>> Those are the ones along the
[1:35:03]
>> trail side of Bixby. Cedars that would
[1:35:06]
look really good with this building.
[1:35:09]
>> So
[1:35:11]
meal just an image of those.
[1:35:13]
>> Yep.
[1:35:15]
I can't. Yeah, it's been a while.
[1:35:16]
>> They're next to
[1:35:22]
me. [laughter]
[1:35:23]
>> No problem.
[1:35:24]
>> I'm sure if you send a picture of the
[1:35:26]
landscape architect on the
[1:35:27]
>> Yeah,
[1:35:30]
» okay.
[1:35:42]
So, I guess y'all have a specific list
[1:35:45]
of trees that can be used. Um, please do
[1:35:49]
not use a winged elm. Please do not use
[1:35:52]
a silver maple,
[1:35:57]
but they've grown quite a bit since
[1:35:58]
then.
[1:35:59]
>> I would say everything else on those on
[1:36:02]
those upper story trees.
[1:36:04]
Um, the only reason I'm thinking a maple
[1:36:07]
and not a oak is if you're right next to
[1:36:09]
the sidewalk. You don't want all the
[1:36:11]
acorns, ankle twisting, whatever.
[1:36:14]
>> So, um, I would go that way.
[1:36:18]
>> Um,
[1:36:20]
but I think there's there's some ways to
[1:36:23]
have a lot of fun with the character
[1:36:24]
there.
[1:36:26]
>> So, um,
[1:36:29]
>> what were those shoes called? Diodor.
[1:36:31]
>> I've got Diodor Cedar.
[1:36:32]
>> Cedar. Yeah, they're not on this
[1:36:35]
approved list. And I'm sorry, what was
[1:36:37]
this?
[1:36:38]
>> That's the ordinance that council
[1:36:39]
approved in relationship to this
[1:36:42]
specific PD.
[1:36:43]
>> I'm sure we can, you know,
[1:36:45]
>> so approve. I'm sure we can.
[1:36:48]
>> Yeah, I'm sure.
[1:36:49]
>> Those are just kind.
[1:36:52]
>> Yeah.
[1:36:54]
>> Okay.
[1:36:54]
>> But these are these are the seeds when
[1:36:57]
they're first put in over there. Oh, so
[1:36:59]
those are actually um those are ball cypress.
[1:37:05]
>> Ball cypress.
[1:37:06]
>> Yeah, those are not cedars.
[1:37:07]
>> Ball cypress.
[1:37:08]
>> Um they are they are deciduous. They're not grain. Um
[1:37:15]
[snorts]
[1:37:16]
but
[1:37:18]
>> yeah, they they've grown quite a bit. So
[1:37:20]
they seem to be taking their herbs
[1:37:22]
deeper.
[1:37:22]
>> Yeah, they can. I think I think we would
[1:37:24]
want to stay evergreen there. Yeah,
[1:37:27]
>> I think you're right.
[1:37:29]
[clears throat]
[1:37:30]
>> So, I'm going to write the indoor cedar,
[1:37:32]
but we might I'll follow up with the
[1:37:34]
landscape architect on that.
[1:37:36]
>> And there are some narrow varieties they
[1:37:38]
could do there.
[1:37:40]
Um, that that could fit in.
[1:37:46]
And those are very longlasting trees.
[1:37:49]
>> All of
[1:37:52]
what
[1:37:53]
>> can we get a dwarf species?
[1:37:54]
>> Yeah. Okay. But I mean there's nothing
[1:37:58]
wrong with a tall tree. It's
[1:38:00]
>> true. As long as we have the right area
[1:38:03]
for it, right?
[1:38:03]
>> Well, those can be lived up. So, for
[1:38:05]
example, between right to the left down
[1:38:09]
the hill from Tilman, that whole grove
[1:38:11]
of trees um headed, you know, that that
[1:38:15]
are all limbmed up 20, 30 feet, those
[1:38:18]
are all diodor cedars.
[1:38:19]
>> Oh, really?
[1:38:20]
>> Yeah.
[1:38:21]
>> Very cool. So,
[1:38:24]
you can you can limb those up as they
[1:38:26]
grow pretty easily.
[1:38:29]
>> Okay.
[1:38:31]
I like that.
[1:38:38]
I mean,
[1:38:42]
» for the rest of the architecture, it
[1:38:44]
really just looks like a normal
[1:38:46]
apartment complex. I mean it it's
[1:38:49]
>> yeah it has that contemporary player
[1:38:51]
with the color palette and
[1:38:54]
>> plus it's not really visible from any
[1:38:57]
road.
[1:38:59]
>> Yeah. I think what everyone's going to
[1:39:01]
see is this building up front.
[1:39:02]
>> Yeah about it.
[1:39:03]
>> That's the rest of it. You're going to
[1:39:05]
have to be inside
[1:39:06]
>> a little past how to house to your
[1:39:08]
right.
[1:39:08]
>> Yes, exactly. That's right. So where the
[1:39:11]
entrance of the current varsity is, it's
[1:39:14]
going to be to the left and kind of push
[1:39:15]
back from that. Can you pull up like a
[1:39:18]
view?
[1:39:18]
>> No, like a Google Maps view. Just
[1:39:22]
>> everything in this is black and white.
[1:39:24]
And I want to move on. It all looks the
[1:39:28]
same.
[1:39:45]
Okay.
[1:39:46]
>> Okay.
[1:39:46]
>> So, we are coming in basically. See
[1:39:48]
where this house is right here?
[1:39:50]
>> Right there. And wrapping around to this
[1:39:53]
big area back here.
[1:39:56]
>> So, you have railroad tracks on the back
[1:39:58]
side. You have an apartment complex on
[1:40:00]
the northeast. You have Harris ter on
[1:40:03]
the southeast.
[1:40:05]
And then there's the hotel
[1:40:09]
>> there. Yep.
[1:40:12]
>> And is that that Hawthorne Streets a
[1:40:15]
public street?
[1:40:16]
>> Yep.
[1:40:17]
>> Yeah. But it's going the development is
[1:40:18]
going to kind of go right across.
[1:40:19]
>> Yeah.
[1:40:20]
>> So tell me about which I know we don't
[1:40:24]
have any say so on, but I'd love to hear
[1:40:26]
about the public park area.
[1:40:29]
>> Yeah.
[1:40:31]
>> John, do you want to do you want to talk
[1:40:33]
about that? I don't I'm not as familiar
[1:40:35]
with the public park.
[1:40:36]
>> So, was that part of the PD?
[1:40:38]
>> You might as well.
[1:40:39]
>> Yep.
[1:40:40]
>> So, yeah, I think overall we were
[1:40:43]
required to get 1 point 10 10% of the
[1:40:46]
site to uh qualify as park. You can see
[1:40:49]
it. Um
[1:40:52]
it is kind of meandering down. We have a
[1:40:55]
stream. So, we we have a couple issues
[1:40:58]
with those transmission lines. Those are
[1:40:59]
Duke power lines very restrictive in
[1:41:01]
terms of
[1:41:02]
>> what you can do beneath them. And then
[1:41:04]
we have the stream. So we thought it'd
[1:41:06]
be best appropriate. We're going to come
[1:41:07]
in. We we I don't know if you guys
[1:41:09]
remember from the sorry from the
[1:41:11]
planning commission and council the 10 foot wide interodal um path
[1:41:17]
throughout the site. Um we're running it
[1:41:19]
all the way over to the park uh with
[1:41:21]
public access easements. We've been
[1:41:23]
through that with Jacob and the guys
[1:41:25]
where those easements will get
[1:41:26]
dedicated. We're also dedicating
[1:41:28]
easements to adjacent properties. So,
[1:41:30]
when you looked at it earlier, you saw
[1:41:32]
uh the community, the big community to
[1:41:34]
the north, railroad tracks, but the area
[1:41:38]
kind of eastish is is kind of something
[1:41:40]
that the city's got earmarked as it's
[1:41:42]
going to be a redevelopment.
[1:41:44]
>> I have a guy who's coming in right here
[1:41:47]
with a little like tiny actually sent me
[1:41:50]
pictures of what they're going to look
[1:41:50]
like. Great whole container house kind
[1:41:53]
of modern things coming up here that
[1:41:54]
he's going to want to connect to your
[1:41:55]
park in the back. So, so yeah, we made
[1:41:58]
an effort so it would connect so it
[1:42:00]
wouldn't just be an isolated park. It'll
[1:42:01]
hopefully match up with these other
[1:42:02]
properties that'll probably have some
[1:42:04]
scale or density to them. Um, and then
[1:42:06]
you [clears throat] can use these
[1:42:07]
walking trails and get back on that
[1:42:09]
10-ft trail or the 10-ft intermoal uh
[1:42:13]
connectivity all the way out to the bus
[1:42:15]
stop that we're installing in front of
[1:42:16]
Bo or um Bojangles. And then 93
[1:42:20]
eventually is going to get restriped to
[1:42:22]
be like way more uh bicycle friendly. So
[1:42:25]
that's, you know, that was kind of our
[1:42:26]
goal. Jacob was working on that.
[1:42:28]
Hopefully we get like the the commuter
[1:42:29]
bikes from the university. They're
[1:42:31]
reluctant to do it now because of just
[1:42:33]
safety issues, but hopefully once 93
[1:42:35]
gets restriped and becomes like a true
[1:42:38]
um bicycle lane that you'll be able to
[1:42:40]
ride it all the way up into this park.
[1:42:42]
That just again kind of one more uh uh
[1:42:46]
what's that term like in the arm,
[1:42:48]
you know, just building upon the the the
[1:42:50]
network of
[1:42:51]
>> So that 10-ft pathway system, just so I
[1:42:54]
understand, is on the page south of all
[1:42:56]
that parking,
[1:42:57]
>> correct? Yeah. by going
[1:43:00]
>> from Hawthorne where it splits all the
[1:43:02]
way around in front of that parking to a
[1:43:04]
like the walking trails.
[1:43:05]
>> Okay.
[1:43:09]
» And the toebo I mean if you've driven by
[1:43:11]
it the toe back there is like it's
[1:43:13]
crazy. It's a it's a pit. So it's um you
[1:43:17]
know worked with Nathan trying to get
[1:43:19]
you know that inter modal has to be
[1:43:22]
>> you know it has to you know it's got
[1:43:23]
pretty stringent uh slope requirements
[1:43:26]
things like that. So, we got it as far
[1:43:28]
in as we could and then take it over
[1:43:30]
with some of the walking trails.
[1:43:31]
>> And that's is that a retention pond on
[1:43:34]
the east?
[1:43:34]
>> That's an open pond. Yep. To the east.
[1:43:36]
>> Okay.
[1:43:37]
>> And then that, you know, again, that's
[1:43:39]
buried way back in there. So, again,
[1:43:41]
when Ross was telling you about the two
[1:43:43]
buildings 13 and 15, when you're driving
[1:43:44]
at Hawthorne, they're down
[1:43:47]
>> Yeah.
[1:43:48]
>> significantly. And then the pond is
[1:43:50]
hidden behind building 14. And then the
[1:43:52]
only people that would really see it is
[1:43:53]
another student housing community up
[1:43:55]
above it to the northeast. So, it's kind
[1:43:57]
of concealed back there.
[1:43:58]
>> Yeah.
[1:44:01]
>> Oh,
[1:44:02]
that's a uh you know, public park, just
[1:44:05]
as a side note, um
[1:44:10]
Hollingsworth
[1:44:12]
uh has done a great and actually just
[1:44:15]
won an award for their public park
[1:44:20]
quality and preservation. Uh and and so
[1:44:25]
uh no, I'm glad that there is something
[1:44:30]
in there.
[1:44:31]
>> We're going to leave it pretty natural.
[1:44:32]
That was what Tony did. Well, you know,
[1:44:34]
keep pretty we'll thin it out some
[1:44:36]
invasive and stuff like that. We'll keep
[1:44:37]
it pretty natural, but where they built
[1:44:39]
that spur line off the swamp over
[1:44:42]
>> Yeah. I mean, that's really what this
[1:44:44]
is. So, it's it's more than just
[1:44:46]
striping on 93. We're going to do an
[1:44:49]
actual 10 foot wide multimodal trail
[1:44:51]
down all of 93.
[1:44:53]
>> And he's bringing this out all the way
[1:44:56]
past Harris ter out to 93. So this is
[1:44:58]
going to be cuz we're event, you know,
[1:45:00]
we're developing a pretty good bike
[1:45:01]
system around. It's going to take time,
[1:45:02]
but this will be the spur to a park.
[1:45:06]
>> I mean, you kind of picture you go for a
[1:45:08]
bike ride down 93, you go stop at Harris
[1:45:10]
ter grab something, and then you go off
[1:45:11]
into this park to go eat, you know, have
[1:45:13]
a little picnic back there. That'll
[1:45:15]
>> be pretty cool.
[1:45:18]
Um, so I I think even though
[1:45:21]
I think we're fine with the colors as
[1:45:24]
presented, right?
[1:45:26]
>> If you want to
[1:45:27]
>> just mark these as that.
[1:45:29]
>> Yeah. I mean, I think we'd probably feel
[1:45:30]
more comfortable approving what we see,
[1:45:32]
right?
[1:45:33]
>> Well, either that or we have to have new
[1:45:35]
samples of the actual colors. But I
[1:45:37]
mean, this this works and if this works,
[1:45:40]
I don't see
[1:45:42]
>> why not using it. Yep. mark up.
[1:45:51]
» And uh the decking I think works best is
[1:45:55]
the river bank.
[1:45:58]
I think is the
[1:46:04]
» Yeah.
[1:46:05]
It just has a good
[1:46:09]
>> good
[1:46:12]
don't do it justice. I meant it reads I
[1:46:14]
meant the colors are much better.
[1:46:16]
>> Yeah.
[1:46:16]
>> In person.
[1:46:17]
>> I agree.
[1:46:24]
» So, any other comments or concerns?
[1:46:25]
>> You're doing like the gray route or
[1:46:28]
>> It's a black
[1:46:28]
>> black route. Okay.
[1:46:29]
>> Or dark gray? Dark gray.
[1:46:31]
>> Saying
[1:46:32]
>> No, it says dark gray.
[1:46:34]
>> We're going with the colors we see here.
[1:46:36]
>> Okay.
[1:46:36]
>> No, but on the brick it says dark gray
[1:46:40]
on the mortar.
[1:46:41]
>> Yeah, it's a Smith. I mean, the one we
[1:46:43]
typically use is Smith gray.
[1:46:47]
» That's a
[1:46:50]
>> Does it look like that?
[1:46:52]
>> It's a little lighter than that. I mean,
[1:46:53]
it's the same if you still have the hub
[1:46:55]
up. I mean, that's what the color comes
[1:46:56]
out to.
[1:46:59]
>> It's that one. So, it actually comes out
[1:47:01]
a little bit lighter. I mean, that's
[1:47:02]
obviously probably a little bit washed
[1:47:03]
out in sun, but it's
[1:47:07]
>> Smith probably touch that.
[1:47:09]
>> Okay.
[1:47:09]
>> And I think honestly similar
[1:47:11]
>> the real sample just like notice on the
[1:47:13]
others is probably a little better than
[1:47:14]
this show.
[1:47:17]
>> Okay.
[1:47:20]
» That's got some warmth in there.
[1:47:22]
Obviously, the the colors next to it
[1:47:23]
help warm it up as well.
[1:47:25]
>> Yeah.
[1:47:27]
Okay.
[1:47:28]
>> Well, is there anybody willing to make a
[1:47:30]
motion?
[1:47:34]
Now I'll make a motion to approve.
[1:47:36]
>> A second.
[1:47:36]
>> Second.
[1:47:37]
>> All those in favor, please raise your
[1:47:38]
right hand.
[1:47:39]
>> Okay, there you go. Thank you much.
[1:47:41]
>> Appreciate your time.
[1:47:47]
» Appreciate it.
[1:47:51]
>> I think
[1:47:51]
>> does he need to keep them?
[1:47:53]
>> Do we keep the We want to keep the
[1:47:55]
board, right?
[1:47:55]
>> Yeah. Well,
[1:47:56]
>> give me a mark and keep it. However you
[1:47:59]
want to do it, we need to have up
[1:48:01]
something that tells us those so I don't
[1:48:03]
mark up.
[1:48:04]
>> Also, I mean, I'm going to update our
[1:48:05]
system. I can send you back a new one,
[1:48:07]
too.
[1:48:07]
>> Yep. Either way is fine.
[1:48:09]
>> Okay.
[1:48:13]
That moves it own uh staff
[1:48:15]
reports. Do we have any staff reports?
[1:48:17]
>> Um,
[1:48:19]
nope. I don't think so. We So both
[1:48:23]
Christine and David are um rotating off
[1:48:27]
the board.
[1:48:29]
So I think we do have applications in. I
[1:48:33]
don't know who applied but neither of
[1:48:35]
them applied to be back on the board. Um
[1:48:37]
but I think we do have five applicants.
[1:48:39]
So you go to another board.
[1:48:42]
>> Well, no moving on to bigger better
[1:48:44]
things. zoning committee
[1:48:46]
zoning speech in Europe for a year.
[1:48:49]
>> Oh, he gets go. Yeah. Okay, I
[1:48:52]
understand.
[1:48:52]
>> Zoning appeals board that makes noise a
[1:48:54]
year.
[1:48:54]
>> Yeah.
[1:48:59]
>> Here's one more sample. Okay.
[1:49:00]
>> Okay. And any other business for
[1:49:02]
tonight?
[1:49:03]
>> Okay.
