board for that. Um, as we discussed at
[2:15]
the first meeting, topping farm is an
[2:17]
important link to Sagoponic's
[2:19]
agricultural heritage. Um, although its
[2:22]
primary use is equestrian, it remains an
[2:24]
active working farm with horses, barns,
[2:26]
paddics, fields, and open landscapes
[2:27]
requiring daily year-round care and
[2:30]
stewardship.
[2:32]
The permanent farm workers who live and
[2:34]
work here are essential to that
[2:35]
operation. Their daily responsibilities
[2:38]
from caring for the horses to
[2:39]
maintaining the paddics, fields,
[2:40]
fencing, and other agricultural areas
[2:43]
are what allow the property to continue
[2:45]
functioning as well as maint
[2:47]
well-maintaining or as well maintained
[2:50]
working farm and preserve its pastoral
[2:52]
character. The proposed improvements are
[2:54]
intended simply to provide appropriate
[2:56]
accommodations for these year-round
[2:58]
members of the farm. Our goal is a
[3:01]
modest and carefully considered
[3:02]
improvement that supports the continued
[3:04]
agricultural use of topping farm while
[3:06]
respecting its scale, character, and
[3:08]
historical context. We appreciate the
[3:10]
board's continued consideration and look
[3:12]
forward to addressing the proposal with
[3:14]
you today.

Um so this first slide, the red fills
[3:20]
indicate the um they denote the
[3:22]
previously proposed column
[3:25]
and additional column requested by the
[3:27]
board.
[3:28]
Uh the canal lever creates a balance
[3:30]
through openness and lightness. The
[3:32]
gable already has significant visual
[3:35]
weight and out adding the outer column
[3:37]
would create greater asymmetry um
[3:40]
because it's not a true mirror of the
[3:41]
bench column.
[3:44]
It would also not align with the
[3:45]
existing column near the bench. As said
[3:48]
uh the additional column would emphasize
[3:50]
one edge without creating a clear clear
[3:52]
rhythm. And the canal lever helps offset
[3:55]
the gable's mass and maintains a cleaner
[3:56]
composition.

Uh the orange fill indicates the open
[4:03]
voids for viewing. Um it is our position
[4:07]
that balance does not require symmetry.

It can come from proportions, massing,

Uh the canal lever corners are

intentional and integral to the design.

The open corners create voids that frame
[4:22]
views and enhance the experience of the

inhabitants, the very people who are

Adding columns solely for symmetry would
[4:30]
alter the design intent without
[4:32]
improving balance and symmetry would not
[4:34]
be achieved.

So each porch porch here uh includes a

bench oriented towards the fields. The
[4:45]
canal lever creates a shaded open void.
[4:48]
The open corner provides clear views
[4:50]
towards the fields. The design
[4:52]
intentionally combines shade, seating

Corner columns would reduce the intended
[5:00]
open views from the porches. Uh
[5:03]
properties with views towards the
[5:04]
porches are more than 500 feet away.

The client supports the open design
[5:09]
which best serves the occupants. Uh pri

prioritizing the farm workers views
[5:14]
towards the field is appropriate we feel
[5:15]
for this project. And the following

visual impact or lack of of the proposed
[5:23]
columns from the street. So, if we go to

behalf of the owners Mr. Mrs. Mackey uh
[21:27]
to present this uh revitalization of
[21:31]
this existing home. Our proposal is to
[21:34]
provide new siding, roofing, and a few
[21:37]
additional windows. And I can walk you
[21:39]
through the project and an additional uh
[21:43]
front covering to enhance the
[21:45]
architectural elements of the existing
[21:47]
home.
[21:51]
On this floor plan, it's represented for
[21:54]
that front entrance, a roof over reverse
[21:56]
gable uh at the front entries. You'll
[21:59]
see that in the next few slides. And
[22:02]
then a few expanded second floor deck uh
[22:06]
deck areas to enlarge the area for ex
[22:11]
outdoor use.
[22:15]
Top slide represents the front of
[22:17]
elevation
[22:19]
and uh the new siding. Uh we have both
[22:23]
horizontal and vertical siding uh
[22:26]
presented throughout the new throughout
[22:28]
the residence as well as some standing
[22:32]
seam roof as an architectural feature on
[22:34]
some of those architectural elements
[22:36]
throughout the the building in the front
[22:39]
over the garage and in the rear areas uh
[22:42]
over some of the master bedroom and and
[22:45]
other living spaces.
[22:50]
That section on the bottom left
[22:51]
represents the addition or additional
[22:55]
roof area over an existing room that's
[22:57]
already existing.
[23:03]
These slides represent the existing
[23:04]
house on the top the way it's as of
[23:07]
today. Uh painted siding on the
[23:10]
exterior. The owner wishes to enhance
[23:12]
that with cedar uh with reduh red cedar
[23:16]
roof shingles and uh the Alaskan yellow
[23:20]
cedar for the trim and the siding. And I
[23:22]
have samples here if you like to see as
[23:24]
well.

Uh the uh on the right side where we
[23:29]
have the metal standing seam roof that
[23:31]
will be a dark bronze standing seam roof
[23:33]
color to blend in with the um the color
[23:36]
palette that we have.
[23:41]
This, as you can see on the bottom slide
[23:44]
on the left, uh we removed the roof.
[23:47]
We're proposing to remove some of the
[23:48]
roof area that is as depicted on the top
[23:52]
uh elevation uh to bring in a cable rail
[23:56]
system to open up the views to the
[23:58]
backyard.

That would be on the that um room along
[24:05]
the top as you see there. And then a
[24:07]
small area on the rear end of one of the
[24:10]
bedrooms.
[24:19]

to give a little more uh architectural
[25:36]
element to it.

uh there are small two little windows

square. And we're adding a few taller

windows in that section just next to to

That's the those are the only additional
[26:42]
wind as opposed to also the front
[26:44]
entrance window. If you see right above
[26:46]
the uh center where that reverse gable
[26:50]
is pronounced

seems

I know renderings are the color would

all be the same material. So there was

Bradley and I'm the owner of Hampton's

Permit and Expediting which is located
[36:36]
at 16 Window Lane in Southampton, New
[36:38]
York. I'm here today representing STEM
[36:41]
Partners LLC in connection with an
[36:43]
application before the Syoponic
[36:45]
Architectural Review Board for approval
[36:47]
of a proposed automatic driveway gate
[36:50]
for 511 Daniels Lane, Sagoponic, New
[36:54]
York. Proposed gate will be set
[36:56]
approximately 40 ft from the roadway. It
[36:59]
will be constructed of western red cedar
[37:01]
S4S vertical grade material and will be
[37:05]
approximately 4 ft in height and 16 ft 3
[37:09]
in in width. The gate will attach to two
[37:12]
8 in posts, one on each side, which will
[37:15]
also be construction of Western.
[37:18]
As part of this application, I have
[37:20]
provided the most updated survey showing
[37:23]
the proposed location of the automated
[37:24]
driveway gate along with a color
[37:26]
rendering of the gate and a drafted shot
[37:29]
drawing illustrating the dimensions,
[37:31]
columns, footings, control panel, and
[37:34]
keycap. The gate has been designed by
[37:36]
East End Automation, which is a company
[37:38]
that has designed and installed numerous
[37:41]
gates
[37:43]
within the village of Sanaponic. East
[37:45]
End Automation is familiar with the
[37:46]
design standards standards material
[37:49]
expectations and building code
[37:51]
requirements applicable to automated
[37:54]
driveway gates in the village. The
[37:56]
proposed scheme has been designed to be
[37:58]
cohesive with the character of the
[38:00]
neighborhood while maintaining a high
[38:01]
level of quality and workmanship. The
[38:03]
use of western red cedar and the
[38:05]
proposed scale are intended to
[38:07]
complement the surrounding property and
[38:09]
remain consistent with Sagoponic's
[38:11]
architectural expectations. I appreciate
[38:14]
the board's time and attention to this
[38:16]
application and I'm happy to answer any
[38:18]
questions.

40,000 square feet has to have a
[39:12]
driveway accessory gate set back 40
[39:15]
instead of 20. So that's basically what
[39:18]
we're proposing. Um re placed on the
[39:21]
survey so that we meet that minimum.

Okay. And what is the need for the gate?
[39:26]
>> Uh they stated privacy. Uh they wanted
[39:30]
the gate for security and privacy. It's
[39:32]
really
[39:34]
basically the only reasons that they
[39:35]
stated
[39:38]
>> need a a solid reason and it's hard to
[39:41]
find a reason that the other gate
[39:44]
doesn't already sort of fulfill the
[39:45]
needs of
[39:46]
>> I guess from the roadway with all the um
[39:49]
I mean there's just such an influx of
[39:52]
vehicles and traffic and whatnot more
[39:54]
than what any of us are used to in this
[39:56]
area especially I mean I grew up out
[39:58]
here and it's just something that they
[40:00]
really want on a request from you know
[40:03]
request approval for. So it does it does
[40:07]
serve a different purpose than the gate
[40:09]
that's so far in.

I do have to say and I don't know but
[40:17]
there are a lot of other I don't like to
[40:20]
compare and I don't like to give out
[40:22]
addresses but there are a lot of other
[40:24]
gates on by um Daniel's path that are
[40:26]
located in the exact location that this
[40:29]
gate is being proposed. Um it is with
[40:33]
very nice material. Next, definitely.

houses, but there are other there's five

It's a different look in that specific

but I think we should be realistic that area will change with those gates,

personal opinion is that the standards

that you put forth already in your code

to help preserve the beauty of the
[41:46]
property. It's the opakeness and

openness that you guys command in your
[41:51]

things that you already prepare for that
[41:55]
people need definitely helps. not block
[41:59]
beautiful views. So that's the only

thing I could speak to for that. But

it's really we're here to see what your
[42:05]
thoughts are and see if you would, you

know, prove it's
[42:10]
take any any comments and there's

anything at all that we could do
