we are gathered on the traditional territory of the Houdonosanes
[1:13]
peoples, the Mohawks of Agrososny. The original keepers of this
[1:17]
land. As settlers, we are grateful for the opportunity to
[1:21]
meet here. And we thank all the generations of people
[1:23]
who have taken care of this land for thousands of
[1:26]
years. Are there any additions to lesions or amendments the

you, Chair. The purpose is for Committee members to consider
[2:25]
a minor variance application, file number A2726 with respect to
[2:30]
the property at 15 and 17 Portland Drive. Legally described
[2:34]
as Lot 19 on plan 52M58. The proponent is seeking
[2:39]
relief from the following zoning bylaw, provisions for the following.
[2:43]
Number one is from Section 3. 21. 2. 4 in
[2:48]
a residential zone to permit driveways to be located between
[2:50]
the front wall of the residential use building and street
[2:54]
being Portland Drive. Whereas the zoning bylaw does not permit
[2:57]
it. And from Section 3. 21. 2. 10 subsection D.

In the case of semi - detached dwellings and where
[3:05]
additional residential units are provided to allow a total area
[3:09]
occupied by driveways, walkways and surface parking to be 60
[3:13]
percent of the area of the entire front yard, whereas
[3:16]
the zoning bylaw permits a maximum of 50 percent. The
[3:19]
requested variances are to accommodate a proposed semi - detached
[3:22]
dwelling with an additional residential unit proposed in the basement
[3:26]
of each semi - detached unit. Therefore, resulting in four
[3:29]
total units. The recommendation is that the Committee approved the
[3:33]
requested minor variances and include the following notes in the
[3:36]
decision. Note one being to ensure the locked drainage is
[3:40]
maintained per the approved construction drawing C3. 1, partial site
[3:45]
grading plan for the Bellwood subdivision phase 4. Should the
[3:48]
construction of a walkway or other hardscaping alter the ground
[3:51]
elevations at the property lines or deviate from the approved
[3:54]
grading plan, a revised grading plan shall be submitted to
[3:57]
the satisfaction of the city. And note 2 being that
[4:01]
there is a rear yard catch basin. Rear yard catch
[4:04]
basin number 6193 that abuts the north side of this
[4:07]
property with an associated 3 metre wide easement, 1. 5
[4:11]
metre of said easement is on this subject property. No
[4:15]
obstructions shall impede said easement. Happy to take on any
[4:18]

the intent is that these are just more so informative,

um, points. So should the property ever be transferred to
[5:16]
a new property owner that they be able to obtain
[5:19]
a copy of this decision and be mindful of these
[5:21]
notes? Currently, these are being satisfied, hence they're not a
[5:25]
