the lot size for single family

standpoint, if these parcels were were

would be one thing. The the reality is
[14:34]
is the parcels average probably
somewhere in the neighborhood of 82
[14:39]
8,300. There's parcels that are close to
R1. They're almost 10,000 square feet.

There's a bunch of parcels that are
larger than 8,000. There's a few parcels
[14:50]
that are smaller, just smaller than
8,000. 78 78 78. And um these
[14:57]
[clears throat] are the smallest ones on
this right side.

Um these parcels, there used to be four
here. Now there's three. So, um,

anyways, my point is is they they're
getting 35

parcels in the subdivision
laid out. They could go smaller, but

that's the way they've laid it out with
parcels about that large. So, if they if

they if we don't approve the zone change
and it stays A1, they're basically going
[15:24]
to have to force them to do 10,000
square foot lots instead of like 80,
[15:30]
whatever the average is of all those. I
ran the math figuring that see if it
[15:34]
averages about 8,200
it basically means um a couple less lots
[15:40]
like in the neighborhood of I don't know
four or five lots less but effectively
[15:46]
it's going to look pretty similar um if
you just if you add up the acreage
[15:54]
divided by 35 then divide it back out by
10,000 um it instead of 35, it's
[16:02]
probably, I don't know, 28, 29. I don't
know. I'm not not laying out their
[16:07]
subdivision. I'm just trying to do raw
math. So, you may squeeze a little bit
[16:11]
of density out of there, but it's
already not as dense as it could be
[16:14]
under R2. That's my point.

So, if they were to come back with a
with twin homes, twin homes uh require

theoretically it could come back with a

different thing and be 5,000 square foot

need to have an agreement as we start on

the theater with like a homeschool

academy and Beacon Academy and such. Um
one thing that I do want to put out to
[21:26]
the public is that we're having a really
hard time finding people that want to
[21:30]
direct plays in Peruan. Um, and so as of
right now, we don't have another play
[21:36]
that is scheduled for this year that's
put on by the community theater board.

So if you are somebody who would like to
direct a play or anything, get with me,
[21:48]
get with Jet Smith, get with Jennifer
Terry. Um, we'll get you on the
[21:53]
uh theater agenda and we will talk about
it. There are a few for the following
[21:58]
year, like for 2027 and even in 2028
that we're going to do, but there's
[22:02]
nothing for the remainder of this year.
So, um, that's sad. So, I just want to

a lot of good ideas to solve a lot of

those problems. But it's going to take a
lot of work and it's going to be an

uphill battle. But the thing I was
amazed about was how well received Dan
[23:13]
and Jeremy are. They're very wellliked
and and respected
[23:18]
through those channels. So, I think we
got a we got great people in there.

mayor or former city manager or somebody

that was involved for years just to keep
current with everything going on with

you Amps. And we're fortunate to have
Jeremy do that. He does a great I agree.

because everybody up there wants him

back or wants to get him. So anyway,

to take a loan or a partial loan,
partial grant.

They are they sent a letter out to a
bunch of cities and said, "Please

reconsider even applying. We don't have
enough money to to loan grant out." Um,

probably better for you to stay home.
And luckily, we didn't get one of those
[25:29]
letters, but Marcus, our our you guys
met Marcus when we appointed our
[25:33]
municipal adviser, he says he's never
seen an agenda this big with requests
[25:37]
from CIB.
Um, and we are number 25 of 27 people
[25:43]
that will go in front of that board to
ask for funding. So, we've been game
[25:49]
planning that and getting ready. Uh,
Marcus feels good about it. Um,
[25:53]
hopefully it it goes well. I will not be
in attendance. I could not believe that
[25:59]
it when we got the agenda that it's the
exact same day of my knee surgery and
[26:03]
I've been waiting for like eight months.
So, I can't reschedule. So, Molly's
[26:08]
going and Molly is the secret weapon
when it comes to
[26:10]

frustrated. um Inbridge the gas company
in case anybody doesn't know keep track

of what they've changed their name to
this week. They have decided that they

have to get update the um
um stream alteration permit even though
[27:03]
there's a stream alteration permit to
cover the prog process that originally
[27:07]
they were going to bore the new gas line
under the the road that it is just too
[27:14]
many boulders and stuff which is smart.
I didn't know how they were going to
[27:17]
ever bore it. I figured they were going
to get midbore and have to trench it.

Well, they've now determined after doing
their potholeing and stuff that they are
[27:24]
going to have to trench it.
Unfortunately, federal money, UD do
[27:28]
process, they now have to modify the
stream alteration permit, which they
[27:33]
probably won't get that done until
October.

» I'm just beyond frustrated. Um, we're
going to get a bridge, but I can't
[27:42]
honestly say exactly when. So, what does
that do with like all of our funding and
[27:45]
stuff that we've

extended it. We luckily had a a large
buffer because our we got such good
[27:54]
bids, but I'm guessing I mean I who
knows what'll happen if if we didn't
[28:00]
have that buffer. I would really be
sweating bullets.

We're going to get a bridge and I and
and and it should get done under what
[28:07]
the funding that we have. It's just we
want this thing done yesterday and we're
[28:12]
just sick of it being delayed. But
that's what we're looking at. Just found
[28:16]
out that today. I knew that they were
questioning the stream alteration
[28:19]
permit, but I just saw today that that
they are for sure going to have to
[28:23]
reapply. And so and the state takes 30
days on an accelerated time frame to get
[28:30]
that modified.
Um the diversion, uh we did have a a a
[28:35]
scare with the diversion. Actually had
part of the project flood. um in recent
[28:40]
floods and um
there was there was a little bit of
[28:46]
friction afterwards trying to figure
things out between our engineer and the
[28:50]
and the soils um engineer and the the uh
contractor and ourselves, but I think
[28:58]
we're back on track. um that they had to
uh go down and remove a bunch of
[29:04]
material and put material back on.
Specifically, the the bedding that this
[29:09]
the the the filter material that that
keeps um any any dirt from getting into
[29:16]
the the drain line because you the drain
line needs to take water out from under
[29:21]
the structure, but we don't want any any
sort of dirt to go through because it'll
[29:24]
eventually erode. So, they had to make
sure that the the fabric and there's a
[29:28]
specific type of sand and everything
that filters all that out. They had to
[29:32]
make sure that was okay. They had to
clean out the the lines and and and they
[29:36]
had to take out a bunch of material that
had been installed just on the dirt burm
[29:40]
or the dirt portion of the dam. So, um
they're back on track. That was going to
[29:44]
probably delay them a little bit. Um and
but but but JP was just eager to get
[29:50]
going. In fact, some of the frustration
was they wanted to immediately get
[29:54]
building and we needed the engineers to
make sure we figured out and which we
[29:59]
needed them to press pause and figure
out to do it right. We don't want to
[30:02]
have a dam that's leaking or is is
somehow um
[30:08]
um not built to the standard it's
supposed to be. So, um we're we're back
[30:13]
on track there. Um, the last thing that
I have to share is that the reservoir
[30:18]
company turned the Yankee out um, today,
which means we should get water
[30:24]
tomorrow. Um, is 20 turns a full
turnout?

really think as far as a the farmer
standpoint, we we're going to try to get
