[2:59] is, what'd you go back on? Yeah. Uh, this is uh, item bpc
[3:04] 25 0 9 dash 0 1 1. Um,
[3:09] stone ridge engineering request approval of a preliminary plan
[3:14] for a four four lot subdivision at the corner of pinkerton
[3:19] and bluff roads. Um, the
[3:23] total acreage is 0.4 0.82 acres. Um,
[3:27] the proposal includes a shared driveway, a joint user access driveway here to
[3:31] serve all four lots. There will be no access to
[3:35] bluff road. Um, the rear of
[3:39] the lots is being designated as a non buildable area up in this
[3:43] area. And that's for storm water, uh, detention purposes.
[3:48] so the plat at a future date when you review and approve the plat, these
[3:52] areas back here will be labeled as non buildable. Um,
[3:56] we have one condition of approval and that is that no lots shall
[4:00] have access to bluff road. We have 17 conditions
[4:05] of standard conditions of approval and we are recommending approval. Subject to the staff
[4:09] notes, do we have an applicant?

[4:19] stone ridge engineering. I am the civil engineer representing the owner of
[4:23] this property. And we agree with, uh, staff's recommendations
[4:27] of approval and I'm happy to answer any questions you have and ask
[4:31] for, uh, approval of this preliminary plan. Perfect. Thank you.

[4:51] can you just explain a little bit on the how and the why that you're designating
[4:55] the upper area, um, as non buildable and then how you're diverting
[4:59] to go around the waste. Sure. So management system, you can see the lots
[5:04] kind of converge and so there's not a lot of buildable space up there anyways. There's also a lot of trees
[5:08] that we wanna save. So, um, those lines
[5:12] that you see here, you go there, go make sure,

[5:23] so these lines here, this is a drainage easement where
[5:27] we will be putting in a ditch to all the water kind of flows down towards this corner
[5:31] down here. So we'll be capturing that in a ditch to keep it off of the lots.
[5:35] it'll go, um, down this property line to the roadside
[5:40] swell and then, then down this property line to the roadside swell. And then down in here
[5:44] is where our detention pond will be. They'll capture all of the runoff

[5:52] you have current access, like a gravel access to the, that area? There
[5:57] is a current, so there is a, an existing house that sits about here and their
[6:01] driveway comes right here. So we're about matching where the existing

[6:30] culvert here that we are also upsizing from a 15 to a 24 inch.
[6:34] and so it'll come out the pond and then continue on
[6:39] where it was going before because that is a steep pill and you, you don't want to
[6:43] have all that water going on the bluff road or anything like that. Okay. So we are gonna carry it

[6:51] I do have one question. Yeah. The building envelopes are relatively small given the
[6:55] drainage ditch easement and running through roughly half of the
[7:00] lots, what size homes can you build in these envelopes?
[7:05] so I've, I've shown these, uh, kind of these outlines of
[7:09] the homes mm-hmm . There. Um, as placeholders, we are still working
[7:14] with the architect. Um, and each of these lots are critical lots.
[7:18] so they'll have to go through the site plan approval process with the, with the staff.
[7:22] we'll see this again before they're allowed to build anything. You'll see the final plat.
[7:27] but, uh, just to be clear, so the, the smaller rectangles
[7:31] that you're seeing on each lot represents future homes,
[7:37] approximate size of home footprints and what are, what are those approximate
[7:41] first floor buildable areas? I can't remember
[7:45] off the top of my head. Yeah. What they were, uh, I guess what I'm saying, the buildable
[7:49] area for each lot is gonna be larger sure. Than each little rectangle
[7:55] okay. That he's showing. There will be more buildable area. Okay.

[8:03] be specifically called out on the final plat. That will be before you
