[18:58] The capital improvement program.
[18:59] First of all, it's, it's a lot of work that goes into that.
[19:02] I appreciate the work by.
[19:04] The department heads and town manager's office and other staff.
[19:08] I know it's required by state statute.
[19:11] Glad happy to see that exit.
[19:12] It takes it seriously.
[19:14] Not every town does that.
[19:16] And then the second thing is I, I was one person that spoke up
[19:20] after last election.
[19:22] At a select board meeting about.
[19:24] The rapid increase in property taxes.
[19:27] Taxes.And one thing I suggested was to.
[19:30] Pump the brakes a little bit on some items in the, in the C
[19:32] I P and I, I think there is some evidence of that and I
[19:35] I appreciate that.
[19:37] I wasn't here at your last meeting, but I did watch it.
[19:39] Mm-hmm and I did pick up a copy and I've reviewed it.
[19:43] And I think it's a, it's a good document.
[19:46] But the main reason I came tonight.
[19:48] Is for an item that's not in the C I P.
[19:52] And I didn't really expect it to be, I guess, this year.

[20:02] Park street, Oak street, neighborhood to advocate for the park street bridge.

[20:15] We've been doing a lot of research around the bridge.
[20:18] And one part of that research, I found that.

[20:22] replacement of the park street bridge appeared in the.

[20:35] and it appeared in the next four cycles.

[20:47] it seemed like, would make sense that the bridge would've been put into the

[41:20] 75 Portsmouth Ave expressed certain concerns relative to the application.
[41:24] Of course, the application has changed over time, including principally the parking demands of
[41:28] The proposed development, my clients understand the parking will be confined to the subject
[41:32] property under the current iteration of the application and supporting plans.
[41:36] Plans against that backdrop.
[41:36] My client's respectfully submit this letter to inform the board that their concerns regarding
[41:40] the proposed development have been reasonably met by the applicant.
[41:44] And as such their various objections are respectfully withdrawn.
[41:47] In light of the amendments to the application and the proposed uses and configurations
[41:50] reflected in the plan set with the latest revision date of August 8th, 2026.

[43:25] We do not know who those users are gonna be.

[43:30] Very likely, you know, it will be office or retail or something along those
[43:34] lines.

[43:38] Based on professional office and a retail.
[43:42] For roughly half of each

[43:46] We still now another point that I wanted to add.

[43:50] I don't believe this the new state law requires you to have.
[43:55] Visitor spaces, quote unquote, but we accounted for those in our parking calculations simply
[43:59] because the exit ordinance discusses that.
[44:02] And does require that.
[44:03] And even with that and the commercial space.
[44:06] We now have a surplus of three spaces, which.
[44:10] Would not be needed to be used per se.
[44:13] So I think we've, we've gone a step in.
[44:16] Curing everybody's concern that this proposal would.
[44:20] Eliminate their ability to use the cross easement that goes over all four of
[44:23] these properties as well.
[44:26] And just to, just to remind folks.
[44:30] If we get that far tonight, which we're certainly hopeful, we do.
[44:34] There is still a, a Shoreland protection conditional use permit that is required for
[44:38] this.
[44:39] Months ago you did receive correspondence from the conservation commission and they're in favor
[44:45] of the project.
[44:47] Very little else has changed with regard to the site plans.
[44:52] We still propose the pervious walkways.
[44:54] We still propose the per.
[44:55] Pervious pavement in the back stalls, which we assume will be probably the lightest
[45:00] used.
[45:02] And everything else.
[45:04] Pretty much remains as it was in the former proposal.
[45:08] This amendment just changes that from a, a micro hotel.
[45:13] To 12 residential units and two commercial spaces on the first floor.
