to improve the availability of legal year
[21:24]
round street parking in the Greenwich Village
area.

And as you know, it's a high density residential
development

over the last seven, eight years.

And, it includes townhouses, condominiums,
[21:37]
and which significantly increase the number
of vehicles,
[21:41]
relative to available parking spaces that are
available.
[21:46]
So, a lot of the three, four bedroom townhouses
[21:50]
only have like one one large car garage or
two small ones,
[21:55]
and there's, insufficient parking space for
additional household vehicles.
[22:00]
A lot of people have older children,
[22:03]
visitors, particularly overnight guests, especially
over,
[22:08]
the winter and, service providers.
[22:12]
So we have a big shortage of legal parking
options.
[22:16]
The impact on the residents is, difficulty
finding legal parking.
[22:21]
There's only four actually guest parking spaces
[22:25]
for about 170 townhouses.
[22:28]
There's a lot of people that are getting parking
violations and fines
[22:32]
because they just go round and round, and there's
no other option.
[22:36]
It's inconvenience, especially for overnight
visitors or for holidays.
[22:40]
And there's, congestion and safety concerns.
[22:45]
And there's been disputes among residents because
of parking,
[22:48]
double parking in front of their garage and
stuff like that.
[22:52]
So, Ben is going to give a few examples, but
the requested action is we,
[22:58]
respectfully ask the city to consider solutions
to this problem.

We have a few, suggestions in our request.

signatures from residents of the Point Clare
and surrounding neighborhoods.

And, we would appreciate that the city's attention
to this matter

and we have listed some requested actions,

we would love to have an open

over everybody's eyes,

telling you of maintenance work, which, definitely

what we'll have in the first floor commercial
in that
[2:34:51]
which right now is doing pretty well, we don't
have to have the answers to this.
[2:34:55]
And, you know, my preference is a way of going
about
[2:34:58]
this would have been to require the developer
[2:35:02]
to submit a comprehensive development plan
or some form of plan for the entire,
[2:35:07]
set of
[2:35:08]
buildings in that shopping center so that we
could
[2:35:11]
and make an informed decision as to what its
redevelopment will look like.

And so the citizens could provide their feedback
[2:35:18]
on, on such a plan.

Instead, we're kind of proceeding in a piecemeal

We're filling up the parking lot in a way where

for its clients to get parking, during the
daytime period.

And we have yet to see, like, a clear parking
plan,

as to what this will look like in a construction
period
[2:36:09]
and whether, it might not
[2:36:11]
put some of these businesses in a position
where they lose a lot of money
[2:36:15]
because the parking lot is continually, filled
with trucks.
[2:36:19]
The resolution that we have before us only
indicates that the parking spaces
[2:36:24]
have to exist, and that during the construction
period,
[2:36:28]
they couldn't be, dug up or covered in concrete
blocks.

But it doesn't indicate who or park where and
where.

And we don't have a parking and circulation
plan,

So my inclination would be to rezone

this for, you know, a 10 to 12 story office

building or hotel, potentially, and wait and
see what happens.

I think this might actually be

a much better space for a hotel than, the parking
lot in front of squirrels.

And most, what I think is also an issue

with regards to this is that if it's residential,

ideal, but I'm not completely opposed to either,
is that we need to align

is doing as it redevelop.

So all of the surrounding buildings and days
are most urban plan.

and all of the buildings that are being redeveloped

surrounding this one point clear alone is taking
the view

where it's very difficult for people, to find
those kinds of establishments.

And we want to preserve our commercial tax
base,

which pays a much higher tax rate,
[2:47:40]
than residential and contributes two thirds
of our city's revenue
[2:47:44]
so that we eliminate our commercial shopping
centers
[2:47:48]
and our industrial park in favor of, of residential
on a systematic basis,
[2:47:54]
we will eventually find ourselves in a place
where we are collecting,
[2:47:57]
much less revenue and have to cut services
and raise taxes.
