[4:49] on the green with the village greens
[4:51] park parking lot expansion for triggering high school I'm just.
[4:55] I know that I'm probably late to the game,
[4:57] but I would just like to speak my piece.
[5:01] I'm here As a Cherry Creek alumni,
[5:04] I'm here and against the village green park expansion.
[5:07] And I wanted to talk about three small but mighty things
[5:11] Oh oh, okay First, I wanted to talk about inconvenience
[5:16] because I do feel like we have forgotten the value of being
[5:20] inconvenienced We live in a culture that treats friction
[5:24] as a problem to be engineered away with same day delivery Door
[5:28] to door.
[5:28] Everything And we've gotten so good at removing
[5:31] small inconveniences that we've started to treat any convenience
[5:35] as an immediate emergency requiring correction
[5:39] So when we're asked to permanent remove a park
[5:42] or remove a park for ten years past, most of your ten years,
[5:46] I think to save 190 students and inconvenience of parking It's
[5:52] a big ask.
[5:53] It's okay for students to ride the school
[5:55] bus to carpool to bike ride or to walk to school.
[6:00] So I'd ask this board to consider if this is actually
[6:03] a parking problem or we can't tolerate
[6:06] a small intervening problem because only one of these
[6:10] requires us to bulldoze a space I'd also ask if we could
[6:14] publicly make known the safety studies that were involved
[6:18] for this parking measure.
[6:20] We're asking 198 new teens to come
[6:24] in and out of a really small nook in our community in a.
[6:27] That was never built for that type of volume.
[6:30] 16 and 17 year olds have, without a doubt,
[6:32] the highest crash rate of any age group in this nation.
[6:35] So I would like that to be considered
[6:37] for the safety of our community And lastly, I
[6:41] would like to know if there were environmental impact studies
[6:44] done for this parking measure We're asking in the middle
[6:47] of a drought in the.
[6:49] You know, we're we're under 20% water restriction
[6:51] zones to rip out grass and trees natural resources
[6:55] for our beautiful community, things that are cooling our air
[6:59] and recharging groundwater This isn't just about a park.
[7:03] It's a health measure and a public safety consideration
[7:07] If you look at any city in this country that is thriving,
[7:10] that people want to live in, you will not find them tearing out
[7:13] a park to build a parking lot Look at any strong school
[7:17] district a school district.
[7:18] Our kids would be proud to attend that are
[7:21] doing just the opposite.
[7:23] They're creating adding parks, protecting green spaces
[7:26] because we know it's an asset that once we build over it,
[7:29] we will not get back.
[7:31] Greenwood Village, as progressive as we say we are,
[7:34] should be moving in that direction as well.

[7:51] School District And so the Cherry Creek School District

[8:05] So i would think that we have some supporters

[11:06] And tonight I will be presenting case number 26 dash 17 and 26.
[11:10] DoorDash 26.
[11:11] Especially use permit and site own plan at 8500 East Orchard
[11:15] Road, the applicant is Doug Spiller with Back architecture,
[11:21] the applicant is requesting a special use permit and site
[11:24] development plan to allow Grace Chapel to establish
[11:26] a place of worship use with an auditorium sized to allow up
[11:30] to a thousand seats in the existing building 8500 East
[11:36] Orchard Road is the old chapter's building
[11:38] and current booth farm The zoning in their properties
[11:40] mixed commercial and is located in their state
[11:42] corner planning area.
[11:43] The Comprehensive Plan adjacent properties to the north
[11:46] south and east are also zoned.
[11:48] AMC adjacent uses include I-25 right away.
[11:51] Office and Research and Development
[11:57] Here are some site photos.
[11:58] And so the existing conditions of the property both photos are
[12:01] of the boot barn with the photo on the left
[12:03] is taken while looking south, while the photo on the right
[12:06] was taken.
[12:06] We're looking east The existing building
[12:11] is proposed to be repurposed with the following
[12:13] modifications.
[12:14] The building will be repaired and repainted A new storefront
[12:18] will an entry will be installed and new rooftop screening will
[12:22] be constructed to screen roof top equipment The Color Material
[12:26] Board identifies terracotta tiles, corrugated steel, roof
[12:29] decking, painted finishes and storefront
[12:31] glazing The proposed landscaping includes adding 21 new trees
[12:38] across five species to the existing 44 trees
[12:41] that will be retained More than 305 gallon shrubs.
[12:45] An evergreen shrub plantings are proposed to soften the exterior
[12:48] of the new trash enclosure Open space
[12:51] is proposed to nearly double with an increase
[12:52] from 10.9% to 20%.
[12:58] Moving on to lighting the Photometric plan in the Esdp
[13:00] meets all the requirements of the MDP and lBC with respect
[13:03] to height color, temperature, and brightness Next,
[13:10] we have access and parking The subject property is access from
[13:14] the existing drive accesses along south Wabash Way per
[13:22] section 16 dash 21 5:30 places of worship require one parking
[13:26] space per for seats in the sanctuary The proposal includes
[13:30] 250 standard spaces win 250 is required by the LDC and they are
[13:35] proposing five accessible spaces regarding traffic impacts That
[13:41] is not anticipating any significant impacts to traffic
[13:45] due to offset peak travel times Public
[13:48] works staff completed a review of the traffic impact study.
[13:50] And concurs with the methodology assumptions and conclusions
[13:53] presented.
[13:55] Staff finds that the proposed development can be accommodated
[13:57] by the existing and planned transportation network
[14:00] and does not require transportation mitigation
[14:02] beyond improvements already identified
[14:04] as a part of the city's long range transportation planning
[14:07] efforts Regarding the aCP review criteria for the development
[14:13] of the site, as was outlined in the staff report staff
[14:16] finds all four of the criteria in the affirmative Staff
[14:19] finds that places of worship are a use permitted in the mixed
[14:21] commercial zone district in accordance with the special use
[14:24] permit and staff finds that the proposal provides improved
[14:27] landscaping and open space parking that meets l
[14:30] d C's ratio for the proposed seating
[14:32] capacity with the required number of accessible spaces.
[14:36] Buildings setbacks, far exceeding minimums and all sides
[14:39] and renovated building elevate elevations with screened rooftop
[14:43] equipment consistent with the siting design standards
[14:45] of the ALDC regarding the steep review criteria
[14:51] as was outlined in the staff report staff on all five
[14:54] of the criteria in the affirmative Staff
[14:56] finds that the request to repurpose the existing building
[14:58] for a place of worship is consistent with the interstate
[15:01] planning area's vision of a mix of low to mid density office,
[15:05] institutional and civic uses.
[15:08] This would be classified as an institutional use Next step
[15:11] finds the development to be compatible with surrounding
[15:13] commercial the surrounding, commercial and office contacts
[15:17] with active activity occurring outside
[15:20] of the employment districts.
[15:21] Business hours Staff also finds that the development mitigates
[15:26] its impacts to those as there is no change
[15:29] to building height or massing.
[15:31] So view corridors are in affected
[15:33] and property value should be positively impacted
[15:35] by the renovation of the building
[15:37] with the substantial improvement to site
[15:39] landscaping and open space.
[15:42] Lastly, staff finds that the development
[15:43] is in conformance with the standards set forth
[15:45] in the MGP and the general development objectives set forth
[15:48] in the site and design standards of building
[15:50] C based on the review criteria.
[15:56] Findings staff recommends that City Council
[15:58] approve the ACP in step per section 16 dash
[16:01] to 70 F. City council.
[16:05] So determine whether the ACP sale be transferable to other
[16:08] owners and shall make such determination on a condition
[16:11] of approval and august 4th, 2026,
[16:15] the planning zoning Commission recommended approval for both

[17:35] my name is Doug Spieler, representing back But
[17:37] more importantly is the applicant on behalf of Grace
[17:39] Chapel tonight, along with my consulting partner, Coy Williams
[17:43] and Kimberly Horn, we promise to provide a brief
[17:46] and I'll emphasize brief overview of the project.
[17:48] And really are very prepared to answer questions.
[17:52] We first wish to thank the Greenwood village staff as we
[17:55] began this journey together over 13 months ago
[17:58] throughout the entire process, they have been.
[18:01] Simply wonderful to work with.
[18:02] And we greatly appreciate their efforts,
[18:04] most namely grady Timmerman, Derek sturtz and Derek Holcomb
[18:09] at this time.
[18:10] Again, we'd like to reintroduce Pastor Josh Weidman
[18:12] senior pastor of Grace Chapel, who
[18:14] provided good of an overview.
[18:15] Before we get into our present please.
[18:18] It's great to be with you, and I'm excited to talk
[18:20] to you about this project.
[18:21] I grew up in South Denver.
[18:23] I was born in Air Force Academy base as a baby in Abilene, Texas
[18:28] But Denver is what I know and i love South Denver.
[18:31] And I remember as a child driving on the highway
[18:34] looking at the shuffler sign and remembering this building
[18:37] with my brother in the back of our old Dodge minivan,
[18:40] thinking, what's it like in there?
[18:41] That's where the Cowboys go.
[18:43] And especially that simpler sign that
[18:45] is still iconic to this day.
[18:47] I never thought I'd be standing here
[18:49] tonight before a city council thinking that we'd be doing
[18:51] something in that building.
[18:52] But I'm excited for what we plan to do in that building,
[18:55] and I'm hopeful that you'll support us
[18:56] in this venture I want to tell you a little bit
[18:59] about who we are as a church.
[19:00] I want to tell you what we're about
[19:02] And I want I want to explain to you why we believe
[19:04] that this building is the best building
[19:06] for our future ministry.
[19:09] Great job.
[19:09] It was founded in 1979, in south Denver.
[19:12] We were started in the mortuary and then soon
[19:15] bought our building in 1985.
[19:18] Outgrew that After building the second story,
[19:20] moved back into a school and through one
[19:23] of the purchase of a property.
[19:24] And finally ended up at our property.
[19:26] We've been there since 1995.
[19:28] Located at 8505 South Valley Highway just off the highway
[19:32] across from Park Meadows on the other the east side of I-25 We
[19:37] understand what it's like to be on the highway We also
[19:40] understand what it's like to rehabilitate an old building We
[19:44] bought an old car dealership, almost
[19:46] the same square footage Our current property is 85,000ft².
[19:51] And it was the low paying property as a car dealership
[19:54] far before Park Meadows broke ground.
[19:56] We actually moved in the year that they broke ground.
[20:00] We have been there for over 30 years.
[20:02] And we have a design here to serve South
[20:05] Denver That's why we exist.
[20:07] We're almost 50 years old as a church or non-denominational
[20:11] or a Bible teaching church.
[20:12] And our mission is simple.
[20:14] It's to lead people to find and follow Jesus That's why we exist
[20:18] But we don't want to just focus inward
[20:20] We don't just focus on our people
[20:22] But we know the Bible commands us to love our neighbors
[20:25] and we take that command very seriously
[20:27] And we would love to join Greenwood Village
[20:29] and love on this city and love on the people that are here.
[20:32] What does it look like for us to love our neighbors?
[20:34] Well, for 45 years we've been doing
[20:36] that with quite a bit of practice
[20:38] We've partnered with Douglas County, the Maine county
[20:40] that we've been in for almost the whole of our existence,
[20:43] especially on our current property.
[20:45] We serve those in need.
[20:46] We've provided space for their police departments and fire
[20:50] departments to do drills and have meetings Six years ago,
[20:55] I was able to found a ANU Counseling
[20:57] center, a free counseling center,
[20:59] to help those with mental health issues at no cost to anyone
[21:02] in the community Anyone can apply for free counseling
[21:05] at our counseling center for our apartment neighbors.
[21:08] We've held taco truck nights, free community nights for them,
[21:12] welcome gifts for residents who are moving into the apartments
[21:15] and for the public.
[21:16] We've continued to do festivals and events that
[21:18] love on the public and make this a place where people
[21:20] like to come and feel welcomed.
[21:22] I also think you should know that over 20%
[21:24] of our budget, everything that comes in
[21:27] goes right back out our doors.
[21:29] We spend it on the community or we spend it on efforts
[21:32] worldwide to impact people We've loved doing that
[21:35] for Douglas County but I would love to do
[21:38] that for Greenwood Village.
[21:39] We would love to be here and to love on your people
[21:42] I love to take an old landmark and give it new life,
[21:47] and that's been an important building building.
[21:49] I remember, like I said, since i was a child.
[21:51] So it was has history has been a part of this community.
[21:54] And we would love to bring something to that space
[21:58] for the next generation.
[21:59] Think of it like taking a sports historic space
[22:02] and giving it some kind of holy purpose.
[22:05] Our vision is not just a Sunday space for gathering.
[22:08] We want to build a place where Greenwood Village would
[22:11] be served Seven days a week.
[22:12] We want to have a public coffee shop that's open for people
[22:15] to come in to work in for co-working space,
[22:18] for other business people, residents,
[22:20] commuters, professionals.
[22:22] We want to still offer a free counseling center continuing
[22:25] to do the work that we've been doing,
[22:27] counseling people for free, helping people in crisis.
[22:30] So that's our heart.
[22:31] And then we want to still have community events and service
[22:34] projects, things that we love on local businesses
[22:37] and the local residents.
[22:39] Again, we've been visible on i-25 for 30 years.
[22:41] We know what it's like to be kind of the face of a community
[22:45] on the highway across from a prominent shopping mall
[22:48] and we believe that we can do that even better
[22:50] We're located on the highway in Greenwood Village
[22:53] and represent this city.
[22:55] Well.
[22:55] I've taken time to study your core values.
[22:57] I see your core values of quality
[22:59] of life and economic vitality, thoughtful development
[23:02] And we believe that we can contribute
[23:04] to all Three of these things.
[23:06] Our coffee shop.
[23:07] And our counseling center will provide
[23:09] practical support to people.
[23:12] Obviously But then people that will come
[23:14] will support the local businesses.
[23:16] We believe that our events will enhance
[23:19] not detract from the neighborhood
[23:22] We want it to enhance it.
[23:23] Again, we bring 30 years of being of experience,
[23:27] of being in a highly visible location,
[23:28] and we want to take all that we've learned
[23:30] and use it here in this place Also,
[23:34] this community has been a village, has been a launching
[23:37] pad to worldwide business containing headquarters
[23:40] for major major companies.
[23:42] Think about empower or Red Robin or you have some
[23:46] of these other big companies that have launched from here,
[23:49] we want to be a launching place, a headquarters of sorts We're
[23:52] not here to build a megachurch I've
[23:54] worked for a large megachurch in Chicago.
[23:56] I don't want to host that I don't
[23:58] want to be the pastor of that.
[23:59] But i'd rather be as headquartered the plants
[24:01] churches all over the world, perhaps at least nationally
[24:07] And we think that we can do that with this being kind
[24:10] of our headquarters and a ministry that reaches
[24:12] other people One more thing that I want to mention
[24:14] is the Grace Chapel has been debt free.
[24:16] When I took the pastorate in 2015, we did have that.
[24:20] I made it my goal to make us debt
[24:21] free within the first two years, we did it less than that.
[24:24] And we plan to stay.
[24:25] Debt free the best we can.
[24:27] Just like greenwood Village, I know that we're not a tax
[24:30] income revenue source for you.
[24:32] I understand that.
[24:33] But I believe that what we will bring
[24:34] will be better than any tax revenue You're
[24:37] a wealthy county wealthy city.
[24:39] You've been able to live like us that free
[24:42] and have money in the bank.
[24:44] I think what we will bring to you will
[24:45] be far greater than anything the tax revenue could bring
[24:48] at this location I promise you we
[24:50] won't be a burden We want to be a blessing
[24:53] and i know that change can feel uncertain for the church
[24:55] on the highway as a face of your city could feel uncertain.
[24:59] But i want you to know this.
[25:00] We're not here to disrupt community.
[25:02] We're here to enhance it We're here to serve you.
[25:05] And I hope as the senior leader of this church, that we will i
[25:09] will say we will do everything we can to make sure
[25:12] that Greenwood village is an even better place to live
[25:15] with better quality of life, not just on Sundays,
[25:17] but every single day.
[25:19] Because Grace Chapel calls it our home.
[25:21] So thank You.

[25:29] I also have a very brief anecdote
[25:31] and just wanted to share personally
[25:33] that in 1980, my family and I moved here to Colorado from New
[25:37] Jersey Yes, New Jersey Hey, as an 11 year old,
[25:42] I remember vividly getting my very first cowboy hat.
[25:46] We got it from shoppers.
[25:48] 46 years later, as an architect, what an honor
[25:52] it is to be in front of you all this evening.
[25:54] And this fine community to help breathe new life
[25:57] into this old landmark again.
[26:02] We promised that we would remain brief.
[26:05] This evening We did want to begin to to at least address
[26:11] this revitalization project, which we believe
[26:13] meets the intent of the comprehensive plan
[26:16] goals for Greenwood Village.
[26:18] In summation, number one, to promote and maintain
[26:21] safety and security.
[26:23] This project will enhance community safety
[26:26] by putting more eyes on the street
[26:28] As Pastor Josh mentioned through the coffee shop and counseling
[26:31] center in particular.
[26:33] Number two, to promote well-maintained built
[26:36] natural environments, this project
[26:37] will renovate the built environment
[26:40] and increase the natural environment.
[26:43] Number three, to promote high quality
[26:45] aesthetic this project will enhance
[26:47] the aesthetic quality by building and adding
[26:51] glazing to the front facade.
[26:53] The West facade and essentially opening the building up
[26:56] to the community.
[26:58] Fourthly, to present promote learning opportunities
[27:02] This project will provide Dale key learning opportunities
[27:05] in a variety of programming.
[27:07] Really as a community resource Fifth, to promote
[27:11] and accessible village.
[27:13] This project will enhance the accessibility both of the site.
[27:16] And of the existing building.

[27:27] by its nature as an adaptive reuse building
[27:30] the most green building that we can build
[27:32] is the one that we renovate.
[27:34] And again, we're proposing this renovation not only of
[27:37] the building and parking lot for church use,
[27:40] but again, in the spirit of this church
[27:44] being deeply community, facing nearly every part
[27:47] of this proposed project would be used to serve the growth,
[27:50] the broader public, not just for religious gatherings but also
[27:54] for practical include some purposes throughout the week
[28:04] and ducted did a great job of outlining,
[28:07] but wanted to highlight some of the site
[28:08] development plan and special use permit criteria.
[28:11] So as we look at the site development plan criteria
[28:13] for the code 16 to 50, whether the development is
[28:17] in conformance with the comprehensive plan,
[28:20] as mentioned previously, we do believe that it will foster
[28:23] community for residents As an owner and operator
[28:26] the Church does take great pride in the landscape and the upkeep
[28:29] of their building.
[28:30] They are not Alessi or tenant operator,
[28:33] so they do take great pride in the upkeep of it.
[28:35] They have a great ground crew staff that that does a great job
[28:39] And then lastly, to promote leisure and learning
[28:41] opportunities by welcoming people into the building
[28:43] through a coffee shop.
[28:45] I personally work in the village and we utilize a coffee
[28:47] shop that's that is in the St Thomas
[28:49] More building almost daily.
[28:52] So it is a huge amenity for folks that work in the village,
[28:55] something that residents.
[28:56] I think would really resonate with.
[29:00] Second, whether the development is compatible
[29:01] with the surrounding land uses.
[29:03] SF mentioned the surrounding land uses are primarily
[29:05] office buildings high density residential
[29:08] and we believe that this fits in really well with that
[29:11] welcoming in the community Third,
[29:13] whether the development adequately mitigates,
[29:16] mitigates any adverse impact.
[29:17] It causes including without limitation, adverse impacts
[29:20] on traffic view corridors noise, property values
[29:23] and the provision of public services as stone,
[29:26] as shown in the traffic study prepared by Kimberly Horn.
[29:28] The traffic impacts do not trigger any proposed
[29:31] improvements on the roadway Network
[29:33] and the surrounding roadway Network maintains
[29:35] acceptable levels of service.
[29:38] One access point on the northwest corner of the property
[29:41] was deemed unsafe during the review
[29:43] and is actually being removed as part of the project due to site
[29:46] visibility triangles Fourth, whether the development is
[29:50] in conformance with the development criteria
[29:52] restrictions and standards set forth in the MDP,
[29:55] the restrictions by the Dtcc have been met
[29:58] and we have been granted a landscape variance
[30:00] by them from 30 down to 20%.
[30:03] We are more than doubling the landscape percentage
[30:05] though on the property.
[30:07] Fifth, whether the development is
[30:09] in conformance with the general development objectives
[30:12] objections, objectives, and six 2120
[30:15] are met with no requests or modifications.
[30:18] Disruption to the existing terrain.
[30:20] As Doug mentioned is minimized.
[30:21] We have reduced the disturbed area to less than one
[30:24] acre outside of the building and we are keeping the existing
[30:27] building pedestrian pedestrian circulation is improved
[30:30] within the site by improving ADA accessibility sidewalks exterior
[30:35] landscaping is upgraded and the building is significant Enhanced
[30:38] with the revised architecture.
[30:41] Sixth, in cases involve parcels with 1 or 2
[30:44] where either the parks trails and Recreation Commission
[30:46] has reviewed the proposal.
[30:48] The property is not zoned o 1 or 2,
[30:50] so it is not applicable next to the special use permit.

[30:54] Is generally very similar criteria but number one
[30:58] is expressly allowed is a special use district.
[31:00] A place of worship is expressly allowed as a special use
[31:03] district in the AMC zone District Second
[31:06] is compatible with the surrounding land uses.
[31:08] As we mentioned, it is high density residential primarily
[31:10] with office and we believe that we do fit in very well
[31:13] with the surrounding land uses.
[31:16] Third, adequately mitigates adverse impact to its causes,
[31:19] including without limitation and adverse impacts on traffic view
[31:22] corridors, noise, property values and the provision
[31:24] of public services as previously mentioned,
[31:27] the traffic study does not show any proposed improvements
[31:30] required The Roadway Network maintains
[31:32] acceptable levels of service.
[31:33] And we are closing the one access
[31:35] point due to safety concerns.
[31:37] And fourth is properly designed with regard to landscaping,
[31:40] open space, parking setbacks and building
[31:42] elevations and objectives.
[31:44] In 16 2120 are met with no requests for modifications,
[31:48] disruption of the existing terrain
[31:49] is minimized Landscaping has almost
[31:52] been doubled across the entire property with
[31:55] enhanced landscaping across.
[31:56] While we are also trying to maintain the existing tree
[31:59] canopy where possible for the trees that are in good health
[32:03] And lastly, the building design to significantly enhance
[32:06] with revised architecture.

[32:15] our emphasis tonight is, to be brief.

[32:20] just talking a little bit about the specifics of the project
[32:22] here First of all, just looking here at the existing conditions
[32:28] sites are obviously bounded on I-25 to the west Wabash
[32:31] to the north and willow to the east.
[32:33] It's approximately 4.8 acres, about 210,000ft².
[32:38] And again, as Corey mentioned, we believe that the current
[32:40] access points and general site circulation flow are very
[32:44] conducive to this new proposed use As mentioned,
[32:47] we are intending to close the north West access point finally,
[32:53] as a survey also indicates, the site contains one single
[32:56] building of approximately 59,000ft² and three and three
[33:01] parking stalls There goes from a landscape planning standpoint we
[33:11] propose to increase the landscape areas and and the open
[33:15] space and essentially reduce the parking count to 250 stalls.
[33:20] We believe that this count does adequately meet the city parking
[33:23] requirements of one space for every four seats
[33:26] in the sanctuary.
[33:27] And again, right now, church is targeting a 1000 seat capacity.
[33:32] So the 250 stalls do meet the city code
[33:36] And then, of note is the large green space to the northeast
[33:40] A new notable playground right really
[33:43] at the front door of the building from an open space
[33:49] planning standpoint, as we mentioned,
[33:51] the additional landscape areas to be added, which we believe
[33:56] are again, going to slightly exceed the 20% open space
[33:59] requirements.
[34:01] And again, we will actually be more
[34:02] than doubling the current open space just under ten, 10.9%.
[34:08] Currently, additional Lee We are well below the parking max
[34:12] coverage of 40% as we are just barely at 22
[34:21] As we move into the floor plan diagram
[34:24] terms as you'll well be aware, the site
[34:27] falls from west to east.
[34:29] And it does provide a very nice grid
[34:32] condition here on the east side of the project.
[34:34] Looking at the lower level, we do intend to remove the existing
[34:38] dark That existing dock was never
[34:41] part of the original construction
[34:43] and does not fit aesthetically in ten.
[34:45] Instead, we intend to replace it with a staff entrance
[34:49] and you'll see in our elevations is a nice addition of glazing
[34:53] in its place The main floor of the building
[35:01] is really the reactivation of the of this main floor
[35:04] to both enhance security and community We're locating
[35:09] the sanctuary right in the heart of the floor plate
[35:13] allowing classrooms along the east side
[35:16] to the administrative space and counseling space in the read up
[35:21] along the north and west.
[35:23] And again the coffee shop in the lower left which
[35:27] would be that southwest corner as the roof plan indicates,
[35:36] we do intend to maintain the existing building.
[35:39] The roof plan is showing new and replaced mechanical screens
[35:43] around all existing equipment as part of our commitment
[35:50] to high quality, aesthetic we propose new windows
[35:54] along the north facade and a substantial amount
[35:58] of glazing storefront glazing So wide open stretches of glass
[36:02] along that western facade And again, to allow the building
[36:06] to just be more approachable and more outward
[36:09] facing as we move around to the south facade
[36:14] again, much like we were doing on the north,
[36:16] we proposed to refinish the existing
[36:18] herringbone wood accent, which wraps around the east facade
[36:22] as well,
[36:23] and the lower image shows the east facade with new windows
[36:27] and that new storefront added for the staff entrance
[36:33] for a materials standpoint, we work very closely with staff as
[36:37] well as the Dtcc See HCC to propose and maintain
[36:41] the existing terracotta roof elements
[36:43] and essentially repaint much of the remaining existing exterior
[36:48] We do plan to bring all signage in to conform
[36:51] since with the current code and look forward to working
[36:54] with staff and the Dtsc SEC to finalize exterior

[37:06] to breathe new life into this old landmark repositioning it
[37:11] as a vibrant community resource We're really pleased to present
