there's also other considerations about
um the the maintenance and the

landscaping that are imposed as a
because of the above ground

infrastructure. The ease for the
underground infrastructure is that it's
[14:08]
protected from the elements. Um it's
easy it's relatively easy to maintain uh
[14:13]
and it is allowable per the New York
State DEEC manual. So um although it is
[14:18]
costly to install the future benefits
usually outweigh the benefits of the
[14:23]
above ground facilities. However above
ground facilities do have their merits.

received that approval. So um what we

wanted to do, what we hope to do tonight
is give a brief uh uh explanation of the
[34:11]
building by our architects and then
we're hoping to move forward with
[34:15]
approvals if the board sees fit.

Um, I just briefly want to run through
[34:23]
the uh expansion of the building. It's
an expansion to an existing Greek or
[34:28]
Greek Orthodox church for the youth and
education community center. Uh, the main
[34:33]
level, which is the uh street grade. Uh
the the expansion includes a parish
[34:38]
priest's office, administrative office,
parish council room, a conference room,
[34:43]
and an event space with warming kitchen
for parish events such as lectures or or
[34:47]
large meetings. Uh the lower level will
be used to house the Sunday catechism
[34:53]
classrooms. There'll be four of those. A
youth multi-purpose room, two nursery
[34:58]
rooms, and the uh supported uh toilets
and uh facilities for such events.
[35:05]
Uh the overall intent is to the addition
to match the existing architectural
[35:10]
features. It's a modern Greek Orthodox
church design. Very simple white ephus
[35:15]
and stucco um cladded building with some
blue coping accents at the roof line and
[35:22]
a quarry stone water table which is the
base around the perimeter of the
[35:26]
building. Um and there'll be arched
windows that are kind of replicated
[35:30]
throughout the facility. Um I do have a
colored elevation Yeah.
[35:35]

architecture. Just want to make sure

through the plan and then started

talking about the exterior design.
So you can see here on this uh drawing,

we're going to call it D7.
The far left side of the plan is the
[36:10]
existing church.
Um you can see with the existing arches,
[36:15]
the white ephus/ stucco finish and some
blue coping. Um to area to the right,
[36:21]
the lower lower building, that's the
expansion. And so again, we've we've
[36:25]
mimicked the architectural features uh
to be consistent throughout the project
[36:29]
and we've put in a stone base on the new
exhibition, but adding we're adding that
[36:35]
to the existing facility as well. So now
you've got one big cohesive um facility
[36:40]
that kind of blends seamlessly with each
other.

walk out if you want to describe it.

Now we we have other properties even in
Orangetown which have the same

situation.
We goes way back when we have Cam Shanks
[1:14:45]
when they dedicated certain areas. We
have the White Street and Independence

Avenue where it comes up to around 10 ft
from the house. So I think what's being
[1:14:56]
said Basically, we're dedicating the
easement and we're keeping the easement
[1:15:03]
so that we can keep that
where the living South K wants the
[1:15:07]
building to be.
We didn't create the situation. We
[1:15:11]
inherited the situation. I think that's
the best way of handling it because um
[1:15:16]
and it has it's a precedent has been
done before. You go right up independent
[1:15:21]

the these easements were already
accepted once by South Nyak. Yeah, I
[1:17:16]
think this is one of those problems
where South NY with the way they handled
[1:17:20]
the subdivision, we're kind of locked
into um having things the way they are.

weeks ago. the PRC. I believe there were

a few things that were addressed and I
took care of a few things that some of

the questions they were concerned about
some of the addresses

I wanted to um the property is pretty
small. The the lot size

the way I'm not sure if you guys have
the plans of what I was proposing on

doing privacy trees for my uh equipment.

put plans there, I wouldn't put them on

to get killed with it when they plow the

PRC, um the fire chief had mentioned
that he he had trouble accessing. Now,

the the neighbor next door, he had
shrubs coming all the way up, and I

asked him if he would let me cut, and he
did. So, since then, I've planted 48
[2:12:33]
trees on the side, 48 green johns, which
has the best the fastest growing trees
[2:12:38]
on the market, you know, today because I
wanted to let them grow at least to to
[2:12:42]
let the roots establish for next spring.
They're just going to take off. I
[2:12:45]
haven't done anything in the front
obviously because I want to you know I
[2:12:48]
want to get some answers here or some
ideas. Um so that I solved that problem.

However,
there is an electrical pole that's
[2:12:58]
really what's causing the the view to
make it difficult to to go in and out.
[2:13:08]
So I may have to I know it's not shown
there. I did a poor job there. I I would
[2:13:12]
probably have to call OR to solve that
problem and and then to end this point
[2:13:18]

I haven't updated it but I didn't want
[2:13:23]
to bring everything the last minute
where it does show where the there is
[2:13:28]
enough space that you can pull up and
you have a clear view to get you know to
[2:13:32]
get out of the parking lot without
causing an accident.

case an emergency let them know it's 182

North Middletown but post office has two

in the front that will be moving in, you
know, in the next few weeks or month.

And the mail is completely separate.

any variances So that would to cut out
