recommendation is to approve the project
as submitted.

» Hello everyone. I'm with engineering
on behalf of

architects presenting tonight. So the
project in front of you is a proposed
[9:59]
building addition to the existing bay
site. Um the addition is 2524.
[10:08]
Um the addition will house additional
classrooms and uh two bathrooms.
[10:18]
as they rework some of the existing
floor plan. Um
[10:23]
the acite
is 95.75
[10:27]
acres. Um
[10:31]
included with the addition
of some of the existing parking lot to
[10:36]
the north of the addition
[10:40]
sidewalk area and two ADA comp.
[10:46]
Um, also along the south [snorts]
end the addition is um fencing to fence
[10:53]
off the existing playground area was
there before
[10:59]
connectivity for that sidewalk as it
goes around the um
[11:08]
lighting. There's no additional light
for this. Just building
[11:16]
emergency lighting on the exterior
[11:25]
existing dumpster.
[11:31]
We did do a
[11:35]
parking survey of the total campus and
we above the pool
[11:42]
owners for a minimum as well
[11:47]
with this change building.
[11:54]
Uh we did get approval from commissioner
that no addition
[11:59]
will be required for this.

We do have some landscaping

with some details along the north side
of the
[12:33]
engineer regarding signage. So on the
north of the building there's an

elevation that shows the sign that'll be
similar size and style to the existing

Our recommendation tonight is to
approve the proposed bay career center

expansion subject to the following

lines and dimensions of all the existing

proposed structure. These are these next
are kind of optional. The planning
[13:36]
commission may approve the submitted
landscaping plan um as an acceptable
[13:42]
alternative or require an updated plan
that would meet the ordinance. Our
[13:46]
recommendation is to accept the plan as
submitted
[13:49]

provide information on the proposed
[13:52]
signage which been already talked about.
So our recommendation tonight is to
[13:58]
approve the site plan as submitted with
the one condition of adding the property
[14:03]
lines and dimensions.

The previous building inspector, Dave

Crow, issued a building permit and work
has been done on the building. When Carl

became the new building inspector and
discovered that there was work being

done outside, Carl wanted it to go
through safe plan approval and that's
[24:48]
how we kind of got here today. We've
been working with the architect and the
[24:52]
owner. They complied with most of the
requirements. Again, this is an existing
[24:56]
site, so it's again an adaptive use.
It's the old Danny's Market, if you
[25:00]
will. Um, when you look at the site,
there really isn't any space available
[25:06]
for dumpster. There really isn't any
space that's allowable for landscaping.
[25:12]
The
owner has agreed to putting some flower
[25:16]
pots out in front. They do meet the
parking requirements. They do did
[25:22]
provide an 88 uh parking space.
I'm going to bring you to the last page
[25:27]
of our site plan approval letter and our
recommendation is to approve um the site
[25:35]
plan
um with two conditions that the site
[25:41]
plan identify dimensions and lab right
away and that the prior to construction
[25:48]
information be required on wall sign.
Again, the wall sign is something that
[25:53]
the planning commission typically
reviews and approves. The other optional
[25:59]
items are not critical. We wanted to
bring them to your attention. You know,
[26:05]
our feeling is that they can be again
waved because this is a an adaptive use.
[26:12]
It's repurposing an existing site and
there's very limited things that they
[26:17]
can do. Again, I think from our previous
discussion, the planning commission is
[26:21]
eager to see these existing buildings
being repurposed
[26:26]
and not left vac. So with that, when we
did the ordinance, we agreed and
[26:32]
understood that there'd have to be some
give.

So our recommendation is to approve it
with the two additional requirements.

proposing a whole lot more parking on
the site and we don't understand why and
[34:57]
then submit the required
building

for the top of prior construction

parking and I don't know if you want to
address the additional parking
