So, the lot split is

uh it's there there's essentially two
lot splits happening at the same time.

Um it's the north end of um and I cannot
recall the name of the plaza. Um but

it's the what is always referred to for
me as the major magic plaza. Um the uh
[7:04]
north end of it has an entrance and exit
uh onto Alexis Road. Um and it's
[7:10]
essentially
positioned pretty much in the middle of
[7:14]
the property exiting out to Alexis or
entering in from Alexis. Um on the
[7:20]
northeast side, uh the proposal is to
split um the right side of the parking
[7:29]
lot off
down to the uh north
[7:36]
portion of the building. They actually
would be taking the old Wraid portion of
[7:41]
the building. Um the southern the
southern portion of the right aid
[7:46]
building would become the new lot line
property and that portion of the
[7:51]
building would be tore down as part of
this um uh process that they're going
[7:57]
through um for the uh fuel station and
uh store.

um they're going to knock the rad

what we are proposing and I'm sorry,

would be
design intent here is to

split the building into um three
different
[37:28]
um spaces. One of which is going to be
the convenience store closest to the

corner. Um the center of which is going
to actually be a car wash that will work
[37:37]
within the bay that's that's there now.
And then the third part would be a
[37:41]
another tenant space. It's it's a large
building for a convenience store. So
[37:45]
therefore, we wanted to split it into
three separate spaces. We did look at
[37:48]
the clearance for putting um fuel
dispensers in front of the building and
[37:54]
parking would potentially go away, but
there's lots and lots of parking. Um so
[37:58]
there would be space for a car to stack
here if need be as well. So 2 4 6 8 10
[38:04]
pumps. Um not modifying any of the
existing um ingress and egress from the
[38:11]
from the site. Now um there's existing
um dumpster enclosures in the back. Um,
[38:16]
keep the in entry drive where it is. Uh,
let me zoom out and go to page two here.

Just just show the
elevations. And I'm sorry, now my video
[38:27]
card wants to take a little time to
render this, but um, essentially keeping
[38:32]
a similar shape of the building, just
giving it some freshener materials. Um,
[38:36]
some new canopies and of course a new
overhead door and a little bit of
[38:39]
architecture where the car wash is going
in. Um, Louie, do you have anything to
[38:44]
add to this?

developed in hight traffic or areas you

with it going in, um, just what else
would potentially could be to use in the
[39:28]
future if it were to not work for some
reason. I know that you guys have the

fuel that works with it. But driving
through the middle, I mean, like to put

a would it be a car bay or a maintenance
bay or what the future use would be

potentially?

I mean, it's a it's a setup for a car
wash and uh

we thinking to do those um the touchless
car wash is like a b car washes. Now, if

that if you think that's not going to
work or we think that's not going to

work, it would be like a tenant
unit or a storage unit. That's I mean I

don't have anything
uh to think right

you would be getting rid of that driving

simply programmed the door stay closed
until the drying is done.

neighborhood stores we close 11 p.m. Uh
some stores 10 p.m. but I would say no
[44:14]
later than 11 p.m.

earlier. Is this facility going to be um

constructed so that you can have
electric charging? I mean, you're going

to, not that you're going to wire it for
electric charging necessarily, but are

discussed this. I'm not sure because we

use an existing building.

of it because this facility has been

used as a fairly hightra area. Um in the
past, as you know, this right a was one
[46:14]
of the busier ones. Um it uh it it held
its own um in the past. Um, so I think a
[46:23]
lot of it is probably designed um,
right? But that that will all get
[46:27]
calculated based based off of um,
expected trips.

Um, as far as the uh, the other portion
of it, um, the SUP portion is do they
[46:40]
meet the criteria that this board would
like to see?

closes no later than

of of complaints from a few citizens

um because of the intermittent nature of
something going on and off
