East Bench off of 1200 East and 450
[1:05]
South.

that we're reviewing today is the the

red section indicated here.

there's three proposed lots and then the largest eight lot associated with

this this phase.

Um and so the DRC's role today is to

provide a recommendation to Planning
[1:31]
Commission.

Um some background on it. This

subdivision all the improvements have

currently been
[1:40]
uh
[1:41]
constructed. Um
[1:43]
and the utilities are stubbed to the
[1:46]
lots as um were previously so um again
[1:50]
all infrastructure has been installed.
[1:52]
This is just a review of of the plats
[1:54]
and phases related to this site.
[1:57]
So um with that the DRC with any
[2:00]
thoughts or comments or questions that
[2:02]
we may have. So,

starting with Aspen with planning.

Right now shown on the the plat itself

This is not it's adjacent to it, so just

kind of to the to the east of the
[6:49]
subdivision that was installed a couple
[6:51]
years ago. Um another point of reference
[6:53]
is the TPW site, which is kind of north
[6:55]
and and east of of this site.

Um this is a site plan application. Um
[7:02]
so, the DRC is the final approval body
[7:04]
for for this application.

either further kind of north so it's out

of there. Um south it gets kind of

would probably help participate in the

construction of that.

Summer Ridge Parkway. Tanner Flats is

located on the the east side of Summer

Ridge Parkway.

Um and that let's say they've had a
[18:40]
couple of phases they've been under
[18:42]
construction over the last two or three
[18:43]
years.

Um this is the fourth phase of it.
[18:47]
Um and there'll be one more phase after
[18:50]
that.

Excuse me. So, this is a final
[18:55]
subdivision application. So, the DRC is
[18:58]
the final approval body for this.

For the most part, everything weren't

[20:43]
would drain back to uh
[20:46]
it drains away from the storm drain

retention basin that we talked about

earlier. And so there would be an

outfall somewhere on the south side of

the project. So, this does need to be
[20:57]
corrected uh to more closely match the
[21:00]
preliminary design and to make sure
[21:02]
we're not sending storm drain
[21:05]
back uh where it shouldn't be going.

So, and then there's a
[21:11]
one of the plan views doesn't match the
[21:13]
profile
[21:14]
on there. So, those are those are really all the
[21:22]
only comments that we have on this on
[21:24]
this set of plans.
