[0:00] here, it's much shorter than that.
[0:04] » Commissioner Kramer. >> Here.
[0:06] » Commissioner Gamboa. >> Here.
[0:08] » Commissioner Kozar Ziki. >> Commissioner Truszkowski.
[0:12] » Here. >> Commissioner Ouellette.
[0:14] » Here. >> Uh,
[0:16] President Szabrowski. >> Here.
[0:17] » Thank you. Uh, looking for approval of minutes of Plan Commission meeting of
[0:20] July 8th, 2026. >> So moved.
[0:24] » Seconded. >> Okay. Any discussion at all?
[0:28] That's good to me. Uh, let's do a roll call on that.
[0:30] » Commissioner Ouellette. >> Aye.
[0:32] » Commissioner Gamboa. >> Aye.
[0:34] » Commissioner Truszkowski. >> Aye.
[0:36] » Commissioner Kozar Ziki. >> Aye.
[0:38] » Commissioner Kramer. >> Aye.
[0:39] » President Szabrowski. >> Aye.
[0:40] » Thank you. All right. New business item A, PC
[0:44] 2026-24. Discussion and necessary action on
[0:47] application for a site plan, landscape plan, and light plan review submitted by
[0:53] Cartman for Roosevelt Racquet Club located at 6190 West Loomis Road,
[0:57] Greendale. Tax key number 6-630-468-002.
[1:03] » I will take that one. >> Can I give you just a very brief
[1:06] introduction on this? So, this is This is a modification to a new building
[1:11] in a B3 zoning district. So, one of the requirements from a purely from a zoning
[1:15] standpoint for modification in the B3 zoning district is it has to go through
[1:19] site plan, lighting plan, and landscaping plan.
[1:23] The This is Plan Commission, so the purpose of this of this committee is to
[1:28] recommend approval or denial, and then ultimately the plan will be either
[1:33] approved or denied by the Board of Trustees. So, at the end of this we'll
[1:37] either recommend approval or denial, and then this has to go through the Board of
[1:40] Trustees for final approval or denial. Um, and then this is This is zoning
[1:45] consideration. So, we have not received a building permit application or
[1:49] building plans yet. This is just the site plan lights uh, lighting plan,
[1:52] landscaping plan review. Please.
[1:56] » Thanks, Bob. >> [snorts]
[1:57] » Um, all right, so just uh brief summary, the village received
[2:01] an application from Advance Building Corporation on behalf of Roosevelt
[2:05] Racquet Club regarding the property located at 6190 West Loomis Road. The
[2:09] applicant is requesting to construct a [clears throat] new parking lot and
[2:12] commercial recreation facility offering indoor racquet courts for reservations,
[2:16] lessons, clinics, and league play together with supporting retail, club
[2:21] management, and second floor business office space for SlabStox business
[2:24] operations, a sports trading card information and analysis company.
[2:29] The subject property is zoned B3 general business, and the proposed uses are
[2:33] listed as permitted in the Greendale zoning code. The property is located
[2:37] directly north of Sendik's Fresh 2 Go, and also borders a flood plain near the
[2:42] north and west property lines. The village engineer and village attorney
[2:46] should review the proposed development for compliance with flood plain
[2:49] regulations and any relevant Wisconsin state statutes.
[2:52] After [snorts] review of the site plan and submitted drawings, the proposed
[2:55] building footprint does meet the FAR and yard requirements. The building
[3:00] elevation drawings show three separate proposed exterior signs, and per section
[3:05] 17.21 of the code, signs, awnings, and marquees are permitted. However, the
[3:09] applicant must obtain a sign permit and confirm that all regulations and village
[3:14] ordinances are met prior to installation of the proposed signage.
[3:19] Per section 17.382, the proposed structures should be
[3:22] located to allow for ease of access and entry. So, any any proposed structures
[3:28] should be located to allow for ease of access and entry for occupants and
[3:32] pedestrians. The proposed bike racks, when loaded, will obstruct the 5-ft
[3:37] proposed sidewalk. Graef recommends relocation or reconfiguration of these
[3:41] bike racks to prevent sidewalk obstruction. So, not required, but
[3:45] recommended. Um compliance of off-street parking and
[3:49] loading has also been considered and was discussed previously by the plan
[3:52] commission but like a couple months ago.
[3:56] Since recreation is the primary use of the subject property, staff feels the
[4:00] recreation uses and employee parking requirements are the appropriate
[4:04] standards to follow to regulate parking. The applicant has provided a project
[4:08] summary including a parking and operations overview that states the two
[4:12] uses are complementary with different peak periods allowing the on-site
[4:17] parking supply to serve the property efficiently throughout the day.
[4:21] The proposed parking area will supply 32 stalls which will serve a maximum of
[4:26] nine employees during daytime hours and during evening hours will serve 18
[4:30] players, two employees, and a limited number of transitioning patrons.
[4:35] The plan commission should confirm whether the spaces provided are
[4:39] sufficient. Per section 17.383
[4:43] for a commercial use on a parcel of land greater than 30,000 square feet which
[4:48] this is, a market analysis prepared and signed by an independent market analyst
[4:53] acceptable to the plan commission may be required. The plan commission shall
[4:58] determine whether this requirement is deemed necessary.
[5:04] Pending further discussion, staff has reviewed the submitted materials and is
[5:08] recommending that the application be approved subject to the following
[5:12] conditions and additional recommendations.
[5:15] One, the plan commission shall determine whether the proposed parking spaces are
[5:19] sufficient. Two, the plan commission shall determine whether a market
[5:23] analysis for the proposed development shall be required. Three, the applicant
[5:28] must obtain a sign permit from the director of inspection services prior to
[5:31] the installation of any new signage and four, review and approval of the site
[5:36] plan by the village engineer, village attorney, and director of inspection
[5:39] services. Thank you.
[5:42] Let me know if you have any questions. That's a lot.
[5:47] » Questions?
[5:52] » I I just with the lighting in the back, is there a way to have like a
[5:57] a shield on the back end of the whole so that the neighbors don't get a bright
[6:01] light in the back or
[6:10] So I'm just wondering if for there is one neighbor that's rather
[6:15] close to this. So I was just wondering how long the how late the lights will be
[6:19] on or you know, how bright is it going to be?
[6:22] And sometimes I know when the street lights are too bright, they can put a
[6:25] dark shade on one side to keep from flooding somebody's house.
[6:30] Just curious. >> I don't remember offhand how like the
[6:34] timing of the lighting, but it does meet the
[6:37] requirements >> Right. For lighting just to be there on
[6:40] that.
[6:43] » I mean hours of operation right now publicly that we're saying is 8:00 a.m.
[6:48] to 9:00 p.m. with possibility of opening earlier based off of what we're planning
[6:51] for work, which is likely what we'll do depending on staffing.
[6:56] But 9:00 p.m. would be like the latest that we'd be open until with you know,
[7:00] closing down and employees leaving. So I'd assume with the 30 minute kind of
[7:03] close down maybe period 9:30 I wouldn't expect any bright lights to be on past
[7:09] that. And from the lighting perspective you
[7:11] wouldn't have an issue. So
[7:30] » Would the lights be on all night or just when you're open?
[7:33] » I assume it's when we're open. I think that we might have some sort of
[7:36] light on the building like small just you know, as a lot of buildings do.
[7:41] Nothing crazy though. >> Security?
[7:43] » Yeah, security measure lighting, typical thing around the perimeter but nothing
[7:46] like that will should shine into your neighbor's yards and stuff.
[7:51] » Okay, just curious. Thank you.
[7:57] » Anything else? >> I guess
[8:00] To what extent is there architectural commentary? Just cuz I I have some
[8:06] definitely comments on just overall design and aesthetics.
[8:10] Um Is that
[8:12] » Well We'll be talking
[8:13] » something we have to discuss? >> I mean I think that you could you could
[8:16] certainly bring it up, but whether whether the the board could compel the
[8:20] applicant to make a change, I think it's a different topic.
[8:23] » Okay. So that wouldn't be for this meeting.
[8:26] » Well, I think I think you could certainly if you had like if you had
[8:28] suggestions [clears throat] or something, I think that the nature of
[8:30] the suggestions would have to be compared to the authority that we have
[8:33] in chapter 17 for zoning to see whether we could compel the applicant to make
[8:38] the changes, but I think it's certainly appropriate to to bring it up and talk
[8:41] about them if you'd like. >> You know, and that's always the concern.
[8:43] Anytime you have something where you need clear span, I understand that
[8:46] limits your building type, right? You're not just building it with stick built
[8:49] normal construction, and usually that means two things, either span you know,
[8:52] like precast concrete, which it probably wouldn't fit here, right? Or basically
[8:56] like a pole barn, which kind of this is a nicer pole barn really to to word it
[9:00] nicely, but and I [snorts] I do like that they do are doing like the entry
[9:04] area where the office is and stuff. I think that looks really nice. I guess my
[9:07] only commentary or question would be on the east facing, so the part that faces
[9:11] Loomis, it's just like a really high percentage of metal and
[9:15] normally most communities don't look at vertical metal panel, which is like
[9:18] something you find on a farm farm building as high quality material.
[9:22] I would just think is there a way to incorporate some other material that
[9:25] maybe especially being right next to Sandys corporate center, maybe some more
[9:27] masonry, some functional windows, maybe some full windows, fake windows, you
[9:32] know, things that look like, you know, spandrel glass where it just how do we
[9:35] give it a little more soften the look rather than looking like we have a you
[9:38] know a 30 ft 20 ft steel wall along Loomis Road. I mean the
[9:43] building's fairly close in perspective. It's not like it's 100 ft setback or
[9:47] something. I just I don't know is there anything
[9:49] aesthetically that can be done? I'm obviously not worried about the back.
[9:53] I'm not worried about the part that's recessed on the south like behind the
[9:57] entry in the office area but especially I think on the
[9:59] east elevation that would be commentary I don't want to provide is what can be
[10:03] done to give it more character and let's not smell like I said metal buildings I
[10:06] usually think of industrial buildings and this isn't that.
[10:09] » Correct. >> Especially with the given proximity to
[10:11] Sandings. >> Mhm.
[10:12] The metal walls are those the same walls
[10:16] that are on the inside? Like so is the steel panel also on the inside?
[10:22] » So it is a it is a so it's a it's a high quality metal building. And I think from
[10:26] a just a real response to kind of what your point was.
[10:30] Um I think the the goal of this design is it is pre-engineered building. So
[10:35] there are some limitations I think from a pre-engineered metal building we've
[10:38] used more brick than normally so we were really trying to be
[10:42] uh cognizant of uh from day one the owners here really
[10:47] wanted this to look and feel like a community.
[10:50] And so the brick was really important because even some of the colors we
[10:54] looked at had some of this uh examples down
[10:57] down this street right here and down Main Street to try to have this to be a
[11:00] green and healthy look. Uh they're they they understand their
[11:04] customers and the community of customers that come to the YMCA also they want to
[11:08] And so we did do a fair amount to kind of break down the scale along Loomis.
[11:13] That wall is really only 20 ft. I think it was 22 ft but it's certainly not a 40
[11:17] ft wall and the piers that are the brick piers
[11:20] that create a rhythm in these things are a nice way to kind of break that up. It
[11:25] is a field house. It is a lot of athletic performance Uh,
[11:30] and putting windows there uh on the east side doesn't really make
[11:34] there to be glare issues. There's glare issues for, uh, the the
[11:39] facility that would not be conducive to competitive,
[11:43] uh, performances there. Uh, but I think that the way that
[11:46] treatment of the, uh, metal panel is kind of gives a hint that there's a
[11:49] window there. It has It has a To me it has a very
[11:52] field house look and feel to it. Uh,
[11:55] and so I think that to me it adds to the,
[11:57] uh, the success in terms of how it looks.
[12:00] This this uh uh uh uh, meets that criteria.
[12:04] » Yeah, I'll provide a couple more things. Uh, you brought up the windows. Like we
[12:07] intentionally put a window on the north facing side of the lane because the
[12:10] problem is with tennis, like especially in your facility, we don't want glare,
[12:14] we don't want sun coming on the court. Like the worst you can have is partial
[12:17] sun and shade somewhere in the court while people are playing. Uh, it just
[12:21] ruins the experience for people, in all honesty. And then on the If you can see
[12:25] on the east side, though, a lot above the the R logo right there, there's a
[12:30] window up there. That goes into the office space that
[12:33] Slab City will operate out of, so that has no impact on like sun coming into
[12:37] there. So trying to add an additional window onto this property that like help
[12:40] with what you're saying. All things you guys said we agree with, too. Like we
[12:43] went through five iterations from metal building to this to try to get it to the
[12:47] look and feel like Grind Down here, Village Hall, down at the high school,
[12:50] going around to get to where we are. We want to feel like we're part of this
[12:54] area, and you can't put a building like this on Broad Street, but I wouldn't be
[12:57] making it feel like Broad Street on this.
[13:00] And at the end of the day, too, like part of
[13:03] the thing that we're running into is budget constraints. Like we're already
[13:06] pushing up to basically like the maximum amount of money that can be spent
[13:08] through SBA loans to even do this project. So adding more and more and
[13:11] more like things to aesthetically build it up is fantastic, but we don't We have
[13:16] capital so far. Like we just kind of We're trying to take things, put more
[13:20] money into the space, which is actually what we did. We put the windows on the
[13:23] front, too. If you drive down the miss going towards the freeway, like we put a
[13:27] huge glass window that'll shine in up into the lobby area upstairs where the
[13:31] actual club members will be able to access and non-members, too, to watch
[13:34] down into the pickleball matches as they're being played. It comes in
[13:37] through the front where the pro shop area is, more club space, stuff like
[13:41] that. So, and I definitely hear what you guys are
[13:44] saying at the same time, but like with a building this big, it's just from a
[13:47] financial perspective, like all brick is wouldn't be possible for us to even pull
[13:51] off. So, we're I mean open to any suggestions that you all would have in
[13:55] terms of maybe making some of these things that help out with what you guys
[13:58] are saying, depending on what the village board of trustees say, too, but
[14:02] I will say like from the start, like we sat down with Dan the architect and
[14:05] Michelle the builder and said, "Hey, we got to take this from metal building to
[14:08] feeling like it's, you know, an athletic facility that fits the Greendale kind of
[14:12] like, you know, tradition." And that's what we do. We want this building to be
[14:14] here for as long as I live in longer, hopefully, and uh like that's why we we
[14:20] went at how we did.
[14:23] » I I I get that. I understand that. >> I just I don't know. It's
[14:26] » It's a big metal wall. I I'll I'll leave it at what it is. It's a big metal wall.
[14:30] And like I said, I would think with Sendik's literally sharing a drive with
[14:33] Sendik's, you're going to see these two buildings
[14:34] » Right. >> Yeah. You know, however many feet away
[14:37] from each other. I'm not saying it should all be masonry, don't get me
[14:39] wrong. I think that would that would be too much, but you know, even the band
[14:42] that's on the bottom was an awesome effort, but you know, probably want
[14:46] landscaping around the base of that building. I know there's a little bit
[14:48] shown, but not a lot, but you know, you know, it's just it because it does
[14:53] project high in the air, you know, I don't know. And I I totally can respect
[14:56] the glare issue. I would agree. I didn't think of that.
[15:00] But that that being said, I worked on a lot of projects where people use
[15:02] spandrel glass, glass that's strictly cosmetic to the outside, you know, once
[15:05] again, it just gives it some kind of character. Um I'm just thinking, how can
[15:09] you tie it to the Sendik's building cuz you're going to see them side by side.
[15:12] » Mhm. >> They're close. Just that that reality is
[15:15] they're close. And what could be done to just I'm not
[15:18] worried about metal on the back. I'm not worried about metal on even on the
[15:20] sides. It's just can there be any more ornamentation or something that breaks
[15:24] up big sheets of metal.
[15:26] » think a a brick outline on this would look on the front.
[15:30] » I I think that could go a long way, but the question is how high and what's that
[15:33] cost? I get that, but yeah, I mean
[15:37] That's like when this came to the plan
[15:39] commission a couple times ago, right? That was the first thing that popped
[15:42] into my head is uh-oh.
[15:44] » So, you're still rebuilding. You need to I mean you need a lot of clear space. An
[15:47] athletic field house. >> Let's be real. This one looks better
[15:50] than a lot of other field houses. I think most field houses don't look
[15:52] great. They mostly look really bad in fact. This one definitely looks much
[15:55] better than a lot of others, but I just think being, you know,
[15:59] so close to Sandex and so close to the road is there just some other
[16:03] ornamentation or something that isn't steel panel that could be maybe added
[16:06] within those? And I don't just mean signage. I think signage helps a little
[16:09] bit, but I'm sure there's a limit to signage, right? You can't just put
[16:12] signage everywhere. I just I don't know. Is like I said, is there like a full
[16:15] window or fake window or something where it doesn't cause a glare, but you still
[16:18] get a cosmetic that's maybe put in some of those recesses or something? I'm just
[16:22] throwing out ideas. >> Thank you.
[16:24] » We did consider like a spandrel panel window and and ultimately, I mean this
[16:28] might be a difference of opinion. Whenever I see spandrel panel window, it
[16:31] looks like there's something uh so it's not
[16:35] » There's always this kind of this notion of uh covering up of a window that some
[16:39] you don't know what's going on inside and so it just looks fake and it looks
[16:43] like they're trying to cover up what's going on inside. So, we didn't think
[16:46] that I said I don't think that gave the right impression.
[16:50] Uh and and I think there you know, I do think there's we broke up the facade in
[16:54] a manner uh with the this the banding of the
[16:58] metal panel in a manner. That just it does create a little more pedestrian
[17:01] feel. Uh the building itself is about 2 ft
[17:04] lower than Loomis. So, just for taking advantage of the natural grading of the
[17:09] site. Again, all of this is contributing to a much more
[17:13] uh you know, human scaled of facade I think than
[17:16] than what perhaps you're portraying it as.
[17:18] » Question for you. The brick on the north side, and then even
[17:24] northwest, I guess. There it looks like there's a little bit of a brick line on
[17:28] there, like a foot-ish or two. Is that correct?
[17:33] And if so, does that also carry all the way across the southwest?
[17:38] » There's some more graphics than just this one of those. It's not in this
[17:42] There's three different >> Do you see what I'm seeing, Adam? It
[17:45] looks like there's a little bit of brick on the bottom.
[17:47] » And in this corner? >> No, no, no, no. If you go to Yep, yep,
[17:50] right there on the bottom. >> Yeah.
[17:51] » brick on the bottom? >> It looks like
[17:53] » Yeah. >> Are you talking about this
[17:55] » Yeah, yeah. I mean, yeah, on here. >> around the office here.
[17:59] » That does go all the way around. >> Well, okay, I shouldn't say on the back
[18:02] side, but around like what faces of this is that all
[18:04] » It's in the bottom one. >> So, like right here. You can't see that.
[18:10] » How tall is that?
[18:14] » Yeah, I think >> I think he's talking about like here.
[18:19] » You know, um
[18:21] I thought it was great. I mean, I don't I don't
[18:23] » Yeah. >> I I'm I looked at the the thought that
[18:26] went into putting the bricks in there, having the different textures to the
[18:29] facade, the different colors to the side, the white on top kind of mimics a
[18:33] window. I thought great care was taken to try to soften this building. And for
[18:40] And for the kind of building it is, I appreciate it. I don't want you to think
[18:43] I mean, we're we're a group, so we all have different opinions.
[18:46] » Yeah. >> We we don't all have the same opinion,
[18:48] so I I think you did a good job.
[18:51] » agree with you, but I agree on >> [laughter]
[18:54] » And I I I despise faux faux windows. I I think that it it does like
[19:01] it it um gives it gives it a cheesy kind of look.
[19:05] Um I I like the white the white on top gives it a I feel like it is a transom.
[19:11] Uh and I like the brick uh down.
[19:15] I I think from where we started, like when they were talking about how we're
[19:18] we're going to fit all this parking and make it work next door, I think you guys
[19:22] did a great job on figuring that out uh on there. I like I like the glass in the
[19:27] front entrance, so I um
[19:31] I I commend you guys for for the work that you guys did on it. Um, you know,
[19:37] things could always be better. I've been critical of other projects over here on
[19:41] use of materials and and stuff, and I think the materials are appropriate. Uh,
[19:47] I like the colors. Really like the green and the white and the brick. Um,
[19:51] so and uh for a commercial building you want something that's nice but doesn't
[19:57] is not crazy for maintenance, so that it can always look clean
[20:01] and doesn't you know doesn't take you know uh and then
[20:05] uh constant uh work to make it look good, so
[20:09] I'm very I'm very pleased with what we have here.
[20:14] » Thank you. You asked a question on the brick
[20:17] height. >> Yes.
[20:18] » Okay. Uh 2 by 4 is probably where it's
[20:29] » What What also What also helps, and I didn't
[20:32] see in the lighting plan, is um
[20:35] any up-lighting that you have on the on the wall in the evening would be would
[20:39] be great. So, like you had a spotlight on that R logo uh would be fantastic.
[20:46] » want to have some sort of lighting on the logo. I know the other gentleman
[20:48] pointed out the logo on the side that faces Lewis. We're not set on that being
[20:52] a logo. I know we have to submit the signage to the you know, get it approved
[20:54] and stuff. We're also talking about putting the Roosevelt Rapid Club logo on
[20:58] one of my shirts on that side, so people driving by don't have to try to pick up
[21:02] our what is this logo what is this place. This was just We were throwing on
[21:05] many iterations of logos around the outside We got this in submitted for the
[21:09] time for this meeting, but that's not like a finalized logo.
[21:13] » Uplighting on the wall with the logo, I think would be a a great touch.
[21:17] » I do like the logo. >> You do like the logo?
[21:19] » I like the logo, too.
[21:24] » Yeah, you do get a sense that this is a some sort of like with the ball like,
[21:29] you know, it that it does you're getting racquetball out of that.
[21:33] A racket sport here.
[21:37] » Well, we do have stickers. They're quite >> [laughter]
[21:41] » So, this is a secondary logo that says Roosevelt Racquet Club for those that
[21:45] may not be from Greendale. Like, we'll have multiple variations, but this just
[21:49] helps people understand if you're looking at it, it's got the R and you
[21:52] see Greendale, Wisconsin, you have no idea what type of business this is. So,
[21:55] we have two variations of that logo. Obviously, the other one's on my shirt
[21:59] also and that's on the building for now. But, they're interchangeable.
[22:02] » It looked like a handle on it, so it looked like a racket.
[22:05] » One question I have for the design designer. Um with the RTUs on the back,
[22:11] are you confident like obviously know you're not
[22:14] going to be able to see these from the north because of the tree line that's
[22:16] there in the creek and you're not going to see them from back because the back
[22:19] has trees. Is there any possible belief just given
[22:23] the height of the structure that you think you may even slightly see those
[22:26] from like over Sendik's cuz I mean let's be real, this is going to tower over
[22:29] Sendik's. I just think that's one thing that you build, you know, a very nice
[22:32] building. Like I said, I agree that it's a very beautiful building. Nothing
[22:35] wrecks a beautiful building more than seeing RTUs on a roof. Has there been
[22:38] any thought of putting them on the ground or has there been any thought on
[22:40] screening because like you said, I would just hate to have this beautiful
[22:43] building and then you're putting this big metal box on the back that cuz let's
[22:46] be real, they don't they don't blend in with the roof usually. They're usually
[22:49] silver and shiny and not the best looking.
[22:53] » So, yeah, that's a >> That's a good question. Um you know,
[22:56] again, the site, you know, we we've been eking every square foot out out of the
[23:00] site for parking and for storm water and for all the other requirements. So, we
[23:04] would love Trust me, we would love to put those on the on the ground, but
[23:07] there's just not enough room. Uh so, we have to we have to put them in the air.
[23:12] We all these renderings are have those uh
[23:16] uh are to use uh modeled. Uh in other words, none of them show
[23:20] that. So, and we can continue What we didn't I admittedly we did not do a uh
[23:25] uh a view study uh from kind of behind self of St. X. And we certainly
[23:32] could do that. Um but we're there you know, it
[23:36] you get far away enough away from anything uh the perspective will either
[23:41] let you see it or it's too far away so you can't see it. So, um we should We're
[23:44] happy to to take that as those views and let you see them if you're if that'd be
[23:48] helpful. But we're pretty confident they won't be uh
[23:51] uh obstructive or uh very
[23:54] uh uh
[23:56] unesthetic from from standard. >> What color are they?
[24:02] » The the you you are we they are whatever comes off the
[24:04] manufacturer You can't paint those things. Uh they're
[24:07] I guess that's I will tell you. So, we do have some samples not that you not of
[24:12] the our uh rooftop units, but uh some metal
[24:15] panels and some bricks. Uh ultimately the roof we probably didn't bring The
[24:20] roof is going to be like a a French gray uh uh color. And the rooftop probably
[24:25] not the rooftop units typically are in that that range.
[24:29] » I've worked on projects where and and I I've never gone this route so
[24:33] I don't know how well it works where they wrap like you wrap a vehicle to get
[24:37] cuz I know painting is a little different if there is a aesthetic
[24:40] concern. I just cuz like I said, if it don't match the roof, it's not a big
[24:43] deal, right? But we know a lot of sheet metal cuz there's usually sheet metal
[24:46] involved in these is shiny, glossy, and you know, stands out
[24:50] like a sore thumb sometimes. So, I just I don't know. Something to be
[24:53] aware of and so. Maybe you don't see it. Like I said,
[24:56] it's hard to tell without a view. >> So, it's not the same.
[24:58] » We'll take a deeper dive into it. >> No,
[25:00] it's just like that. >> Uh but would you I would like to mention
[25:03] that uh just offhand, I know we're just looking at this from a zoning
[25:07] standpoint, but from a building code standpoint, I believe with the slope of
[25:09] the roof, that these rooftop units would need some access platform. So, there
[25:12] will be some kind of access platform out there that will then affect the the
[25:16] cosmetics and how that would look.
[25:20] » They need to have access. They need to either have a fall protection of some
[25:24] sort, I guess. It could be a railing, could be a
[25:26] davit into the roof. So, we we do we understand we have to figure that out.
[25:31] » Is there ability >> It's just like a
[25:33] a fence of some type that just blocks it then.
[25:36] » No. >> I mean
[25:37] » When was it? >> I mean, there's those they make the
[25:40] systems that hang off the units for that purpose, but it's something Yeah, I
[25:43] don't know. I That would be my worry is it now I I'm not thinking about that. If
[25:46] you have to have a platform or a rail, my worry is those often become yellow.
[25:51] Um you know, is there a way to not allow them to be yellow? You know, where any
[25:54] of these things have to, you know, match a building color, roof color?
[25:57] » The one thing I'll say is I'm not an engineer or anything close to it, but
[26:01] when you're standing anywhere on the sidewalk that goes down to Luna's, it's
[26:04] the same thing. If it's on like the far side of the building, it's on the close
[26:08] side towards the west. And with how big the front facade is and where it's
[26:12] positioned with the slope of the roof, and I feel like I wouldn't be able to
[26:17] see it. I'm also just a dude that walks on the street and says first thing.
[26:19] » Like that one you do obviously. >> But so, I I just Like just if you look
[26:24] at the renderings and how it would be set and like I feel like you would
[26:27] literally have to be as far in the back corner of Sundix to like even try to see
[26:32] it. So, it's >> Sure.
[26:33] » Just like passing day I I get what you're saying. Like I agree like let's
[26:36] try not to ruin a beautiful building with a giant shiny box. So,
[26:40] » Yeah. >> I think we'll do everything we can to
[26:42] make sure that it looks like it fits with the
[26:44] » I think as long as there's thought put into it, that goes a long way.
[26:47] » Yeah. I think that >> Sure.
[26:49] » I don't know. You could >> You can't make every building look
[26:50] exactly the same. >> Yeah.
[26:52] » Well, one last thing. I mean, you guys nailed it. So,
[26:55] » I mean, this you know, branding is a big part of
[26:58] it. So, I think this is pretty cool. This is quality. Meaning that, you know,
[27:01] people drive by and be like, it's a cool I mean, you get all kinds of you know,
[27:03] marketing is a big deal. So, you get all kinds of cheesy logos out there.
[27:06] » Well, we're starting at the Green Apple Market this Saturday, so I'll let you
[27:10] see us if you guys want to talk to us more there.
[27:12] » Exactly, but you know what I mean? >> We'll have a little bit of tan, we'll
[27:14] have backdrops, we'll have actually the building renderings if you guys like it
[27:17] tonight, we're going to bring out there if you guys like it.
[27:20] Um, yeah. >> So, yeah, logos, color scheme, all that
[27:23] stuff is really kind of cool. You guys you guys nailed it.
[27:25] » Thank you. >> Um, but we're not talking money. Just
[27:28] one thing I'm going to throw out there cuz I I was just going to hand this off
[27:31] to Paul later on anyway, but uh, you have stair the the uh, courts are lower?
[27:35] » Yeah. >> So, make sure you got access to those.
[27:37] » Yeah, there's also there that goes up there.
[27:39] » So, that's a two-stop? That elevator goes it goes down to the court level as
[27:43] well? >> Yeah.
[27:45] » Then you got it. Okay. >> staircase and elevator and it goes to
[27:48] the lower the foundation of the >> Yeah. Excellent. Cuz I was looking at
[27:51] that, I was like, I didn't see any doors on the back side of the elevator. I was
[27:53] like, oh man, I hope they didn't do that. Then you're good.
[27:56] » Mhm. This is purely a recommendation, but
[28:00] with these colors I'd highly recommend a black roof and that gray and the grays
[28:03] can get really kind of weird. So, it's purely a recommendation.
[28:07] And that's me from roofing for like 30 years, so.
[28:12] » I just put a black roof on my house and it looks really sharp.
[28:15] » [laughter] >> I If you want to come look at my house,
[28:17] you can. >> GREEN SIDING
[28:20] » AND A BLACK [laughter] ROOF. SO, the green looks really close to that color.
[28:23] » I'm with you on that one. >> [laughter]
[28:25] » Green and black roof. And red brick.
[28:30] All right. >> [laughter]
[28:34] » Where we at? Good?
[28:36] » Yeah. >> Yeah, so before before we would go
[28:38] through and do a roll call and vote, I just want to make sure that we're
[28:41] addressing all the things that Kristen put specifically in her report. Um, like
[28:45] the bike racks they talked about um, minor modifications to the bike racks. I
[28:49] assume that's okay with with the applicant. Uh, the sign permitting, I
[28:53] received your okay with that also. Um, the number of parking spaces, I just
[28:57] wanted to to formally bring that up. Planning Commission saw the number of
[29:00] parking spaces and was like, "Okay with that."
[29:02] Um, the storm water management plan will be reviewed by our village engineer as
[29:06] was noted on there, um, including the proximity of the flood
[29:10] plain. Uh, I think the other the other big
[29:12] thing was the market analysis. So, Kristen had brought that up in her her
[29:15] review. It is the Planning Commission's option to require a market analysis. Uh,
[29:21] but if Planning Commission decides to waive it, it doesn't have to be done.
[29:24] » What's what's that? >> What would be the purpose for us to see
[29:27] it? >> What's that?
[29:29] » The it's a, you know, a market study to show what?
[29:33] » Just to show, I mean, would this business fit in the community? Do you
[29:36] think feel it would be successful? Like a market analysis is going to kind of
[29:40] tell you, um, the answers to those questions.
[29:42] » feel like with being such a, you know, niche business, but in a good way,
[29:45] right? And obviously they wouldn't spend, you know, what, upwards of $4
[29:48] million to spend a building if they didn't think there was a market for it,
[29:51] right? So, I don't think that'd be needed.
[29:54] » Oh. >> I don't think we should be the ones to
[29:57] tell you that. It's something you wanted to do.
[29:59] » And that's between you you and your lender.
[30:02] » [laughter]
[30:05] » Yeah, that's coming from a lender. >> [laughter]
[30:09] [snorts] >> Okay.
[30:12] » I can support that. So, I'll make the motion.
[30:14] » Okay. Make a motion to approve basically
[30:18] everything with what she has. >> Exactly.
[30:20] » I'll second that. Um, any other discussion?
[30:23] I ask for a roll call, please. >> Commissioner Allet?
[30:27] » Aye. >> Commissioner Gamboa?
[30:29] » Aye. >> Uh, Commissioner Trzebiatowski?
[30:32] » Aye. >> Commissioner Kozerski?
[30:34] » Aye. >> Commissioner Kramer?
[30:35] » Aye. >> President Sprosky?
[30:37] » Aye.
[30:40] » All right. >> Thank you, guys.
[30:42] » Um, so so with that being approved, we'll work to have that on the board
[30:46] trustee meeting, which will be 13 days from today.
[30:51] » You're so excited. This is not a carwash.
[30:54] » Yes, it is. Uh
[30:58] that's a good question. Let me pull out my cheat sheet.
[31:09] public hearing needed. >> No. No public hearing.
[31:17] » No, there's there's no public hearing needed, but there will there's going to
[31:19] be time for our citizen comments. But there's not going to be a formal
[31:23] public hearing in public. Uh so like there we're not going to notice it and
[31:26] so on, but there will have the opportunity for citizen comment.
[31:29] » It'll be like a meeting in this room, though, right?
[31:31] » Correct.
[31:37] » And the neighbors behind you are thrilled that you're not a carwash.
[31:42] And you're actually going to block the noise from Loomis Road for a lot of the
[31:44] neighbors. Yeah.
[31:48] Mhm. >> Okay.
[31:50] » [clears throat] >> All right. I'm going to make a motion to
[31:52] adjourn. >> Second.
[31:54] » All right.
[31:56] » I. >> I.
[31:57] » I. >> Commissioner Rowlette.
[32:01] » I. >> Commissioner Gamboa.
[32:02] » I. >> Uh Commissioner Szepanski.
[32:04] » I. >> Commissioner Kozarizky.
[32:06] » I. >> Commissioner Kramer.
[32:07] » I. >> President Szepanski.
[32:10] All right. Thank you, guys. >> Yeah, thank you.
[32:12] » See you in uh 15 days. >> [laughter]
[32:25] » The park committee we just don't say anything.
[32:27] » Good. I like stuff like that.
