First of all, we are doing a fully virtual meeting tonight,

so I just wanna s scramble that a little bit.

I'm decided to try it out for a multitude of reasons.

First of all is I think the meetings have folly,
[1:34]
despite the best efforts
[1:35]
of everybody have not been the smoothest
[1:37]
that's been both in terms of production of the meeting,
[1:40]
but also the speaking and presenting has been a little
[1:42]
challenging just to be able to see everything clearly
[1:45]
and, and that type of thing.
[1:47]
And even meeting there since the outset,
[1:49]
we've never had everybody in the committee in the room at
[1:51]
once or really even close.
[1:53]
And we've had virtually no public in the room
[1:56]
since our reception.
[1:58]
But, so perhaps this will be easier,
[2:00]
but certainly just as easy.
[2:04]
So when we discussed this a little bit in one
[2:06]
of our working sessions, there is some merit to the,
[2:08]
maybe following presentations will be a little bit
[2:10]
easier on the screen.
[2:13]
Again, back the follow was either looking
[2:16]
a long way across the room
[2:18]
or on your screen there.
[2:21]
So, and these in our meetings, as everyone knows, are
[2:26]
pretty heavily screened dependent.
[2:28]
So we'll see how it goes.

I'm, I admit, I'm not usually overall a big fan

of a virtual meeting Back in 2020
[2:37]
and 21 when I was chairman of the city council,
[2:39]
that's all we had from almost the
[2:40]
entire time I was chairman.

So it kind of brings back a little bit of bad memories, but,
[2:46]
but I, I think it was worth it.

And this wasn't a reason for it, but it is a truism.

I think it is a little bit more convenient

for our consultants who have

So just to quickly touch on the schedule,

because I think it's important to understand as it relates
[6:40]
to both the rankings that we're eventually gonna do
[6:43]
and what's coming up on the project, we are about halfway
[6:47]
between our first phase here.
[6:52]
We are looking at a July completion for PDP.
[6:54]
So we're a little more than halfway through.
[6:57]
And in discussions with the working group, we're proposing
[7:00]
July 8th as the public forum.
[7:03]
This relates to the evaluation
[7:04]
because currently we have tonight's meeting
[7:07]
and another meeting scheduled at the end of June.
[7:10]
Those two meetings are
[7:11]
where we're really gonna look at the options
[7:14]
that are being presented by TAP A
[7:16]
and choosing July 8th gives us a chance
[7:19]
after this committee has seen all the options to
[7:23]
consider rankings, both in terms of how you plan to rank,
[7:28]
but also understand what the options are
[7:30]
before you rank by meeting with the public on July 8th.
[7:34]
It'll give us a chance to share all the things
[7:36]
that have been shared with all of you, as well
[7:37]
as your comments with the public as a whole in advance of
[7:41]
what we expect to be a ranking meeting on
[7:43]
or around the 13th of July.
[7:46]
We do understand the comments that have been raised
[7:50]
by some members about this forum occurring later.
[7:55]
But in discussion with the working group, we felt
[7:57]
that having that forum as part of at the appropriate time
[8:02]
for where the work was, was more important than trying
[8:05]
to fit it in before folks leave at the end
[8:08]
of the school vacation time for the summer.
[8:12]
Next slide please. So

we'd like to discuss evaluation criteria on these projects
[8:20]
because I think process is an important part
[8:22]
of an any MSBA job.
[8:24]
At the end of the day, the phase
[8:25]
that we're in the preliminary design program
[8:27]
or PDP is about choosing the options that are advancing
[8:31]
to the next stage.
[8:33]
We're really trying to figure out which
[8:35]
of the options presented from a test fit basis
[8:38]
best represent the type of project that you would like
[8:41]
to see more out of.
[8:42]
And you're selecting those options on the basis
[8:44]
that those options will be developed in the next phase.
[8:47]
So this is not a determination
[8:49]
of whether we're choosing the Hemenway site
[8:52]
or whether we're choosing the Bethany site.
[8:54]
It's a determination of what are the best options
[8:56]
to move forward in terms of new construction options,
[9:00]
add Reno options
[9:01]
and a base repair option that is required by the MSBA.
[9:05]
We're gonna look at a number of those options today.
[9:07]
But before we did that, we wanted
[9:09]
to just have a first touch base with the committee about
[9:12]
what you felt are the appropriate evaluation criteria
[9:15]
for evaluating those options against themselves.
[9:19]
So if you are looking at two hemenway options,
[9:22]
which one rises to the top?
[9:23]
What are the important things, objective criteria
[9:26]
that you can select that will point you in the right
[9:29]
direction to choose what is most advantageous
[9:32]
or least advantageous to move on to the next stage?
[9:35]
During the PSR stage
[9:37]
or preferred schematic report stage,
[9:39]
we're gonna have a much more in-depth discussion about the
[9:41]
appropriateness of the various options that do move forward.
[9:44]
Tap A is gonna continue to develop those options,
[9:47]
so we'll have a lot more detail
[9:48]
and we'll really get into the thick of it.
[9:51]
We sent these criteria to the committee in advance
[9:54]
and we thought it made sense to sort them into
[9:59]
or parse them out really from
[10:01]
what is really about choosing the right site
[10:03]
and the right location and what is really about,
[10:07]
what is really applicable to all of the sites
[10:11]
and can be useful in differentiating
[10:13]
between the various options.
[10:15]
So with that, I'm gonna turn it over to Anisa

and she's gonna walk you through a, a little trick
[10:19]
that we picked up from our visioning expert, David, Steven,
[10:22]
so that we can rank some of these criteria
[10:24]
that we feel are appropriate
[10:26]
and so that we can ask you if there's any criteria
[10:28]
that you feel should be added.

Yeah, having said that, one of the ones

that I don't see is the whole idea of phasing
[12:08]
and swing space,

which I think is gonna end up being a significant
[12:13]
consideration depending upon
[12:16]
which option we evaluate.

So I do have some concerns that that's not one of the 12
[12:23]
that we can prioritize.

And then I also just wanted to
[12:28]
clarify the one about impact to neighbors and neighborhood
[12:32]
because we're looking at two potential sites.
[12:38]
When I think about impact to neighbors
[12:40]
and neighborhood, it's either a positive and
[12:43]
or negative to both neighborhoods, right?
[12:46]
So doing it at Hemingway is gonna have a certain impact on
[12:50]
the Hemingway neighborhood.
[12:52]
It's also gonna have an impact on the Bethany neighborhood
[12:54]
because we're not doing it at Bethany and vice versa.
[12:58]
So I just wanted to clarify,
[13:00]
am I thinking about that in the right way?

Yeah, I think that makes sense.

I think we could potentially look at breaking that down
[13:10]
as to impact.

Part of the process that we used
[13:21]
for breaking these down is
[13:22]
to understand these evaluation criteria

don't necessarily need to be a comparison between
[13:27]
what we do at Bethany and what we do at hemenway.
[13:31]
Now we will have an involved discussion of that
[13:34]
through the PSR, but we would recommend
[13:37]
that at this time we choose one ad Reno at hemenway,
[13:40]
one new construction at Hemenway, one, Bethany
[13:46]
Road, new construction, and that all of those advance
[13:50]
and if the committee feels it's necessary,
[13:52]
others could advance as well.
[13:53]
So we would have more options
[13:55]
and that would factor into the evaluation that we do.
[13:58]
Now, what we don't recommend at this time is
[14:03]
to be weighing Bethany options against Hemingway
[14:07]
options because each of the options really either work
[14:11]
or don't in terms of how they're presented on the screen.
[14:15]
The other thing that I'll say is
[14:16]
that while we could only list 12 in our initial ranking
[14:19]
here, the second slide that we'll get
[14:22]
to in a minute is a word cloud.
[14:24]
So if there was something that the committee felt was not
[14:29]
represented in these 12 options that we proposed
[14:32]
to be ranked, we can have you add those in
[14:37]
and then we'll analyze those between now
[14:39]
and the next meeting and bring back the top ranked
[14:45]
criteria as well as the items that come from the word cloud
[14:48]
that are consistently recommended by folks on the committee.
[14:53]
Yeah. So to that end, I think I'll, I'll recognize Brent,

that we've started with and these are preliminary
[21:33]
and sort of beginning to put rails around the strategies
[21:37]
that we had presented earlier
[21:39]
to remind you a little bit here are the Framingham site
[21:43]
constraints, sorry, him
[21:44]
and way site constraints
[21:48]
of the existing building and site.
[21:50]
And so there's really two major access points.
[21:52]
Those are the red arrows on the
[21:53]
front, the building in yellow.
[21:56]
And then the big solid black line is the buildable area.
[21:59]
Inside of that is what is the buildable area.
[22:02]
And then you can start to decipher some of the setbacks
[22:04]
with the different dotted lines and dash lines
[22:07]
and things like that along with flood zones
[22:10]
and steep slopes.
[22:12]
And so not, not the easiest site to deal with.
[22:16]
You can go to the next slide. And so we talked
[22:20]
to you about the strategies in each of these options so far.
[22:23]
You're gonna see on the right upper right hand corner is the
[22:27]
strategy that the option's related to.
[22:30]
And so this one was the option
[22:33]
or strategy where we had an addition
[22:34]
up in the top left corner.
[22:36]
Another reminder is that there's
[22:38]
essentially three building separation,
[22:41]
separation lines in the building.
[22:42]
And so it's not super important for right now,
[22:47]
but that's where we kind of broke the building
[22:49]
apart in different ways.
[22:50]
So this option is a three story renovation edition
[22:54]
option at the Hemingway.
[22:55]
It's called AR one.
[22:57]
It has a major addition in the back of the building,
[23:01]
which is about a two story spot,
[23:04]
but it's big spaces like the gym
[23:06]
and the, yeah, mostly the gym.
[23:09]
And then the three story addition on the front,
[23:12]
there's a portion of this building.
[23:13]
You can see on the right hand sort of right middle,
[23:17]
there's a key and then there's a floor plan.
[23:20]
These, you know, what we hope you will do is take these
[23:24]
after the meeting, they were in your packet too,
[23:27]
and you can start to evaluate and,
[23:30]
and review those a little bit more in depth.
[23:33]
But these are at PDP level, really supposed to be sort
[23:35]
of at a glance at this at this point.
[23:38]
We'll get more detail as we get going further.
[23:41]
But this one has that little arm
[23:43]
that sticks out over the parking lot.
[23:44]
This manages to keep drop off and pickup and circulation
[23:48]
because it's tight already.
[23:50]
And then create more space above that.
[23:52]
And so that's AR one three story edition renovation.
[23:56]
You can go to the next slide. So
[24:01]
AR two is a two story addition renovation.
[24:04]
Again, similar strategy with the addition in the back,
[24:07]
which adds space for gym and cafeteria.
[24:11]
And then as you can see in the top right hand corner,
[24:13]
the blue area that says addition, that's the part
[24:15]
of the building that we would take down and rebuild.
[24:18]
And so that allows us to get a two story building
[24:20]
because we're getting more space to build new and,
[24:25]
and actually make right sized
[24:28]
and right program for the building.
[24:29]
And so the big differentiator between AR one
[24:32]
and AR two at this point would be the two story addition
[24:36]
renovation option.
[24:37]
And that's what you see. See here,
[24:39]
no big arm cantilevering out over the site.
[24:45]
And so yeah, so this is a two story addition renovation
[24:48]
with addition in the back and the front, right?
[24:51]
And go to the next slide. And
[24:55]
so AR three was looking at taking,
[24:56]
basically replacing the entire front part of the building,
[25:01]
maintaining some of the courtyard that's there now,
[25:05]
but building a three story option, a three story portion
[25:08]
of the building that's in this plan on the top.
[25:11]
And then a smaller portion on the
[25:14]
lower portion on the lower bit of the plan in the plan view.
[25:18]
And another sort of, all these have a similar strategy
[25:22]
where we're trying to put big space at the back end
[25:25]
of the building, which is the, you know,
[25:28]
in this instance it's an expanded cafeteria.
[25:31]
And then the reason for the three story addition is
[25:34]
'cause part of it is a two story gym.
[25:36]
So, so another option here, this would have a similar appeal
[25:41]
or similar look as the existing school, just a bit taller.
[25:45]
You can go to AR four.
[25:49]
And then AR four is looking at an option
[25:51]
that replaces the entire back part of the building.
[25:53]
So that right now houses the gym and music
[25:56]
and some portable buildings.
[25:59]
And so what we're doing here is trying
[26:01]
to academically rebuild all the classroom space,
[26:04]
three story addition on the back and then create
[26:07]
and renovate all the space on the front side of the building
[26:11]
and create a new gym.
[26:13]
One comment that was just made in your criteria evaluations
[26:16]
from one of the members was about phasing in logistics and,
[26:22]
and planning for especially the Hemingway options,
[26:26]
which is going to require us to find alternative space
[26:29]
or put modulars on the site.
[26:31]
And so that's the next layer of information.
[26:33]
We're gonna start putting on all of these so
[26:35]
that you can understand that impact.
[26:37]
But right now we're just looking at initial strategies
[26:41]
and options that come from strategies.
[26:43]
And so you can look at the next slide please.
[26:49]
And so now we're going to pivot into a few new options
[26:52]
on the Hemingway site.
[26:53]
This is part of what the MSBA requires us to do.
[26:56]
We have to show that we looked at completely
[26:58]
new builds on the same site.
[27:00]
And so that means just tearing the whole thing down.
[27:03]
And so we've got a couple of ideas here on strategy.
[27:06]
The one here, this first one is a more

where there's students all day long so that they have a good
[27:42]
southern and northern exposure instead

of the east west side.

And so that's beneficial to the sustainability side,
[27:49]
which is you'd have
[27:50]
to do other things on the other options we've shown so far.
[27:53]
So we've got, we're looking at here two story option
[27:55]
as a new new building on the site.
[27:59]
There's gonna be other layers of circulation
[28:01]
and things like that coming with all of these sites as well
[28:04]
where we'll start talking about bus loops and cars
[28:06]
and pedestrians and drop offs and stuff like that.
[28:10]
But for now it's just these initial test fits.

so we looked at another version of that,
[28:17]
which is a three story building, which allows us
[28:19]
to pull back from the street.

You can see that strategy is basically taking the one wing

But this allows us to get a little bit more off the street,
[28:32]
which is gonna be a little bit more pages for the amount
[28:34]
of students on the site and how we can do circulation.

and start to really pack things into a floor plate
[29:16]
that isn't long or wing driven, but it's more central
[29:22]
and sort of neighborhood driven on the floor plate itself.
[29:25]
And so we'll talk more about that in future presentations.

But Kristin Vertex actually really wanted us to study
[29:34]
the urban school option on this site just to see what,
[29:38]
how the committee feels about that as a new option.
[29:40]
And so I agree and we should be showing this
[29:43]
and hopefully we can get some traction on on
[29:47]
that being what it needs to be for 900.
[29:50]
And again, remember there's 985 students in all
[29:53]
of these options K through 12
[29:55]
or K through five, sorry, you can go to the next option.

to the Bethany Road site, we wanted to kind
[30:06]
of highlight some of the site constraints here.
[30:09]
Again, I think we've shown a slide like this before,
[30:12]
but the buildable area again is inside that sort
[30:15]
of solid dash line.
[30:16]
And then we have some steeper slopes in the sort of
[30:20]
salmon color and the,
[30:25]
the mid grade slopes are in purple.
[30:28]
And then the sort of flat areas are in the green lime color.
[30:33]
And so the middle of the site, right
[30:35]
where it says buildable areas, actually the low part
[30:38]
of the sites we're kind of in a valley like a,
[30:41]
like a U-shape, almost like a glacial push valley here
[30:46]
of, of land.
[30:48]
And that's where the best usable site is
[30:51]
and it's the most accessible
[30:52]
and it's actually the, the elevation
[30:54]
that the site main site road enters in right now.
[30:57]
And so we just kind of wanted to bring that attention,
[31:00]
the dashed lines on the right
[31:02]
and the dashed line on the left are sort of the ridge lines
[31:05]
of the two sort of top parts of the, of the hills.
[31:09]
And so we have that going through,
[31:12]
we have that valley in the middle.
[31:13]
So that's, that'll orient you on how these

this floor plate that you enter into on the first floor,

And then the third floor has the last grade of classrooms

of the building actually has all the core elements like gym
[31:58]
and media and all of that stuff.

And so, so this one would sit down at the, in the,

in the bottom of the valley
[32:06]
and then kind of nestle itself up against the hill
[32:08]
where we can do some transition and landscape and drop off
[32:11]
and maybe even make the second floor an entry
[32:14]
on that on that side.

But we still need to study how all that works,
[32:19]
which we're doing right now.
[32:22]

and shape for the building is the, this is kind of the,
[32:31]
I don't know, you wanna call that a hockey stick

But this, this one gets us to a little bit more

of a concentric core where the, the, the core
[32:44]
spots come more public.
[32:46]
So you can see those elements.

They're sort of in the first floor plan.

The gym and the media
[32:52]
and the cafeteria service are all on the left hand side,
[32:54]
but those are front facing.
[32:55]
And so if you have community events, folks don't have to go
[32:58]
through the building, which the other option would've had
[33:01]
people go through the building to the, the more back part
[33:04]
of the site or the building.
[33:05]
And then, so this one kind of flips that
[33:08]
and it gives us the ability to wrap.
[33:10]
I don't know that it'll take this final form at the end
[33:12]
of the day, but the idea is that it kind of wraps around
[33:14]
that hill in some form or shape and puts the public spots
[33:19]
or the, the big program spots that can be used after hours
[33:22]
and for public use more towards the front of the building
[33:25]
and then you can really get a sectioning off of the building
[33:28]
and keep them compartmentalized for evening use.
[33:32]

And then we did this, this, this option, which is
[33:43]
what we're calling the dual school option.
[33:45]
So this is, we'll talk more about this
[33:48]
as we go further into the pro the the process here.

But this, this option is looking at what if it became viable
[33:56]
or feasible for us to do
[34:00]
the dual school exactly what it says.
[34:02]
And that's that we put, we just renovate Hemingway,
[34:06]
we prove out that the building is okay for school
[34:11]
now and it needs to be renovated for sure,
[34:14]
but for a school of about 493 students it works
[34:19]
and we can make that doable on site with pre-K.
[34:24]
And then on Bethany Road we have a school
[34:27]
of about an equal amount of students with pre-K
[34:32]
out there on that site.
[34:33]
And so you're splitting the required population from the
[34:37]
MSBA into basically two schools.
[34:39]
One gets a pretty decent renovation to it with systems
[34:42]
and everything that needs to be upgraded.
[34:44]
And the other is a new building.
[34:47]
And the idea here is that if we run into the need
[34:50]
to have schools in both locations
[34:53]
or we find out that a 985 student,
[34:56]
which will be the largest elementary school in Framingham at
[35:00]
this point, if that becomes unwieldy
[35:03]
or anything like that, this is an option
[35:05]
that we would definitely have to get more in depth
[35:07]
with the MSBA on in terms of their acceptance of it
[35:11]
or even us being able to continue to pitch it to them.
[35:16]
But for the sake of turning over stones
[35:18]
and making sure we looked at all of the things available
[35:20]
to us, we started to study this one as well.
[35:24]
And so, and then can go to the next slide
[35:30]
and then the renovation only
[35:35]
here is the option that
[35:38]
that MSBA also requires us to do.
[35:42]
That's not this one, but this is the, the D one.
[35:45]
So this is the rental option,
[35:46]
the school part of the dual school option.
[35:48]
So it doesn't,
[35:50]
the renovation only option looks just like this actually.
[35:53]
So it doesn't do much to the,
[35:55]
to school's population doesn't expand, it doesn't grow.
[36:00]
The nature of building the second school allows some pre-K
[36:03]
to come into the building because you're
[36:04]
generating capacity shift.
[36:06]
And so that's why we can put pre-K in it as a,
[36:10]
as a dual school option,
[36:11]
but as a renovation only, we would be hard pressed to get
[36:16]
much else into the building.
[36:17]
So you can go to the next slide. And then the floor plan
[36:22]
for the new smaller school again is able to get all of the
[36:28]
large programs up to the front of the building
[36:31]
and you'll see these common threads where we're trying
[36:34]
to get the learning communities by grade differentiated
[36:38]
and programmed out so
[36:40]
that we can get the learning communities sorted that way.
[36:44]
And so this is where that option is right now,
[36:47]
looking at the two dual school plans themselves,
[36:51]

And so those, that's the quick run through of options.

what each design gets us when it comes to all

I, if I was my choice, I would keep your two school option
[56:08]
as well as a Hemingway pre-K K or pre-K two

and see how that changes in shifts if

that's not too much workload.

And the reason I say that is if there's any hope
[56:19]
of getting MSBA funding for that, I believe we do,
[56:22]
we do owe it to do that review as well
[56:25]
as the mayor's executive order creating this committee did
[56:27]
put that in our scope both for pre-K expansion, wherever

that may be across the entire city.

So it is something that I think should be considered.

Yeah, so we would get pricing back in early July

and in early July we would

tap a, and Vertex would go through a process
[57:16]
where we add in the,
[57:18]
the estimates themselves actually come back
[57:20]
with escalation on them and then Vertex
[57:24]
and Tap A will have a conversation around the soft cost
[57:27]
and additional contingencies that we think should be added.
[57:31]
For example, the soft cost
[57:34]
for an addition renovation on Hemingway are gonna be higher
[57:36]
than a new building on Bethany
[57:39]
because you don't have some of the additional adders like
[57:44]
phasing, temporary school,
[57:46]
temporary conditions, stuff like that.
[57:48]
And so the soft costs are gonna be different
[57:50]
for the two sites and the two each option too.
[57:54]
And so we'll go through a process of giving you all of that,
[57:58]
showing you very clearly
[58:00]
how it's generated and how it works.
[58:02]
And, and then I think that
[58:06]
as we get further down the, the road you'll have,
[58:09]
you'll start to get all the clarity that comes with this.

And, and I just wanna put a reminder out there that,
[58:17]
you know, you don't, you're not
[58:20]
selecting the option at the end of PDP.
[58:22]
And so really your job at this point, you can take
[58:25]
as many options as you want into PSR
[58:27]
although it's, it's probably advisable to call some
[58:31]
of them out if you can like the big, the big ones that
[58:35]
are gonna survive or don't have merit,
[58:37]
we can take those off the table
[58:39]
and spend our energy going through other options in the PSR
[58:43]
that are more in line with district goals and milestones
[58:47]
or not milestones objectives.
[58:49]
And so I think that the PSR is when you really,
[58:53]
really get down to like business on like really
[58:56]
understanding them.
[58:57]
PDP is kind of more, we're throwing a bunch
[59:01]
of stuff out there and we're doing it fairly quickly
[59:04]
and getting order magnitude numbers related to them.
[59:08]
And so that's really the process that we're in right now
[59:10]
and what's gonna happen over the next
[59:13]
two months, really June and July. So yeah,
[59:15]
I, I can clarify those two points a little bit more,
[59:18]
Chris, in terms of the pricing.
[59:20]
Pricing at PDP is about looking at your typical MSBA school
[59:25]
and trying to apply the same metric to
[59:28]
how the different options appear on the page.
[59:31]
So it's about figuring out if we do this, is this one going
[59:36]
to be more costly than the next?
[59:38]
It's not necessarily dialing into the specific
[59:42]
detailed cost analysis that you'll get at PSR,
[59:45]
it's really about if the average
[59:48]
Massachusetts school is somewhere between 950
[59:51]
to a thousand dollars a square foot
[59:53]
and that's not a, I'm just pulling that outta the air,
[59:58]
the fact that this one has more foundation
[1:00:01]
or this one has more floors or this one has more fields
[1:00:05]
or this one has more parking, how does
[1:00:08]
that create relative cost differences from scheme to scheme
[1:00:11]
to scheme so that you can look at that
[1:00:13]
and say, well these ones are more costly.
[1:00:16]
Do the other elements of those schemes warrant
[1:00:19]
that continuing despite the fact
[1:00:21]
that we think they're more costly versus these are the
[1:00:24]
cheapest schemes but they don't check all the
[1:00:28]
boxes for the other reasons.
[1:00:30]
And so it's about making that assessment also to the point
[1:00:33]
of the, the sort of pre-K k.
[1:00:37]
One of the things that tap A
[1:00:38]
and Vertex have discussed is that some of the other work
[1:00:42]
that's being done with demography
[1:00:44]
with the existing school study is to establish an approach
[1:00:49]
to pre-K that is not yet fully developed.
[1:00:52]
And that's why it doesn't appear in a lot
[1:00:54]
of the, the schemes.
[1:00:56]
All of these schemes could have a certain degree
[1:00:58]
of pre-K added to them.
[1:01:00]
So one of the things that TAP A is working
[1:01:02]
to better understand is the right way to make some
[1:01:05]
of those assessments about pre-K
[1:01:07]
and that ties into an item
[1:01:08]
that we didn't include in tonight's presentation,
[1:01:10]
which is the MSBA space summary.
[1:01:13]
That's really a product that comes out of
[1:01:17]
the educational plan
[1:01:18]
that's gonna be voted on at school committee on Wednesday.
[1:01:22]
And so we really wanna understand once that's confirmed
[1:01:26]
by school committee the details of that space summary,
[1:01:29]
which gets into the details of the size of your school
[1:01:33]
and also how much pre-K we choose to put in,
[1:01:36]
is there enough space vacated at other schools
[1:01:38]
that can fit into some of that pre-K so
[1:01:41]
that we can advance that conversation.
[1:01:42]
But Chris is right, all of these discussions, at the end
[1:01:46]
of the day, it's about choosing
[1:01:47]
how many options we really want develop to a high level.
[1:01:52]
And when we get to the discussion of those options,
[1:01:55]
that's when we're really gonna be looking at the different
[1:01:57]
options in comparison to each other in terms
[1:02:00]
of do we really want new construction, do we want
[1:02:02]
to consider an ad reno
[1:02:04]
and where do we wanna cite the school?
[1:02:06]
Those are really questions
[1:02:07]
for the next year when we're gonna have much more detailed
[1:02:11]
pricing, much more detailed analysis
[1:02:13]
and much more time to work through all those details.

and you might decide that three of them move forward.

And so cost really isn't the sole driver in all of this.

And in terms of determining eligibility,

there's an initial pass
[1:03:29]
that occurs once the space summary is developed
[1:03:31]
and submitted to the MSBA.
[1:03:33]
So after we get past the that PDP milestone,
[1:03:37]
we'll get the first comments about what is eligible
[1:03:39]
and ineligible from the MSS BA And
[1:03:42]
that really takes more shape in the PS R phase
[1:03:45]
as we analyze the Ms B's comments, as the space summary
[1:03:49]
as it develops related
[1:03:50]
to the building itself becomes clearer.

And as we understand in better terms
[1:03:58]
the pre-K option that moves forward,
